The terms and conditions aren't in your favor. But ok. Just remember the Internet guy who warned you. You're concerned and actually THINKING that's why you are here. Most ppl trust these snakes because they think they are in compliance and often are, but not in the way they should. They pretty much weasel their way out of taking accountability or responsibility when making errors (often times these errors are in their interest). If you're not selling youre buying. We 1031 exchanges and refi!!! Just classical Snake language I learned. Now I use my skills to sell those same moron snakes digital work because they are too stupid to operate Adobe suite. They're EXCELLENT and VERY QUALIFIED paper thieving snakes . Never sign shit without a hard headed atty.
I’m at Keller Williams & I like my split but I don’t like the ppl I’m with. I’ve had my license for about 4 months. I’m now doing interviews to find a better team. I have to keep reminding myself that I’m new because I want to be on a mega team so that I can learn from the best.
If your split is anywhere under 90/10, you're being robbed. Especially if they don't offer an office you can go to with clients. DO NOT get fooled by their marketing strategies. Especially Brokerages like eXp if you're a new agent. Make sure they offer you an accessible coach, consistent training, and a "team" of agents that want to help one another.
If my split was 90/10 with no cap, and not 80/20 with a $20k cap I would be paying the brokerage well over a $100k per year vs where I currently earn more money then my split costs me per year to the brokerage through their revenue sharing model. Your split doesn’t tell the whole story. You can be at a brokerage with a 100% model and small fees when you close a deal. But those models are broken and very hard to sustain on a small margin so they fail most of the time. The most important piece of joining a brokerage is like you mentioned. The person / team / mentor you join is the determining factor of success. If they are not where you want to be to be, accessible and effective at getting you to your desired goal then don’t join the brokerage no matter what.
Should I start with Keller Williams like you did and move later to Exp Realty or just go ahead start with Exp Realty. I just got buy license and I will soon be a new agent. Also, what is the cheapest one regarding training.
Exp and keller Williams are both great options. If you want to have access to an office, KW is a possible option. If you like the best compensation plan, and dozens of hours of online trainings and a great community, EXP is probably a better option
I’m a new agent in California and I’ve been looking into joining a team at Remax. The only thing that I don’t like is that I’ll be on a 50/50 split with my leading broker, and there hasn’t been any clear direction on when that split gets bigger for me, or what caps are set. Any advice would be super appreciated!
I think you get more when pay for desk fees at $300 a month or so. In the UK most agents are salaried at about $2000- $3000 a month and only get 10% of the 1-3% commission.
Great question! In my opinion, new realtor's need more "help/support" which is why I'm a big advocate of joining a team that can support and teach you. If the team happens to be at EXP, fantastic. If they are not an EXP based team, fantastic. Either way. I'd advise most new realtors to get "experience" without all the headache & risk right out the gate.
DONT DO eXp if you're a new agent. They're a huge scam for newer agents and their plans only benefit experienced agents who have the ability to sell and recruit.
So what would you suggest for a new agent. No experience and needs good training. Something that can be there during a transaction and go over contract. Not just slides and you read the information.

But, says the training is digital and you have a mentor. But no physical training. I would like to go through a whole transaction with an experienced agent. So, maybe EXP isn't for me right now but later.What other company would you recommend.

Here's the best advice I could give someone in your shoes: Find a brokerage & team of people that support your vision. Don't just go because you have a girlfriend or family member who in actuality doesn't sell more than a few homes per year so do your own research. My local brokerage gives me 60/40 if i bring a lead and 50/50 if they do. More than 6 million in sales i get 70/30. Im brand new and ive had other interviews they offer about the same, any suggestions?
This is exactly why I decided to switch to a company like EXP. Incredibly better compensation structure than the majority of other brokerages. also, know that focusing on compensation structures, when you haven’t closed any deals, since you said, you’re brand, new, should not be your priority. Finding a mentor and getting the best training possible so that you can sell the most real estate is the priority at the beginning of your career.
@@edwindano Don't go with big Franchise Brokerages. Find the 100% and 90/10 Brokerages with small caps. Trust me, they're out there and will give you the training needed because they're incentivized as opposed to those that are "too big to fail"
