These riversided properties are so alluring to me 😍. Our family home in the Philippines is aside a river and also faces the Pacific. Here in the U.S., a steep hill rises behind the house and also down 1 block in front of the house, in a city facing the Pacific.. So the terrain often seen in your vids of hilly Portugal already feel familiar. Loved Fernando's idea to drive your camper and park it nearer the quiet bit of the river. Makes me think to focus on making the driving paths most stable and easy to use, while working out how to go about rehabbing the ruin. Someone's idea to build a deck with an outdoor kitchen beneath. An outdoor shower at the camping spot would be nice. 5 minutes walk to town? 😍 That'd be my cardio and strength training all in one 😁.

This is a great location, feels in nature and idyllic but so close to a great town. We wanted to be by a river but had to make some concessions 😉

@@destino2portugal Sir Nick the plan shows for sale is as much across the river as the side you showed yet it looks like someone else has been looking after the property cutting the grass etc the plan was hard to decipher but it looks to include at least one or more of the buildings over there can Fernando please advise on this so we all know. Looks like an old mill was once there from the look of the river construction, but that must predate any house there, from the ruins of the mill.

That could be all the stone at the bottom! I also noticed an inlet on the river beside the wall on the drone footage, definitely worth investigating! 👌

It's a very nice property with a lot of potential. Reopening the window would be amazing, but even better is to add a patio and put a covered balcony with a full outdoor kitchen! The views would be breath taking. It was good to see Sarah.

I think you can put a temporary structure there as long as it can be moved and possibly for the duration of the restoration, but I'm no expert so please check with Fernando 👌

Lovely property, as usual in your videos! It appears that micro-hydro might work for generating electricity. Does the property include any rights covering that? If not, how likely would one be to be able to obtain any needed permits? For restorations are any height limits applied to what you can build?

The leat is there so it's part of the river, its part of portuguese history! I would inform the local water board or whoever needs to know but I think it would be easy to get clearance. I think you can only build or restore what is there but please check with Carlos 👌

Hi, Sarah 🤗 Nick, do think the walls of the ruin are salvageable? It looked like every wall had cracks separating the stones up & down each wall.

They could be dropping due to rotten lintels and we also have a new technique for repairing cracks, we will be doing a vlog about it soon ♥️

@@destino2portugalthis would be very interesting. but i think the house is under pressure of the hill. also it seems, that the earth on top of the hill has moved down. difficult. is there a way right on the land?

@helgeschneider9069 it's difficult to say what is causing the subsidence, it could be repaired with underpinning and yes the earth is subsiding and will need looking at. There is no right of way across the land to anyone.

It's the fact it's a rarity to find a place on the river with the ability to build, that's what someone is paying for. It has also recently been reduced too 👌

I agree it's overpriced. You can't do anything with the land, except grow a few fruits and vegetables, so that's worth €10,000 max. Then another €10,000 for the property's walls, which is generous. Throw in a bit more given the proximity to Sertã, and the beauty and isolation, and you might get €25,000, around half the asking price. Don't forget too that bringing electricity as far as 500 metres will cost quite a lot to connect. It's not as if it's 10 or 20 metres away. Same goes for water, you need a borehole costing €6,000.

@@perolagrandethanks for the wake-up call to a dreamer. I was already away with the fairies planning!! It would mean dismantling all the walls and rebuilding it to ensure strength and stability, won’t? A house like this will also need foundations, waterproofing/ranking for the walls and floor, septic tank besides basic amenities. Would need more for the rebuilding as well as a proper roadway. Not going to be cheap doing this up.
