I'm not even sure you can buy an FHA home without an inspection. When I bought my house through FHA in 2003, I had to get an inspection. I chose a house based on NOT having a lot of work to fix it up. LOL I'll tell you right now House #4 is going to fail some areas of that inspection. It looks like the wiring has not been brought up to code. The plumbing looks original to the build date. I'm not trying to rain on the parade, just pointing out potential problem areas. That house looks like it hasn't had any changes since it was built (1950s or 1960s?) Since you couldn't show exterior photos, we can't tell what condition the roof and gutters are in. There may be asbestos abatement to consider depending on the date of construction. I hope you got a bargain on it, because you'll be putting quite a bit of money/elbow grease into remodeling. And I agree with a commentor above about knocking out walls. That brick wall is in the center of the house and is likely load-bearing. I've got mixed feelings about the bathrooms. Yeah, they're retro and cool, but pink and blue? Good luck!

OH, and DO NOT watch the movie The Money Pit before you you move into the house. LOL

@@keona3157 Honestly, house #3 looked like an amateur flip to me. Probably a lot of stuff ignored with a shiny bow on top... Better to get a cheaper house and fix the problems the right way than buy a house for way more that was just cosmetically upgraded to look new and still have to put money into repairs and issues. This is a risk you take as a homeowner whether buying new or old.

Hi there! Earnest money is basically part of your down payment (usually around $1000) just to say "im serious about this offer" if your offer falls through you can get your earnest money back. If you get approved it goes towards your down payment and therefore is your starting equity! I hope this helps 💕

Do you genuinely think she wouldn't get an inspection and check for this? Some of the comments on this video are wild lmao. Not sure what wild west you guys live in but in my county, you can't get a mortgage without having inspections and appraisals. MAYBE you can skip the inspection if you pay all cash but that usually only happens when it's a total reno and they're just tearing it down and starting from scratch.

I think a coat of paint really modernizes them and makes them look cute, fresh, and farmhouse-like!

Lol this is terrible advice. Mortgage payments absolutely do not stay static as property taxes change annually and many people have MPI or PMI which also fluctuates. You should buy a home that is LESS than what you can afford, not more especially in an economy where jobs aren't secure. Your dad's logic is the reason many people lost everything they had in the real estate bubble. Anyone reading Peggy's comment: PLEASE do your research and do not live beyond your CURRENT means. You could lose your job in a month, then what? You're asking for a foreclosure is what! Be smart.

I dont know if its because I'm from California and I love midcentry modern Palm Springs vibes or what but it's one of my aesthetics. I would paint the kitchen cabinets white and add matte black hardware and add a farm house or apron sink. Quartz or butcher block countertops and a nice white subway tile. I commented about the panel in my other post.

I would have gone for #3, but then again I didn't want to have to do a lot of work when I bought my house. My only real complaint with my 1965 ranch is that the previous owner was an elderly man who'd had a stroke. He had indoor/outdoor carpet put over the tile floor in the kitchen. It's glued from wall to wall. I have not had the energy to remove it on my own nor the money to pay someone to pull it up and get rid of the glue. I hate it so much. One of the upsides of my house is that it has cedar closets. That's not something you commonly found in houses of that era. And girl, get new kitchen appliances asap.

It's definitely not my style. They will get replaced eventually but it's not on my must-do list as soon as I move in.
