Our son was hired right of college to work in a city he didn't know anything about. He and his wife rented an apt for a year and a half to make sure that this job would work out. He ended up really liking his job and finally purchased a home. He has been with his job for 12 years and never regretted renting the first year in their new town. Even at 23 years old, he was a practical and smart young man . . . and still is!

Because they feel "they are throwing their money away on rent", which is a fallacy. And this caller is a professional victim. Lost one job, got another, didn't "get along" with boss, now being bullied (in his mind) by the builder. It's always everyone else's fault.

@@shareworthy5720 No he needs to sell it because he did not get the job now he will not be moving. Plus he can’t afford a house with no job.Also I think what he wanted to do was sell it but he wasn’t sure he could he thought he was stuck because the builder wouldn’t take it back.

Why do so many people feel that because they own a house where they currently live, they MUST immediately buy another house in a new city or state where they are moving? Why not just rent for a year, to make sure the new job situation is stable?

If you have kids and need decent schools.for them, renting may not be a good option. Rental neighborhoods are often decaf ng neighborhoods in lousy school districts.

He could sell the house in the place he moved back to, use that money to pay for the new build, and then immediately sell it. Then buy another house in the original location. I'm sure his wife would be pretty ticked off with this solution too.

I don’t understand why so many people immediately buy a house upon moving to another city. Makes no sense. I moved from Colorado to Texas a few tears ago. I rented an apartment for a year before buying a house. So many people have the flawed mindset that renting is always bad. You’re not making a dent in your principal in the amortization schedule in your home mortgage until a few years into it.

@@johnSmith-uz8nl, I’ve just seen way too many newcomers to a new place get burned by buying a house right away. Some people just buy homes on a whim without putting much thought into it. It’s about stability. Buying a house should come from a place of stability. New city and new job is not a stable position to be in

From a lenders perspective: Dave is right he can only close on this house with his contract per approved for financing. He was never approved for financing but only pre approved. He has not been underwritten on par with housing regulations thus the lender should Deny this client and voids his contract. To get his money back they will play hard ball you, will most likely have to sue them but get HUD involved and you have a winnable case. Get a new lawyer too. Also he cannot flip this house because he won’t get approved to buy it unless he goes non qm.

So spend $20k on a lawyer? That is your answer? It sounds like he closed to me and if I am wrong and you are right... he can EASILY still list it on MLS and wait for his closing and sell it on the same day... as long as the future buyer understands what is going on, it should work.

Many years ago an executive hired by my company bought a house before his wife had seen it. Wouldn't you know it, the wife didn't like the house and made him sell the house during the 2008 housing bubble Burst. If I remember correctly he lost somewhere between 40K-60K. Lesson learned... Never buy a house without you wife seeing it and never buy a house when you are just starting a new job.

People often have an agreement to buy a new Corvette or any car in short supply, and sell it before it arrives. Play hardball, undercut the builder. If he sells the house he has listed, he may want the one he is building for you. At least prices are going up. You have a contract at a competitive price and buyer gets to pick their finishing touches. You will be fine.
