Sandra: Thank you so much for your videos! I was directed to view one of your videos last evening when It came up on my search about Ajijic. This morning I had an intense desire to hear more from you and about finding a place in the Ajiic area. Do you have any updated videos that talk about the changes in the rental/real estate market since 2021? I am a recent widow and know that your area is where I am to live out this new chapter in my life. I really appreciate you and the spirit you and Dave have to move when you are called to do so. Hi. Thank you for the nice comment. Dave and I spent a year living next to Lake Chapala. It has a lot going for it. Since then, we've been living part of each year in Baja California Sur, MX. I occasionally look at Ajijic area rentals online. It seems that the prices are staying in the same range as while we were there....but I'd say there may be slight increases here and there. I've recently seen rent for as low as $350/month for a small place. From there the price goes as high as a person has the budget for (there are some very deluxe places one can rent). I still suggest Facebook groups as one of the best spots to find rental listings online for that area. If you search: "AJIJIC RENTALS" "LAKE CHAPALA RENTALS" "CHAPALA RENTALS" in facebook....many groups that are set up just for that will be shown. That's where I found the place we rented. There are also many realtors handling rentals in the area. Same searches...on Google. Your videos are the best! So straightforward and full of information without all the theatrical gimmicks most have to get more subs. Do you rent your house while you are gone? I watched the build, and as I also built a house once, I loved that part. I don't see any advantages to ever coming back. Everything is better and cheaper than Texas, and I live in Texas too, in one of the less expensive parts, El Paso.

We do not rent our house. We're interested in making Mexico more of a full-time living situation. Little by little we're figuring/sorting out how to do this..it would be great to do it quickly, but alas life sometimes goes at a pace we can't control. Thanks for viewing. Great video , very informative. Myself and my wife . Are planing a trip for a week this coming august . We will walk around , scout the area and ask a bunch of questions. We are planing to retire and live there , with in three or four years . We don’t have Facebook or WhatsApp. We aren’t a fan of those things .do you think a week in and arriving the area would be enough to get a concrete answer to moving there in the future and retire there? . Sorry, I didn't see your comment until this evening - There are quite a few realtors in the area who deal with both sales and rentals. Also...many times you see "for rent" signs on houses and buildings. I suppose it depends on how adventuresome you are...if a week is long enough...We've been to Mexico before (other parts)...and we keep returning. The Lake Chapala area is not that big and it's easy to see it all and visit each small town in a short time. So much depends on you and what you want. I wish you good luck & hope you enjoy the journey!

Thanks as always for your wonderful videos, Sandra! Just wondering, when you HAVE had internet outages, how long have they typically lasted? Hours? Days? Also, for a transplant who doesn't plan to have a car, are all of the towns on Lake Chapala (Ajijic, Jocotepec, Chapala, etc.) pretty pedestrian and cyclist friendly in terms of proximity to markets to get basic needs met or is there a particular town that's preferable for someone who doesn't drive? What about taxis or the like? Is it possible to take a taxi to and from the Walmart, for example? P.S. I loved the photo you put up of Dave standing next to that giant cactus! That sucker was HUGE. :)

Each town is walkable to food and suppiies. We've only driven our truck about once ever week and a half or less. The smallest towns have a lot less in terms of shops...but you could technically never leave them and have food and household goods that are needed all within walking distance. There are buses that run regularly. MANY local people ride public transport. There are also taxis and other forms of pay rides. Abundant choices. They are in the process of completing a new path for walking/bikes that runs the entire length between Jocotepec on the west and Chapala at the east end. Our longest internet outage was for 5 days. Then we had outages that lasted a day or a few hours. Less than ten times over the time we've been here.

Great video. You explain everything so very clear and clean. Also, I'm not a fan of the Facebook. I don't even have one. So, did you say that you just opened up an acct in someone's other name or did you open it in your name so you could just have one ? Maybe I need to open up an acct also to have more services like you say. Also, can you share witch AirBnb you guys used being there in Ajijic. Ok, good video very well explained everything and you did speak very nicely slow so it was very easy to understand. Good luck. I'm planning on also here in a few years to move to Mexico. Me, single retired 65 years young man no dog, cat ok I have nothing ok just me and my clothing when I move there so sounds like it will be easy for me to find a place.

Chantepec. The name of the place is Sierra Lake II. There are many gated communities nearby....another one where we almost lived is called Senderos de Lago...it's bigger and we almost rented a place there, fully furnished for $450/month. Beautiful grounds and many swimming pools.

I'm sure you'll succeed in finding something to suit you. I'd also recommend searching Lake Chapala rentals on facebook.....it should yield several groups that post rentals.

I don't know details...but I have read that many retirees move here and there is a growing "care" assisted living industry. I've seen people who were obviously working as "assistants" to elders.

How safe do you guys feel living in a Estate where one of the dangerous organizations have their headquarters? I’m Mexican and I haven drive to my home city in 20 years. I’m getting close to retire. I love fishing and wouldn’t mind living there . But my wife doesn’t share the same feelings.

We have no residency. We get a tourist visa (FMM) for 180 days. Before that time is up...we cross the border and "reset" everything. We were only asked for our passport info for ID when we signed the lease.

Also Sandra. Did you buy only a one way ticket flying down there for that 180 day tourist visa ? And so did you have to ask for that 180 day visa or did the officers stamp 180 auto when you arrived. Also, with that entre fight or border ticket since you guys drove your car did you have to write your AirBnB place then on that entre ticket since they ask for an address ? Many questions hopefully some answers would be great ! Thank you.

We didn't buy any plane tickets. Just drove. We came back to TX for x-mas and reset our FMM & vehicle permit when we returned again. When we got our paperwork done, they ask how long we intend to stay. We only told them we would be staying in Ajijic, Jalisco.

@@SandraBegotka Hola again. So getting that FMM card so you did not have to write an address ? I remember those times I flew down to Mexico they gave a card to fill out and if I remember right it stated there and asked where I'm going to stay. Ok, then I wrote down my hotel address. Ok then also I wrote down the date me flying back to the US but if you can only buy a one way ticket so are you saying then that on that card you only state or write that city and not an address and they give you a 180 day auto on that ? I'm in Scandinavia now, planning on flying to Guadalajara in December and stay there till spring and then from there up to CA so this way I buy uno way ticket from here to Mexico and uno from Mexico to CA. I'm planning on staying in a AirBnb so I'm going to check out your link about AirBnB in Ajijic. I'm checking also what's around in Guadalajara.

Great info! What I am curious about is how you handle things with Mexican Immigration? Do you just claim you're a tourist at the border and then just stay as long as want? Is there immigration laws to be aware of? Thanks gf for another information video!

Hi Sandra and Dave, Thank you so much for all your videos, We now feel more comfortable moving to Lake Chapala area. We are planning to come down early December. I have been looking all over the internet for houses for rent, We are finding out having a large dog and wanting to stay at first for 6 months is going to be a challenge. We really don't want to sign a lease for 1 year without even seeing the house or condo first. I remember watching one of your videos where you guys stopped outside a real estate office where there was a ton of places for rent. Do you remember the name of the place? Maybe they have a website..? Do you have any advise for us? Than k you again! Looking forward to your new videos! D

Every realtor in the area is online. Google "lake chapala realtor". Ajijic realtor. Chapala realtor. The search results should yield these businesses.

Yes,. Few people want to rent a place out for less than a year. We didn't sign a lease without seeing it first. We got an Airbnb rental (great for short term) when we arrived in the area....then we went to look at potential houses. www.airbnb.com/

What was your rent when you moved down there? People say don't sign anything without a "notary" Did you have one? have anyone look over the lease for you?

11500 pesos. No notary. I looked the contract over in both Spanish & English. Our entire experience was good. No problems. We got our deposit back at the end. However....everyone has to do their due diligence to their satisfaction.

Go on Facebook. Search for “lake Chapala”, “ajijic”. Specify your search for “groups”. There’s an option for that built into the search. All the groups for that area will show.

Hi. I have a quick question for you that I hope you can help me with. I have four indoor cats that I love to death. They are not destructive and are super sweet. They NEV ER go outside so people don't need to worry about them tearing up their gardens or cars. They would be indoors 24/7. I hope you have many suggestions to offer me. I would never move without taking all of them with me. I could pay fee every month if necessary as long as it wasn't too ridiculous. Please ask around for me. I really want a place with them soon. Hi Jerry. I, unfortnately, can offer you no suggestions to a specific rental that can accomodate you. WIth luck maybe someone who can will see your comment here, but I wouldn't rely on it. Where there's a will, there's a way....that's what inspiring people tend to say. If you really want to do something....you will be steadfast in your effort to make it happen. You need to get online and start making inquires of as many rentals as it takes. I would say it'ls probably going to take you hours and hours of time, emails, phone calls, etc. Facebook groups has many "rentals" groups for this specific area. A google search will yield many real estate offices with emails and phone numbers. Traveling and renting with pets is much more challenging than without. We used to have dogs and I totally relate to it being non-negotiable to have them with you whatever it takes. Thanks for you comment....I hope you find the right place.

When we were in the Chapala area, there were no papers needed to prove anything medical. We drove...so we didn't face any testing or papers - which are required for airplane travel. Businesses had signs asking you wear masks. I never saw any enforcement personally. We did encounter some expats who seemed very disturbed by the C-vid and very reactive...extreme in my opinion. Ajijic was definitely the most expressing of the "safety police" measures. Now we're in Baja....masks in stores..done in a way that makes zero sense...but people are just into this now I guess. Relaxed atmosphere otherwise. If you seek less madness...go where there are fewer people IMO.

Do not understand how you are able to stay for a year? Permanent residency? And when you pay in cash even to the propane guy, did he give you a receipt?

We leave Mexico before our tourist visa is expired. When you do this, and then re-enter, your six month visa resets. Yes. We get receipts from the propane guy.

if you are not saved, and would like to be included in the rapture of the church. Believe that Jesus's death on the cross, was enough to pay for ALL your sins , yes ALL ,(past, present and future) That is what the Gospel is about. We are saved by GOD'S amazing grace, through our faith in Jesus's sinless life, death on the cross and resurrection 3 days later . No additional works needed. It is literally that simple. Do it today, don't delay. Time is short. Ephesians 2:8-9
