Deep into the home buying process and coming up with nursing home liens, previous owners family living next door, issues with property lines and loose dogs. I think living here is going to be interesting... If we can even close the deal.

@@WickedAwesomeGardening okay yeah I thought this was old 😂 I was like, man I’m way out of the loop if things went backwards. 😂 but I would be taking a plate of cookies over to introduce like, “hiyeee, I’m your new neighbor, this is my property now and keep your stuff on your side thanks! Byeeee!!” And peace out. Then build a fence. 😂

Thankfully the neighbors turned out to be... Well I won't say friendly, but cordial? I leave them alone and they leave me alone and out interactions, while not warm, have at least been neighborly! And someone bought the house on the other side and she's awesome! Her kids always run over to see the animals etc and it's adorable.

Oh, my goodness! It sounds like the property I have. It took me a year to get a clear title on my property. Thank goodness you have a brother that is willing and able to help you. I know your struggle. I had to get a survey on my property to get my neighbor to move some trash of his. Best of luck to you!

Oof. Yeah I would like to minimize any of my struggles with the neighbors. They may still feel like that land is theirs because their grandparents let them use it but I have plans for that whole area. Can you say gardens and orchard? Woohoo! I think there may be a way to get marketable title though by getting copies of their death certificates and proving they can not reclaim the property etc. Then maybe we can get that waived

@@WickedAwesomeGardening I had to track down heirs of the owners and had to hope that they didn't want to lay claim to it. It was a costly mess. Over a piece of undeveloped desert and a small run down mobile home. Then I had to remodel it so I could live in it. It was still cheaper than buying a developed property. I guess I just always do things the hard way.

We have a German Shepard and used an electric poultry fence when we first got our chickens. She got zapped once and always respected the fence after that. She gets along with her chickens now and we have other more semi-permanent fencing. But if that husky came charging at the electric netting, it would shock the dog but the fencing would now be down and who knows what would happen at that point. Sorry you have to worry about this. Hopefully it’s just a very happy go lucky husky that doesn’t mind chickens and can work as a quasi guardian dog for you. Fingers crossed. Good luck with the signing.

Welcome back. Omg wow, that's a lot to unpack. Struggles makes you stronger. Wishing you the best here! As far as the neighbors go, definitely approach with cookies or maybe even tomato plants 😉 The husky hopefully is not violent but you will definitely need to protect your animals and land.

That was a whole lot of mess to unpack! Good for you and your perseverance! When you mention the grandchildren/neighbors my 1st thought was a plate of cookies and then you said it. I’m fairly confident the husky will respect the electric fence, you just have to be militant about making sure it’s on.

Yeah, I'm also thinking I need a second level of protection as well. So electric fence and then a sturdy chicken tractor inside to give the ladies a chance to forage but have another barrier between them and potential predators. It handles the hawks etc as well that way

Down the road when your budget allows it a perimeter fence would be good too. T-posts and rolls of fencing are a homesteader’s best friend! Even in my little backyard. Oh and a post driver, omg so much easier that a sledgehammer.

Yes! Having put up the t posts for my cattle panel trellises at my last apartment by bashing them in with a handheld rock... I'll be buying a post driver. I do plan on a perimeter fence eventually just not sure where the back fence line will go yet. I have a lot of brush to clear!

It was a lot! 🤣 But it's mine now! And I can't wait to get in there and start working! Just now it's under 2 feet of snow 🤣🤣🤣 so not much I can do til it melts enough to place a dumpster for all the junk in it!

So so true! Fencing is pricey though and with the other repairs it will be a while before I can fence everything in securely.

I wouldn't blame the dog if it got loose etc. It's just doing what a dog does. I think I'm going to build a sturdy and secure chicken tractor for my ladies instead.

Hopefully everything is settled by now - I just found you and it 22 of March. I say don’t look for trouble, let the neighbors park where they have been ( you’re not ready to use that area yet anyway) and don’t worry about the dog yet. Get to know them and slowly discuss your concerns. Electric fencing works fabulous, just research the options before you purchase. Best wishes. 😁❤️🌹

Yes, we finally finished the purchase, cleared the lien and all that. I've met the neighbors and so far they are very standoffish. But I'm going with the whole kill em with kindness thing. As I get ready to build the greenhouse and stuff I'll tell them I'm getting a survey on the property line "so I don't accidentally build too close to their property", which is true but also a way of defining the property line without hopefully making them angry. Just gonna hope it works itself out.

As for the dogs I'm gonna worry about that up front. They also have another dog who is never tied and roams free. It's very sweet and stays close to the house but it views my yard as part of it's space. I'm not bothered by that really. I just need to build really good fences for the chicken area. Better to prevent the dog from getting to them in the first place so we don't have issues. Otherwise it's my fault the dog got my birds cuz the dog is just being a dog.

Wow... what alot of hoops and gymnastics to get your land. Glad that it's almost over. I bought ugly too! An excellent view with really ugly "buildings". Good luck with the neighbors and dog issue. I have that problem up here over and over and over. I guarantee that the dog is out and loose more than she is seen. So far the dogs have not gotten my chickens... knock wood. My little run is cattle fencing hoops and mesh wire. That is what has kept them safe so far. But it's such a small area. I have wondered about the electrified chicken fencing also and how effective it is with dogs. So I look forward to your subscriber's comments.

They will have a secure coop with an enclosed run but I wanted to fence them and move them around as well to help scratch up some garden area. I figured the electric fence would be good for that but after reading some of these comments I think I'm going to have to build a sturdy chicken tractor instead.

My property story. Everything appeared to be going nicely until the Title company refused to give me Title Insurance. Problem was no one addressed that the husband had passed and probate needed to be done before selling the property. They had owner financed the land and once paid off, the land Title was only put in the husband's name. It should have been in both of their names. They then purchased a Mobile Home which was in both their names. Each of them have children from previous marriages. So this woman was trying to sell land that technically she didn't own. I agreed to an extend escrow one time. Probate was completed only a day or 2 before the extension was due to expire. So happy I used a realtor whose knowledge kept me from being scammed.

Yikes! What a crazy story! I'm hoping I can get this title clear without having to wait the whole 10 years. If I decide to move to something larger in a few years I want to be able to pass it with marketable title

Wow. That’s a lot. The inspection waiver would have been a definite no-go for me😅. Then to have a cloudy title whew. Edit: Oh my…property line issues too. I hope this turns out well for you.

Normally I would agree 100%. As a realtor I would never counsel a client to skip the inspection. But in this case I knew what I was getting into and I waived inspection of my own free will. I knew the copper plumbing and some of the wiring was stolen out of it and the other issues associated with the place. I knew I was either going to get estimates that make the repair costs worth it OR I was going to replace the unit with a new manufactured home. So I didn't need the extra fee of an inspection. And it made my offer stronger to the seller.

Could very well be! I'd just prefer to set everyone up for success from the start. If the husky can't get to the chickens in the first place we never have to worry if she's the type to chase/kill chickens or not.

Premier One fences. the electric netting would likely solve any problems you might have with the dog. I'd be sure to get the 4 foot high netting and make sure that the holes near the bottom are too small for chickens to climb through. It would also be a good idea to clip the flight feathers on your birds to keep them from going over the fence. You might also have a conversation with the authorities on what options you have if the dog does attack your animals. Is there an animal control there? Would they pick up the dog and what requirements are in place for the owners to get their dog back. I love a good project that keeps me busy, it sounds like you do as well. I'm looking forward to future videos.

I will be clipping their flights, yes! I want to do what I can to keep them from going where they should not go. At this point I think the way to go might just be electric fence nettings around a sturdy chicken tractor so they have something to get into that a dog can't.

@@WickedAwesomeGardening Yes, and when you build that tractor be Sure you use hardware cloth, Not chicken wire. Coons and Possums can get their hands and arms through chicken wire but not hardware cloth. I lost several birds because I didn't know that.

I'm just going to hope it all works out. I'll do what I need to do to protect my animals, I'd just rather make it really really hard for such a thing to happen. I've got a long long way to go on Thai property. Hoping to be living out there by summer but we shall see how realistic that hope is.

Protecting your girls from a husky is also protecting them against coyotes, foxes, black bears, fishers, etc. It's worth the investment for solid protection. Even in more urbanized Middleton, MA, a black bear last year took out a homeowner's backyard goats and chickens 😭so imagine what critters you're gonna get at your new place!

Yes, I don't doubt bears are something I have a lot more risk for now! Although most of the threat for those are at night when the chickens are locked inside. But in general, I'll be fencing my ladies for sure!

Tell your new neighbor that you will be running a small Urban farm. Talk to the Agri dept, Regs for Dogs loose attack pets or livestock, here we trap or destroyed loose dogs on farms.

I'm not above trapping and bringing a pet to animal control but shooting it wouldn't be my first option. I'd hate to have the bad blood of a neighbor that close. Could make for problems a lot bigger than a loose dog. But if it is a repeat problem I'll do what needs to be done to protect my animals.

Wow, what a cluster****! Sounds like you have challenges yet to come. I don't know how effective the poultry netting is, but if it were me, I think I'd start with a double layer, like five feet apart. And make one of the first big investments be some permanent perimeter fencing. Wishing you smooth sailing from here on out! Might be good to place some crystals and hematite around the property line, and be strategic about where you plant herb gardens. Sometimes I miss NH. We were there for a few years two decades ago. In Hudson for a little while and then Brookline for a little while. It was pretty there, but I dont miss the snow.

Yeah I was planning on a double layer approach eventually. Living Traditions Homestead had a great idea for keeping deer out of the garden and built a "moat" by building 2 fences because deer can't judge distance. They ran their chickens through the moat with a few areas they could get under to hide from aerial predators. That's the eventual plan. For now I was hoping to use these chickens to help scratch up the ground for the garden. Might have to skip that and go with electric fence around sturdy chicken tractors.

If those netting keep coyotes away, then husky should be no problem. We have a husky next door, hubs gave that dog an alpha talking to, (after killing a chicken) No violence, and that dog hasn't been on our property.

Right? My place initially was 1k to bind the offer (standard), 4k in earnest money, and then another 15k at closing for the down payment. But 5k up front before they even agree to lend? That's shady and I wasn't having it.

If we hadn't been able to buy with cash in the end (saving a TON in interest and also saving us 10k on the purchase price) and they wouldn't back down on the 5k non-refundable? We would have walked for sure.

what about a rent to own offer to that other property, set up a gofundme to buy it, i bet your followers may be willing to give $10 towards it... just ideas.. you can live on-site and garden to your heart's content.

@Wicked Awesome Gardening Warner is a cute little town! Growing every day as property further south becomes unattainable. More and more conveniences being built there. Close enough to amenities, yet still quiet. You will like it there.
