Squatter's rights only apply to abandoned land/buildings. As you mowed the lawn it wasn't abandoned.

EXACTLY, @douglasbellis970! When will people learn?! Squatters rights only kick in if they live there unchallenged for a LLLOOONNNG time, or improve abandoned land.

​@@NobleKorhedron Karen did neither. You have to occupy a land for more than 3 years in most states, uncontested. OP contested the moment he discovered her. And he mowed the lawn so he didn't abandon it. Squatters also have to pay property taxes, and she didn't. OP did so, that's also proof he didn't abandon the land. OP did give her warning to vacate the premises and he's within his rights to remove any illegal structures on his property.

Which is exactly my point, @@Animeaddiction; the Karen in this story did nothing to improve the land, didn't pay the taxes you mention, or anything like that. Ergo, they haven't got a leg to stand on...

I had to wear a prosthetic boot for 2 years before surgery on my ankle. It went from my knee to my toes and fastened at the front with Velcro. I was on a busy train, so I tucked my left leg under as far as I could, but my right leg wouldn’t go more than 45 degrees. A man looked at me with disgust, kicked my right foot and asked if I had a wooden leg. I pulled my trouser leg up from the back where it looked solid, knocked on the plastic with my fist and said “no, plastic actually”. I’ve never seen anyone blush such a dark red. He scurried off muttering something. Serves himself right!

Remember, anything within the boundary of your land, is your property and you can do with it as you please. Even if it's something someone else built on your property without permission.

Story 1, Karen was talking about adverse possession of property. And no, she had no legal right to claim that land. It takes 7 documented years of you maintaining a property you don't own and no one was using to claim it as yours. And if the property owner does come back, and kicks you off or does 1 thing of maintenance on that property up to the 7 year, to the day, mark you lose all claims to that land.

I think for squatters rights you need at least 10 years of documented use, documentation that you are receiving mail at that property and or that you are paying taxes on it

@@philvanderlaan5942 we don't have land taxes if you live at the place and that goes back at least a century out here in Australia. Next thing you will say your country forces you to pay death duties. We got rid of them 50 years ago.

Last story: Many disabled people are accompanied by able bodied people often to help them, so it's not unusual, or wrong for an able bodied person to get out of the car in a handicapped spot, when accompanying a disabled person or picking them up. I had to do this for my mother in her later years, and I would load or unload her rolling walker in or out of the cargo area of my SUV. Mom's been gone over 20 years now, and now one of my brothers has to help me when I have to go out with my own rolling walker. Those things are a big help for many people. I was so happy when my mom got hers. She liked to go out a lot, but a place to sit down when necessary wasn't always available. Her RW came with a seat, and so does mine. RWs make life so much better for those who use them. Please don't always assume that an able bodied person using a handicapped spot is abusing the system. They may be with a disabled person, or may be there to pick up a disabled person. Also, many disabilities are not immediately apparent, while others may be worse on some days than on others. As long as the person has handicapped license plates or a handicapped placard, it's best to assume that they have a right to park there. You can't get them just by asking for them. You have to get paperwork from the DMV, fill out part of it, and have your doctor fill out a form explaining why you are qualified for a handicapped license or placard. Then you have to bring the paperwork back to the DMV, before you can get your handicapped placard or license.

Some of my friends and family have to drive me around and I myself have a handicap sticker thing - so I usually bring it with me when they have to take me places

I'm not disabled, but I used to drive my Dad around and my husband. Dad was elderly and hubby had cancer. They both had tags.

it depends on the state. In California, I think you have to be there for while (I want to say at least 6 months?) before "Squatters' rights" kicks in.

@@GiordanDiodato I can see this just looking at the first issue with Karen's claim. She might of went for adverse possession but that generally requires at least 5yrs

Basically, Karen built an illegal strucure on private property and was given 30 days to vacate. After that, the owner was well within his rights to remove that structure. Karen paid no rent or property taxes so no "adverse possession" is applicable.

Squatters' Rights. Not an attorney (thank heaven) but have read about this type of situation. Karen is probably thinking about Adverse Possession, however, in many places it requires an extended, open, and visible use of a property--often 20 years or more. Squatter require living on/in the property and establishing residence, but may be removed as vagrants under some circumstances by the police/sheriff, in other instances may require a court order to vacate fairly quickly. Check your locality.

I've heard as little as 10 years in open adverse possession. If Karen thought she had a case she should have filed for adverse possession in the court within the timeframe allotted and she could have applied for an emergency TRO. Technically she was in criminal trespass because that official letter to vacate was also a trespass notice. Also, anything she left on the property after the vacate period ended was technically considered abandoned property and the land owner could do with it as he pleased.

In some areas it's much shorter..maintain property, pay the taxes It's a bs story anyway and the story doesn't hang together anyway..bs in this case

This was trespassing. Plain and simple. Karen wasn't residing on the lot. She was basically using it for storage. She wasn't paying property taxes and the owner hadn't abandoned the lot. (He paid the taxes and mowed the grass). OP gave Karen a warning to vacate. Since she ignored it, he had the legal right to remove the structure that was illegally built on his property. No need to file for an eviction notice. Besides, squatting is considered ILLEGAL.

Depends on jurisdiction. Not everywhere requires a permit for a shed under certain dimensions.

To clam by squatters rights, she would have to show that she used the land for her exclusive use without permission for some period of time that can be anywhere from tree to twenty five years, at least in Texas, depending on the details. If he had been entering the property for any reason, including to mow it, then it wasn't for her exclusive use.

that's not squatter's rights, that's Adverse Posession and it's entirely different, but in the video Adverse Posession would be what was attempted (Squatter's rights requires you living in a residential house without permission, which gives you tenant rights, it's messy).

@@SINDRIKARL1 The term "squatters rights" is just another term for "adverse possession. It isn't all that uncommon to confuse someone claiming tenant's rights with squatters rights.

Squatter's rights and Adverse posession are two very different things, one is a part of Tenant/landlord law, the other is part of Property law, and they cover 2 very different things (Ownership vs. right to live in a specific dwelling owned by another) I suggest you google it.@@ej2953

So, after 30 days to leave, OP was within his rights to remove the illegal structure. Furthermore, adverse possession means you have to pay property taxes and Karen wasn't doing that.
