TIPS.. always pay 2 months ahead of time... with 1st months rent & security deposit, and another layer of liability and contents insurance... reduces landlords risk and gives him peace of mind.. also be responsible for any repairs below $200 (plumbing, lights, etc.).. anymore tips people ?

How can you get access to the property owner? Here in Brazil, the business transaction is made through a company that manages the property, that is, the contact is made with realtors, who are competitors Aibnb. They will not give direct contact with the owner

Effective March 1, 2018, Airbnb collects and remits state and local sales tax on behalf of its Tennessee hosts. Check information about your state. Also, in Tennessee, registered vacation homeowners may be required to file state and local returns regardless of whether any sales tax has been collected. Such returns are commonly known as “zero dollar returns.”

The answer to #2 - the end-recipient of said complex is able to see the photos you put on with the listing, giving it the best representation prior to arrival.

I said this as an example in reference to the potential listing. The apartment complex owner was worried about bad reviews "appearing on google" which shouldn't be a serious concern in my opinion. My response was that on my end I will do everything to ensure there wont be bad reviews, using the superhost incentive as an example. We achieved superhost status in the first few weeks at my current listing. It's easy

I went to the leasing office for the apartment complex and was able to obtain the info on who owns the complex. Then scheduled a meeting with the investment group! Simple and effective.

AirBnB also says it will receive complaints about unruly clients but that is a lie. They don't care. We need to change the law and prosecute them for destroying neighborhoods across America with noise pollution and toxic lung damaging vapors from leaf blowers going on for hours at a time several times a week, not to mention that even the EPA recommends decibel noise not exceed 75 decibels, above which hearing loss occurs and that is permanent. AirBnB is ruthless, callous and doesn't even have the decency to promote low noise electric leaf blowers. They truly are a scourge on America. They more they destroy neighborhoods the more there will be pushback and banning them and their noise leaf blowers ruining people's lives and destroying property values.It gets much, much worse. AirBNB destroys nice neighborhoods, and local property values, with constant (1 hr long jet engine noise) noise from leaf blowers that AirBNB requires by virtue of the fact that pictures have to represent reality, so you have horrible noise pollution by AirBNB owners who hire people to abuse the neighborhood with very loud leaf blowers that supercede EPA recommendations of 85 decibels for preventing hearing damage and sound like jet engines. I have seen Air BNBs have 1 hour leaf blower sessions 16 days out of the month. The is a company that is literally destroying the fabric of the community. Many communities are so sick of it that they are banning leaf blowers or implementing safe hearing decibel ranges of 60-70 decibels. It causes a lot of emotional distress, too when people can't hear themselves think. Very disturbing and abusive behavior caused by AirBNB.

You need to set up a business entity first. Signing as a tenant won’t work.

Hi… 2 questions… Would u get an estimate printed out ready to present on renters insurance and business insurance as well as having the LLC started and obtained before u pitch to the landlord ? Or would u recommend already having these solidified before pitching? I’m nervous about pitching after I obtained the LLC, renters & business insurance and getting No’s everywhere. I’m not in a position to buy but I am in a lease and moving states. I’d like to keep this apartment so I can travel back and forth. Also, legal zoom offers a personal accountant, I took their complimentary consultation and it’s very informative abt taxes And deductions… which this service is yr round and you can pay for. Is that a point I can pitch in regards to making sure I’m accountable and paying Taxes?

Also are you pitching him in such a way that you’ll take all vacant units off of his hands and minimize his vacancy rate to just about 0%? Also how consistent is occupancy during winter ? And would the winter season effect nyc ??

Thanks man! If they agree to the terms then yes, you should have the money ready to sign the lease. Offering to fill all the vacant units depends on how much capital you have ready to invest! I’ve noticed it slows down a little in the winter here but the bookings have always covered expenses and turned profit throughout the winter months despite it slowing down. People are constantly traveling! I really haven’t done any market research in nyc to tell you that.

Robert Iacob Interesting I can easily get an investor for this without any issues. The issue with nyc is landlords are very risk averse and they’ll typically require you to pay an extra month or other times at least show the you have a year worth of rent in your bank statements In NYC you typically have to earn 40x the rent to qualify and if you don’t they’ll need some other RE assurances. Do you literally take every single vacant unit off of there hands ?

You can find apartments that will allow it, the biggest obstacle with this is getting that approval.

@@samlee1890 use the filters on Airbnb to find apartments in the city where you want to list. Then see if those complexes having any apartments up for rent, then go to the landlords and pitch. If the other listing has a deal with the landlord it's more likely the landlord would let others list as well.

Depends on the city your plan to operate in. Some cities require a license some don’t.

Yes all their units are furnished, they have a fixed price for all the rents. It’s not uncommon for furnished rentals to be asking higher because of the furniture.

I think I mentioned the result in one of the vids shortly after that. They emailed me with a list of reasons why they weren’t up for it. I respect the individual who took the time to speak with me so I decided to let it go instead of coming up with counters to the objections. Massive learning opportunity for me.
