@@VicGreenBitcoin This is California, probably THE most difficult state to build anything in. I bet the flipper did this because permits for the work were either more expensive then the entire house or they needed to wait 6 months while some wildlife expert camped out on their property to see if a rare stink bug from Zimbabwe lived there. Not even being sarcastic, I knew someone who had to have a tree huger camp out on their property for nearly a year. They ended up moving to Texas lol.

Man, you yanks have some strange terminology. We have render vs stucco. We reserve stucco for patterned render that looks like stonework. I like the defect identification approach, that should get you sone recommendations. I studied the equivalent of what your home inspectors would do in the uk and I'm pretty sure that missing the outside suspicions would amount to negligence in my book. But ok, now I just finished it and have to say, respect. That is pretty much how I would have approached it. We probably wouldn't have put a digger in but sent out a dr allcome, lol. Lateral pressure on that house from that machine in addition to the dirt and the mess of that whole construction... I am glad it didn't cave that wall. And yes, I've seen as bad if not worse over here in my time. London be like playing minesweeper. Gotta love the construction game.

Its because the american capitalist "fuck everyone else, get your money and get out" way of doing things has made everything so bad , that has then compounded with all these "rise and grind" types will do anything and everything to cut costs and corners to make money. No one cares about doing things the right way for ethical, personal, or any other reason cause it doesnt make them money.

It's not at all surprising, though. Flippers want to do things as cheaply and quickly as possible to move their money onto the next project. And for a lot of things, it's not going to increase the final sale price of the house all that much if they use good quality materials. And often times they can do the job wrong and be long gone before it gets noticed. They have no real incentive to do good work.

I used to love watching house flipper type shows, until I realized just how horrendous it is, not just because of the messes they leave for the new owner, but also how much it affects the affordability of the housing market. For me it's once I realized all the corners they were cutting. Just so they could save money even though they will toss the costs they saved into the price anyway... And so they could try to avoid things like permits that they really should likely have most of the time.

It dramatically increases the cost of housing, but it also dramatically increases demand for materials and eats up the labor of contractors, handymen, plumbers, etc which makes everything so much more expensive. The real winners are the institutional investors that own securities/commodities in the industries that flippers create demand for, "flipping" a stock overnight for 50x the profit while the house flipper is left with the bag, so to speak

I can’t stand most of those shows for that very reason. When I had cable I would only watch the shows to see what not to do. The only showed I like are This Old House, Hometime, and a few others that do normal restorations and remodelings. The worst in my opinion are those like Chip and Joanna Gaines the Hillbilly Homewreckers on Fixer Upper, Holmes and Holmes, and many others who destroy the insides with open concept, floating shelves, white kitchen cabinets, unnecessary islands, barn doors, shiplap, painted brick, and countless other fad ideas where they try to convert nice beautiful homes into ugly studio apartments.😖

Lived this nightmare myself. Prior to us buying the house we live in there was a small fire in the pantry closet. The homeowner was able to put it out with a garden hose. Fire damage was minimal except for the smoke. However, the water damage was tremendous. The “restoration” contractor didn’t remove any of the wet sheet rock or replace any of the scorched stud framing. After a slight drying out he convinced the homeowner to cover all the damage with wallpaper. I discovered all this when doing a renovation of the downstairs bathroom and laundry room where all the water had run into. After tearing out all the rotted sheetrock and scorched framing, I found a massive mold problem. Tens of thousands of dollars and hundreds of man hours later I had it all fixed or so I thought. The wallpaper was ugly so we started tearing it out and found all the smoke damage. That started another project. All done because of a lazy restoration company and a cheap homeowner

When we bought our house, our real estate agent advised against buying a flipped house. Too many potential pitfalls. Unfortunately, people with morals always end up paying for those without them.

At this point it's going to be harder and harder to find a house that Hasn't been flipped, and if there is one thing worse than a flipped house (HOW is that possible???), there's new construction. There's a reason they come with warranties!!!

I am not a believer that house flippers are bad. I believe that they don't know everything, yet they self perform every trade. While this video showed some poor workmanship the question is were they being cheap or stupid. My bet is stupid, in an uninformed way. But maybe they are crap buckets. If I am in a position to finance projects and don't get personally involved I see a finished product that looks fine.

@@nikkigardiner9426 Its very very very very common for an inspection to look at how water is draining from the roof and around the foundation of the home. Such as assuring things are angled correctly away from the home, assuring drainage pipes are directing water correctly away. If an inspection was done, imo, it was a crap inspection with a crap inspector.

The most recent house was inspected by a "builder" and this one somehow missed the *leak* in the evaporative cooling system on the roof! *Tom's wife Pam*

I bought a project house that was being completely redone before the previous owners passed away back in 2020. I had it inspected by 3 different companies and all of them agreed that it was broken and fucked beyond repair (the previous owners had completely destroyed the houses foundation among many other things). It's slow going to repair all the damage that was done to it. I think the only difference between me and the home owners in the video is that I knew what I was getting into. Just wish I had more time and money to pour into fixing up my house, lol.

luckily I worked for my uncle who was an agent and a house flipper, I learned how to do alot of work. Im currently a real estate agent and can spot hidden issues and I've protected my clients from a bunch of terrible flips. I also managed to find a very competent home inspector who has a construction background as well.

When looking at houses during the most recent housing insanity, I’m thankful that our real estate agent pointed out flips. One house looked good and after the second time of her saying it was a flip, I got the message. From that point on, I refused to look at a house that had been purchased at the past couple of years.

It would have cost many more thousands of dollars to do these modifications right and the scumbag flipper wanted those dollars as profit. Let the buyer beware.

I'm not a contractor, but I understand construction. When I bought my home 2 years ago in the Austin area, I saw many obvious flips. It was amazing how terrible some of the visible stuff was. I can't even begin to imagine how bad what I couldn't see was. I only saw one flip that was very well done. They did remove every tub from the house though which is a no no. Bad flipping should be a crime.

I've been contacted by flippers who watched WAY too much HGTV. I'm an electrician by trade and the last flipping couple had put up the new drywall with no insulation, plumbing or any type of inspection and wanted me to go down on price for what was effectively a retro-fit job. I mentioned to them things like inspections and that a future home inspector (even an amateur) would see the hideous mistakes that they were making. I don't know what's going to happen and I don't really want to know.

In my early days as a homeowner, I always balked at the estimates provided by professionals for work to be done. Now, years later, I understand why those quotes are what they are. I appreciate the care and expertise that people like this bring to projects.

It still is exorbitant even for quality work. It's because the lack of people going into trades, making good contractors scarce and driving up prices. Pretty soon most of the current trades will be retiring and it's probably going to get worse. I am all for proper work but when material price is 4k and you're charging 20k to install a 3 head minisplit, I start looking for ways to do the work and then hire for finishing.

Man, the amount of care you guys are taking to make sure everything gets done correctly is awesome. Here in MIssissippi contractors will cut EVERY corner they can. I had to go out back and pick up nails, and roof debris from my dogs pen because the roofer that was hired never went back there. I had my dog inside while they were here. Made sure they were able to go back there, but they never did. They also didn't setup any tarps to catch debris and nails as they came off the roof. I still find nails in my yard and the new roof was finally finished in February lol.

It’s sad people can actually take advantage of others. These homeowners were probably so happy they got a very nice home and then to have it all go to crap. At least they’re in good hands now. Honestly they do have a beautiful home and once everything is fixed hopefully it’ll be the home they wanted.

Videos like this a definitely step 1 in letting buyers know some things to look for, and to be wary….thanks for doing them. There will unfortunately always be a money incentive to cut corners while building or renovating, and some will do so. Step 2 should be getting flippers out of the housing market as much as possible, as they cause huge problems for the many who just want to buy a house to live in.

Yeah the small flippers are bad enough. Then you factor in large investment firms treating real estate like stocks and foreign oligarchs doing the same. People will say, “only 10-20% of the market in any given area that applies! “. Well guess what, 10-20% has a huge impact on prices and availability!

The real problem is people focus more on what's on trend than anything else. There's a huge incentive for flippers to go in and remodel to whatever is popular at the moment while cutting every possible corner because that's all buyers care about.

No, it's not the flippers. It's the investors that gobble real estate up at any price, causing rampant price inflation, and banks that push unaffordable loans to average consumers in order to essentially be paid interest while buying a home.

I grew up with parents who basically house flipped our homes every 4-5 years as way to move up from a really bad neighborhood to a really nice house on 25 acres over the course of 20 years. What I saw entering the workforce, though, were exceptionally greedy people who saw the profit people like my parents were making and decided to do what greedy people always do. I was going to buy a house that had been flipped and learned that the "construction" company that remodelled the house just built new walls and floors over top of the fire and water damaged interior of the house. I actually got the city to condemn the house because of things like that and literally nothing between the drywall and the outside, in some parts, except for exterior vinyl siding.

I was a safety inspector for 6 years and that retaining wall looks like exactly the same kind of situation that caused my first fatality investigation. A crew was demolishing stairs that led to subgrade units in a 4 plex with a CMU retaining wall that was failing because it wasn't grouted or reinforced in any way. Well what the contractor failed to identify was that the staircase being tied in overhead to the rest of the structure was literally the only thing holding the center of the wall together. When his crew took that away, a 16 foot segment of the 5 foot wall gave way and unfortunately one of them was caught underneath. Poor workmanship isn't just frustrating, it can literally kill people.

This is why my friend took me with her when house shopping instead of her husband most of the time. Her focus is how would I live in this space. Mine was whats going to break or is already broken. Realtor is selling to her and I'm in the previous rooms half crawling into cabinets looking for water damage. She was amused by my glee when leaving one house as I was showing my photo list of all the issues with the electrical literally coming out of the walls in places wires have no business being and still finishing up with as we were driving away 'oh look the chimney is broken half off too'. Yeah we did not go back to that one even though the husband kind of liked it. So yeah note for others if you know someone in construction bring them with. If you don't, see if one of your friends went through a special interest phase :D

Probably be better to hire a independent home inspector rather than depend on the realtors and try to find past building inspection permits to see if past work that was done and approved by the building department. Very informative video, nice work.

Most people don't buy homes more than a couple of times. Too often, we learn the hard way. My house is like a poster child for why you get a good home inspector. It shouldn't have passed FHA inspection but it did. It's taken years to bring it up to code. Some of the problems were actually dangerous. Substandard wiring and leaking gas pipes under the house. I'm lucky it didn't burn down around my ears or blow up completely.

Homeowner should go after whoever did the sale inspection on this house. Some body did a presale inspection even if it was the bank for financing.

I bought a house in CA that had been flipped at one point. Tons of problems, including a DIY bathroom renovation that included cut-through floor joists on the second floor -- just so they could run the plumbing. Lots of other problems too, but that was the most dangerous. Getting permits in CA is such a problem (and expensive) that most homeowners just hire a guy with no license and no permits. The quality of work is what you'd expect. If an inspector finds anything in the house out of code (including stuff that has nothing to do with the permit), they will force you to fix it.

Do you guys have Building Inspectors out there? I have not heard you ever mention the inspection process or seen them on your job sites. Here in South Carolina most of these issues wouldn't happen because of mandatory inspections.

You know things are going to get done proper when the contractor is confident enough about the work to upload it for all of the world to see. If this saves one person from making the same mistake the upload is incredibly valuable I bet at least 90% of home inspectors would not see these red flags.

Seeing that pool full of water, with an excavator running next to it and making the other side of the walkway hollow is a bit scary to see. Especially knowing the "quality" the flipper put into those modifications. That is a LOT of pressure that pool puts on that thin path.

I have found gate city foundations here on youtube based in N Carolina I think and he sees things like this so often there too. Its amazing to see you and your company doing this as well in the effluent area of S Cali. I lived there for 3 years love the are abut way to expensive for me. But I for one appreciate the work you do and I hope your customers do as well. KEEP up the good work you do, reputation is worth all the effort in the world!

If they wanted to make a big patio between the house and the pool they should have used pressure-treated wood. And if it's made in 6' sections it'll be heavy enough to stay in place as long as you have some sort of hooks to rest on along the wall and pool. Here in Norway it's uncommon to have concrete all the way up to the building walls. You can usually see the gravel that's part of the drainage around the building. And between the gravel and the wall we use plastic dimple mats.

It's crazy to me those flippers are barely held accountable. Sure you'll hear about the occasional case but now that everyone and their mom is ReAl eStAtE iNvesTing!!1 At least tell me SOMEONE is going after them to recover some of the cost? Or are they shit outta luck?

Assuming the owners took out a mortgage and didn't pay cash, they should have insurance that would cover a lot of the water damage. But the insurance may not cover fixing the structural issues, hence the tight budget mentioned. And I agree, house flippers get away with murder. And every flipper out there is using LLC's to hide behind and the smart ones dissolve the LLC's every couple of years and create new ones :). So depending on the time frame there may not be any legal entities left to sue :(.

Wow! This is crazy! Thanks for the opinion of inspectors! I am in Canada and the cost is stupid! Especially when you find something that they said wasn’t an issue and it has become an issue shortly after moving in…..there is no repercussions for these inspectors! So why are we paying $800 for this service! So very sad. My neighbour paid for an extensive inspection on their home only to find a huge water leak under there sink that cost them $1000’s of dollars to fix but they couldn’t hold the inspector accountable! So not fair! Great video!

I enjoy seeing content like this. Not sure why but I find it kind of exciting to me. Unfortunately this happen to my brother and sister-in-law, but not to this extent though. I do look things up like this, because this is intriguing to me. My dad is a civil/structural engineer and I'm a mechanical engineer. I do enjoy seeing properties and seeing what is out there. I like watching those fixer upper shows on TV. I like watching some contractor videos on here youtube and even on tiktok. I live in the DFW area in Texas and I follow this guy who is an inspector and he does inspection videos of new construction homes being built. I have always been skeptical of new homes being built within just a few months. Watching this guys videos and showing how much is wrong or damage to a new construction, which really drive the final nail in the coffin for me of buying a new construction home. That is why I would never buy a new construction home that is being built in a new suburb neighborhood. When my wife and I was looking for a house to buy, because I did not want to be paying rent at an apartment. I want to see value in the dollars that I am spending, instead of just throwing it down the toilet. And renting that is what I was doing. But getting back on track, when my wife and I found a home we want to buy and got it accepted it, my brother and sister in law was like we need to buy a house, and unfortunately for them they want to buy anything that was better than what my wife and I got. They came across a house that was just recently flipped, and when I walk in the house with them, I have told them this is poorly flipped and I would suggest look at something else. Even my father said the same thing. The issues with the house was foundation was not good, the master bedroom had 1 light switch to turn on the pod lights and the ceiling fan. So if you wanted the fan on, then the pod lights would have to stay on. You turn off the pod lights, then the ceiling fan will kick off. Everything was wired to that one switch. The tile in the bathrooms was crack and poorly caulk and sealed. Doors wasn't shutting right and sticking. Flippers move the water heater up in the attic, but the heater was bigger than expected, so they cut the joist so it can fit, and never repaired the cut joist. Pipes were cut and leaking. This is just a few and there are more issues. Like I said, I told them no, and my dad said the same thing, but they insist, and they were the only buyers (figures) to buy the house. And now they are having issues with the house.

If someone was to buy a house, could they call you and would you be able to spot things that are gonna fail? I wonder what kind of inspector these folks got to ok this. Seems like a decent contractor would have done a better job telling them to stay away from this.

One of the problems with how crazy the market is and probably was when they bought the house, is that in order to even have your offer accepted you have to offer a ton over asking price PLUS some people offer to not have the house inspected. Idk what these people did, but I wouldn’t be surprised if they maybe didn’t even do an inspection just to increase their chances of getting their offer accepted

Definitely extended to the original patio. Same wall on the other side with a small flat top cap. Bet they just used tapcons to attach the pony wall to the block wall lol. Great content really enjoy these typs of videos.

I’m in Indiana and I have to deal with this kind of stuff every day man. I do the same thing and try to help the customer unlike most companies that just want the money. I get a lot of work bc of my honesty and problem solving skills lol and also great video rhyno! I love the business/construction side of things!

That concrete pour work might have looked decent, but no rebar in any of the slabs they poured either. Guess it makes removal easier though.

They already have those, its CA, they got more laws than any other state, how many more laws do we need? This probably happened during COVID when they shut the courts down, good luck filing a complaint during that time. Enforce existing laws stop passing more laws where it becomes a felony to even take a dump in the wrong type of toilet. More govt is NOT the answer.

years ago I saw an episode of a houseflipper program ( probably on tlc) and the epi featured a couple that took on houseflipping....but they both had zero experience in construction......I always wondered how houses would end up if it gets flipped by someone with zero knowledge and experience. I just saw the answer on my question; exactly as I already thought years ago when I saw that episode.

Make sure u get a home inspection & have an exterminator look the house over & make sure u check out the home inspector call some of there past clients depending on size of house they should b there for 4-8 hrs ck everything & follow them around & ask lots of questions thats what I did saved me a ton of money on my house they found one of the sill plates was eaten by termites

I have a cousin who tried house flipping. There was a crack in a basement wall you could stick your hand in and touch dirt. They filled the crack with newspaper and plaster then painted over it. Totally pathetic

Great vid! After watching this, it makes me glad I am retired as a remodeling carpenter. One of my pet peeves was people who are too lazy and stupid to move their furniture out of the way when having major work done; not to mention removing house plants off the sill of a wall being replaced. These folks didn't even bother to remove their Christmas lights. I guess they figure you could go ahead and do it for them and then if something gets damaged, give you all kinds of grief about it. I am glad you were able to help. I paid a Minister recommended Guy who after getting paid 45,000. $ he walked off, moved, and couldn't be found. nothing was finished. The house is now uninsurable, unable to get a mortgage. {owned free and clear now can' get a loan to repair it.} When I die it won't be the inheritance, it will be condemned...disabled and MS is causing brain damage I can only be happy my funeral is prepaid. My son will be homeless. I guess I got flipped without trying to flip it

when you mentioned the wall below grade and how it was block wall I went "What I would have done to build the wall would be to build a frame with rebar, pour concrete and then backfill. though you would have to dig quite a bit below the house to ensure the wall doesnt move....

We once had a good home inspector that took a hose and ran water down some of the exterior drains to see if they worked. In that case they worked fine.
