It depends a little bit on the circumstances. Usually just a yellow pad on a clipboard with a pen, but sometimes my iPad, especially if I am offering a particular incentive like a CMA. That way I can hand the tablet to someone and have them input their own information rather than trying to get it from them.
That's a different ball of wax. Wholesalers tread in murky waters, since it's illegal to give professional real estate advice (i.e. - with the expectation of compensation, either directly or indirectly, immediately or otherwise) without a real estate license. So, I would say, you shouldn't use these if you're a wholesaler - these scripts are designed to get into real estate conversations.
