General per sqm price for brand new preselling condos in BGC has probably gone up to around Php 300K/sqm now. Grand Hyatt is selling at 400K/sqm presumably because of the brand (Hey, I live in Grand Hyatt!) and the higher quality build and finishings. Philippine real estate is no longer the bargain it once was! Bangkok and KL are cheaper.
Most people would not be impressed with the small kitchen. But the restaurants /street foods are so good and cheap who would spend time in the kitchen anyway.

And here he is, trying to sell an 8-digit property, while his own residence doesn't quite measure up to the ones he derides. He even made a sweeping generalization about residents of condos priced below ₱8m in BGC, labeling them as 'cheap.' Speaking from experience, I can assure you that my neighbors are professionals who choose to live there due to its proximity to prestigious conglomerates - a far cry from the 'cheap' tag he tried to pin on them. Delusional, to rent or own an 8M pesos condo anywhere, not just BGC makes those people belonging at least the middle class. And the middle Class is simply the motor of any given economy. The peculiar person is not just delusional but also jealous, those people who hate what they can’t have regardless what it is.
I had high expectations, but omg....the floorplans in the 2 you showed were a tragedy. Tiny tiny enclosed kitchens...what were they thinking, absolutely dreadful. Small bathrooms and the smallest one had a terrible and useless livingroom. They just don't know how to utilize those sqm, it really is a shame.
Foreigners prefer to buy units like what you have shown. Kinda appealing for businessmen who will choose to live in BGC. Nevertheless, families can choose accessibility to facilities and convenience.

Most of the so called luxury condo in Philippines are half empty because most of owners have a house somewhere in the phippines and only use if theyre in Manila or dont want to go through hellish traffic or used as an investment and some are rented out for foreigners as its cheaper than a hotel even if they only stay in the country for 3 months. and some use it for a love pad. I know someone a seciurity guard in a luxury condo in Eastwood City and shared while drunk , of course he didnt say who he/she have seen.

I will hate that wall that makes me feel claustrophobic in that kitchen by the sink. I know it will be helpers who will cook in the Philippines but if I am the owner and I had to cook I will be swearing for buying that condominium.
