Its more than just the mortgage. It is registration fees, town fire and habitability inspection fees, dwelling insurance, sewer bills, water bills, maintenance, repairs, etc. And the only way to pay for that is the incoming rent.

You are correct. However, I do not like the term landlord. I have never liked that term and never will. I refuse to use that term. Way to go, the landlord did a good job. Those tenants if they can't pay they should move in with a friend or relative so the landlord could at least re rent the apartment. Should we have more owner occupied housing (ways for more renters to own units) and co-op ownership? Sure. There are probably some landlords who would support that type of thing, but haven't heard of it (or the state they live in doesn't even recognize other forms of ownership).

The Fifth amendment to the Constitution ends with "nor shall private property be taken for public use, without just compensation." If the Govt, be it state or fed, wants these people housed, then the govt should pay their rent. I'm never paying rent again. Why should I when they can double the rent every four years. If I buy a house with a fixed rate loan all I have to worry about is other expenses. When I rented my last place the rent increased by over $200 a year and I had to pay to have things fixed. I would rather be homeless than make a bitch rich while I get poorer.

Ive seen tenants destroy properties with their animals, drugs, and trash. But the landlord cannot evict. Tenants break rental agreements but it cannot be enforced at all if you apply for government help.

2020 was hard on everyone. my hubby and I made 22,000 during 2020, he had his hours cut, as all his coworkers did too. I made very little as well....As ridiculous as it sounds, neither one of us qualified for unemployment. We received zero government assistance, other than the stimulus checks, which we are very grateful for, but we never stopped paying our rent....or utilities. We had to make some changes and prioritize, but we never stopped paying. We decided that it was simply not up for debate. I’m not say this to say we are better than anyone, not at all, everyone has a very unique situation....But it all has to boil down to what matters to you. Our landlord is a wonderful guy, and we just didn’t want to be a burden, because just because you can...doesn’t mean you should💛

People are spoiled in out great country. They get credit cards with the intent to never pay for them and they’re doing the same with housing in this pandemic. Many years ago I grew up with a guy that would get credit cards, max them out and not pay. He did it with each and every company he could get a card from. Everyone said, “you’ll never be able to buy a house or car”. Well, he married and used his wife’s good credit. Fast forward to now and he is a manager of a major bank. He played the system like a banjo. Don’t know if he wised up, but it amazes me that there’s almost no repercussion for doing anything like this. You just get bad credit.
I have struggled financially most of my life yet, my rent and utilities always came first. Sometimes that left me living very basic no phone no cable, and walking to work.
@@QueenSlime007 there were 3 payments by the way (plus the ongoing child credit)... and anyone that has kids and made below the threshold (which I'm sure that these renters most likely do) got a nice chunk of money too - I know people that have taken $6000-7500 at one payment.

Some households had more than one individual receiving benefits. So a household of 2 would receive over $6700 per month, more than enough to pay bills. Many of these people were laid off , making more money than when they were working but the landlords still had to pay taxes mortgages etc. Tough spot to be in !
There is a labor shortage right now. You mean the tenants couldn't find work when many places are upping pay and giving sign up bonuses? What about all of the extended unemployment payments? What about the stimulus check the federal government has been giving out? And have the tenants talked to the landlord to work out a payment plan?

They don't even require proof that you lost you job or currently are unemployed. I literally know two people who were still working and just stopped paying rent. ....and I don't recall anything being attached to this order that says landlords don't have to pay property taxes during this time period.

@sheparddog117 Providing housing is a part of producing something of value for the economy, the housing exists because landlords invested in the land and either built or maintained the property. The same way small grocery stores sell you products they didn't create themselves. Housing is also an investment and investing on loan is also extremely common and is the reason the amount invested in the economy heavily relies on interest rates. If the landlord's investment fails because it's a bad investment and has no value. Then it's the landlords fault for being ''irresponsible''. It is quite different when you invest into something and the government flat out denies the income from it though. Another way to think about it is to think about it as a business that provides something lets think of it as a supermarket. Now the government passes a bill that allows people to legally steal food from the store. The store loses all revenue yet still has to pay for buying of the goods themselves. According to the store owner they should just ''go get a real job and contribute something to society, it is irresponsible to expect for people to pay for the goods you provide''. Your entire argument relies on legalizing theft and breaking of agreements. If that is your stance I would kindly ask you to educate yourself on law and economics.

The agreement is that you pay rent and get to live in the apartment that is maintained for you. If you stop paying rent you get evicted. Im glad you finally came around. It's all illegal. It should be illegal for even Congress to pass one now after it's been 16 to 17 months of this. Every unpaid landlord has to be at their wits end. There are jobs, there's a vaccine for a not-very-deadly flu, there are tens of billions of dollars for rent relief sitting in state coffers.
Problem is that many tenants have been working all this time, and intentionally not paying rent since they anticipate the government will eventually pay it. Landlords have bills to pay, and not all of them have been compensated by the government.

Most people I know made way more money working before they lost their job versus getting unemployment and I'm one of them. Thank the Lord my rent was never late and I'm back to work since June, but I'm still praying for those that are having trouble and struggling during this pandemic.

U still have to pay your bills. That landlord might have mortgages on those buildings. He still has to pay taxes and bills on his property’s. He shouldn’t have to go into his personal money to support these people.

And I would wager that, conversely, the landlord would be barred from selling the property to someone who wants to have it as their primary residence rather than renting it out. Getting screwed in both directions. It seems the landlord literally has no way out; except possibly to declare bankruptcy. Not fair to them at all.

And owning a house is not a human right. If that were true then that would FORCE others to do the work to make your house, manage infrastructure etc. If you want a place to live you can go sleep in the woods and eat from the trees. Or you can agree to trade with someone and provide them labor in exchange for cash. From there you can chose to do whatever u want with this cash. The FDCPA expressly prohibits people from communicating with third parties about your debt. (15 U.S. Code § 1692c) This is profoundly stupid - you could get sued by the people that owe you money, and not only have the debt forgiven by the Feds, but fined and pay the debtors money in settlements.
If banks were foreclosing on rental properties to turn a profit, we would see a glut of bank-owned properties for sale on the market. But we don't. So, unless you have evidence this is happening, it doesn't seem credible to make that claim, does it?
This ended 2 years before the pandemic. This renter violated the terms of the agtreement over and over, broke into my private areas of the property to make it impossible for me to try to finalize the paperwork to evict him after giving him several 3 day notices. No cop would remove him after several calls and even domestic violence against me, because although a drug addict he did not have health insurance. I even paid him to leave.
Good stop using property to earn money, go get a job that involves forty hours of work a week, if that is not paying your bills get another job to supplement your income. Dont fool yourself into thinking you are providing a service or doing work by being a landlord.

Something tells me every time these renters got stimmy checks, there were empty boxes out front for new TVs, gaming systems, and other wants. Shoulda paid rent, and there are tons of help wanted signs every where. Breach of contract.
I am on the landlord's side... people can't live somewhere rent-free. The gov't program is designed to those who need assistance; not ones who CAN pay and aren't paying alleging there's a pause on rent and can't be evicted. If anything, the government should pay the rent then tax the renter at the end of the year for the money they paid to the landlord.

It's his property. He can do what he wants. They need to pay what's owed to him. Landlords have bills to pay too. They aren't getting breaks like renters are.
