Absolutely beautiful!! All of your Model Homes just don’t look like Tiny Homes. Your designs keep getting better and better, if that’s possible. Who wouldn’t want to live in one of these homes. No stove, no closet that you can put anything in, no microwave. I don't want a bathroom that's connected right to my kitchen for the smell. This house just doesn't work at all.
Gorgeous! If you are considering a fold-down table as an optional amenity, the ones that have a ledge at least 6" wide, then fold down from there, are wonderful... you can leave your salt & pepper, or flowers, sitting on that ledge all the time, even when the table is folded down.
Idk, I still feel uneasy about the pricing. Apples to apples, I can build a 12x20x14 metal building, fully insulated, with 10 windows and a door for for approximately 12k, including manufacture fees. Pimp the inside and out, it’s now approx 32k. Idk how much it’ll be on wheels, nor the difference by using metal for the shell instead of wood. Add solar and it seems like approx 40k. This includes labor, maybe taxes. So that’s a full two level, 12x20x14, modern, solar powered dwelling for 45k vs an incredibox made from wood, thats 10x20x8?, same amenities or lesss, for 56k. Sounds like a 10k+ profit. Monthly, that’s like a 55k profit. That means I’ll save about 5-15k doing it on my own. Make it make sense. You all need to build that 12x20x14. Or at least a metal or wood 10x20x14 completely off grid for 30-45k. That’s making profit and more importantly helping the people. Idk!
@Tia Awnesti No, first building something yourself means you're not paying yourself but you do have to pay someone else to do the work for you. Add, when you do pay someone else to do the work, then you're also paying for their... Knowledge Experience Study Tools Services Time to go punctuality Accountability Professionalism Accuracy Guaranteed Patents Sacrifices Safety and security Payment of tax obligation Second, a business has to make profit just to stay in business. Otherwise they can't pay their bills, insurance coverage, medical coverage for employees, pay their employees, or even keep the lights on. Never mind run the business, do marketing, and actually make enough to make the whole process worth it or they might as well do something else. Companies like ITH deal with very tight margins, they're not making a whole lot of profit and is why they need to sell a lot of units because only with enough units sold can they make up for the low margins and make it work. Third, your structure wouldn't be mobile, it doesn't try to pack all the functionality of a home into a smaller space and still be just as functional as a larger home, which requires making use of every square inch of space and making a more efficient design. Add, for a THOW, the trailer it sits on functions as its foundation. So you have to add the cost of your foundation for anything remotely equivalent. While none of that address that the tiny house will be more energy efficient, requires less maintenance, will cost less to own, will cost less for utilities, etc. All of which can add up to a lot over the years, even up to multiple times what it cost to purchase the home originally... Long term costs are often one of the main reasons people misjudge cost of owning a home. The average home owner spends over $15,000 on non-mortgage costs like basic maintenance. So comparing this to that isn't as simple as it seems...
@@tiaawnesti5497 you have to consider more it’s not comparable you have to pay employees a living wage plus a electrician, plumber etc.. also the trailer it sits on plus do they need permits and the level of craftsmanship.

@@Swan-rb4yg- Manufactured homes are not the same thing as single and double wide trailers found in trailer parks. Manufactured homes are stick built homes built in a factory, just like ITH Model Homes. Their communities are very nice.
Gorgeous indeed! The 10x30 is roomy, but not too big. Love the closet/water heater cabinet and place for stack washer/dryer unit. Bedroom on ground floor makes for single floor living! The loft is great for overnight guest or extra storage for occasional use items. Those large over hangs on each end and each end of dormer gives a look of craftsman cottages of early 20th century updated for the 21st century. Good job all around!
❓Question❓I think the Charleston looks phenomenal in person, even better than I could have ever imagined. However one thing I'd love to see more of is more storage options in the stairs themselves. It's otherwise wasted space that I see utilized in a lot of other tiny home builds, but I've always been surprised that it's not something I see from ITH. Even if it were something simple like having the top of the steps open like a chest, I do think it could be a potentially popular option. Do you think this is something that may be offered in the future?
ITH uses the space under the stairs in most of their builds. The washer/dryer, and a closet, are the most frequent usages, but you can request piano hinges on the bottom 3 steps, which is the perfect place for shoe storage, boots, umbrellas and glove storage.
I have see so many tiny home and please believe me when I say this to you, Randy, you are unique you care for the customers you are help a lot of folks with tiny homes. I just ask God to keep on blessing you to bless your land as you bless others God bless you, and if I ever decide who will build my tiny house Randy it will be your company because the love the way you show your tiny homes projects you are one of the kind you keep your view middle door bless you and your loved ones. I think putting that hot water heater in the downstairs bedroom out of sight out of mind was a perfect choice as well. Amanda you are correct it is curbside appearance all you need is skirting around that and it's done she look lovely in any community be it a tiny home Community or regular Suburban area, ITH is ahead of its field and the idea of the future for housing people don't need those huge homes they can't afford them nowadays it's only a status symbol it's settle for something simple and beautiful again Amanda words well chosen curbside appearance
I would love one of these for me and my 8 yr old daughter, this would be just perfect, I would just add some rails in the loft where it's open at for her safety. We are in desperate need of a home . Your homes continue to get better and better in the design process.

Shared on my fb page. I am waiting to see the Lexington, I fell In love with just the drawing! Was there last week and toured the 10/28 I thought she said it was the Charleston but I could be mistaken. It was just like this. It was sold. It was so absolutely beautiful. Praying I can make my dream come true and get a house with a lot by next year!
Yes, the first Charleston was built with a smaller bedroom, then Randy added 2 more feet to the bedroom to make it a 10'x30' Model home with room for a queen bed AND a dresser.
That is a gorgeous home (did I spell that right?). I really love it. And I watched it before the video had been up 30 minutes! Keep up the wonderful work and keep feeding them 'kids'! Ha!
The three windows in the bedroom is the best the finest most wonderful feature of all, with the washer and dryer right there where the need for a washer and a dryer IS.
I like the Charleston model because i like the separate bedroom. The living room is workable. The loft is beautiful. I hope you continue to build them. When i retire i hope the charleston is available. Its beautiful. I give this model a 4 star. Rating.
Beautiful. I am building a 10x18 based off the yellow 10x20 featured earlier. The biggest difference is mine in on 7’ 6x6 post inside my aircraft hangar. I truly appreciate all the thought you have put into your designs. I have not found a floor plan better for a tiny house.

I really love ve this home. I would have to put talking up in the loft for I could see my puppy Teddy Bear fall of the loft. He is so excited all the time . He reminds me of Ace so much

Very beautiful, can see why this model is so popular. The larger size is especially pleasing for people who've accumulated a lifetime of belongings & don't want to dump everything they own to downsize. Nice work, Joseph :) (After the Great San Francisco earthquake, city parks were filled with emergency homes this size & smaller. Today some still exist there, similarly trimmed out, & people pay big bucks to own them. But why live in la-la land 💰😵💰when you can buy this home & place it somewhere nicer?)
