Many of you have asked what my day looks like so in this video I provide a breakdown for you! This is the schedule that works for ME and has brought me much success in the short amount of time I've been in the business. Sometimes it varies, but this is usually what it looks like.
5-6:30am Gym
6:30-7:30 Get Ready
7:30-8am Drive to office + Role Play
8-8:30am Get to office and review day with team
8:30-11:30pm Prospecting (Doors or Phones - Expireds, FSBOs, Absentee Owners
11:30-1pm Lunch
AFTERNOONS ARE SET FOR APPOINTMENTS..IF NO APPOINTMENTS THEN...
1-1:30pm Follow-Up
1:30-2pm Role Play
2-4pm More Prospecting
4:30pm Go Home, Relax, Eat Dinner
6:30-8pm Call back any expireds or leads I didn't get ahold of in the morning.
8-8:15 Recap my day in a piece of paper
9-10pm Relax/Read
10:30-11pm - Call it a day

Awesome videos Loida, I was taught the same in MFO and have the same schedule as you! After 3 years of never missing 30 contacts a day, I built a strong referral business but as you may know, when you stop calling, the well can dry up! Never stopped RP so my skills are still on point. I start calling again today and found the perfect teacher to re-ignite the fun the calls are. I forgot how fun and challenging they were. Thanks for sharing, that's an awesome video! I noticed you didn't leave any time open for going on appointments. I have a similar morning than yours, but afternoons and evening I leave white space (time for appointments) in my schedule, for CMA's, listing appointments, showing homes and attending home inspections. I prioritize my activities, and if I don't have any appointments in the afternoon, I do the next most important activity which is prospecting.

How do you handle all your existing business if you are prospecting all day... Showings, Home Inspections, Closings ect? Great video! Also, I have a large zillow spend but want to start cold calling. Experiencing buyer burnout now. What is the best " Inexpensive " Starter program for cold calling? Landvoice? Thanks Loida.

I'm loving your videos! I am a Realtor as well, 1 year in and I'm curious to know when do you block out time for taking care of your current clients. I know most of my time goes into dealing with lenders, title companies, negotiating with other realtors and so on. I feel like I haven't any time for prospecting anymore. Thanks!

Thanks for your awesome advice and golden wisdom. I make around 52 calls a day.5 days a week. Around 250 calls a week. I am new to real estate. But I am experienced in Cold Calling. You videos really help me to approach my clients on the phone and face to face. I believe great communication and super confidence is a must to be successful in Real Estate. Keep up your good work. Hi Loida! Love your videos! I'm an agent out in Denver. Time blocking is my biggest struggle. I noticed that you don't have any time in your day set aside to respond to emails from current pending transactions/ answer client questions/ write contracts/inspections ect. My biggest problem is I set time aside to prospect but allow my currents deals and clients to rule my world. Any suggestions?

Yes, usually I'll do that in the afternoons. Prospecting and lead gen will always be done in the morning for sure...and then later in the day if I dont have any appointments going on.

Hi Loida! Thanks for your great videos. I have a question...I am an agent that is getting back into the business. I was out of the business for about 4 years (living overseas) and I am ready to jump start; however I do have a full time day job. I needed it in order to purchase my house and the benefits are great. My husband is full time entrepreneur (architect) and we need health insurance. However, I was wondering if you can put a video together for a part time agent. I hear your schedule and its awesome but as a part time agent how should I divide my time? Thank you in advance!

I'm currently taking classes with Kaplan and I'm excited to start my new career if possible is it necessary to carry a laptop, iPad and a camera. Very informative. And I am not a new agent but getting my hustle in place. Thank you for posting this. But does it really only take you 30 min to get ready???? lol Maybe I am too old...lol. I do have kids and a dog.....but when my daughter is doing homework, I can use that time to prospect. Also, how many listing appts do you go on weekly? And what is your conversion rate if you don't mind me asking. Thank you.

I've been in the business for three years in feb 2017 and I'm finding you my saving grace. When I got my licence I was selling new condos on a site. Well for the past year, I've been independent and have had some success and made pretty good money. i'm finding that I'm lacking motivation now and I need a change. I work from home a lot and my problem is I get a lot of lease clients and not enough sales. So my focus of 2017 is to keep up with your videos for motivation. My other question is, how do you find people to role play with?

YAY! lol. Well, there are a few real estate agent groups on Facebook were people usually post that they're looking for role play partners. The partners I have are from a coaching program I was part of. Environment does play a big role in you staying motivated. How are you getting so many lease clients? Also, are you hitting Fsbos and expireds? I focus on listings and a lot of them this year have come from those sources.

Hi Loida! Just checking with you to see if you use Mojo neighborhood search for just listed/sold numbers. I was told that it is mostly landlines with some cell phone numbers. Has that been your experience?

We get ours from cole realty resource which provides also provides cell phone numbers. From my experience, when you call after 3pm more people will answer specially the landlines. It depends on the neighborhood as well -- for example; I was recently calling a neighborhood where people on average have been there over 20+ years and I was getting a great answer rate whether it was 10am or 3pm. How do you find an expired listing ph number. We use FlexMLS and on there it gives you sometimes full and sometimes partial owner name, depending on how the listing agent input their name. Im a new agent and will concentrate mostly on door knocking, but on bad days was thinking to call em. I heard you say "Mojo" what is that ?

+Ang LS It depends. It's rare you get immediate business from door knocking. Door knocking you'll come across people that you'll have to add to a database and keep in touch with. Calling expireds and Fsbo's are hot leads and circle prospecting you'll come across potential buyers and renters ..and the ocasional future seller.

I find I don't get very many people answering their phones or at home in the mornings. Do you think I should use the time in other areas better or you still recommend prospecting in case there is a chance?

Hi Nancy. To be honest with you the answer rate is always different everyday -- some days I talk to A LOT of people in the morning, while other days it's terrible and it feels that no one answers. I have found you have to switch it up. Who are you calling in the morning? When I do random cold calling, I find myself making a lot of contacts. Are you calling expireds, fsbos, random numbers? If you are out door knocking, depending on the neighborhood, you'll get a lot of people answering. What I mean by "depending on the neighborhood" is that lets say you're at an area where there are a lot of baby boomers, first/second owners, they will be more likely to be home. I've also noticed that when I start calling again after 3-4 pm I'll get a lot of people answering. I definitely still recommend you still prospect in the morning specially if it's expired and FSBOs. Aside from that,, maybe play around with the times..try in the late afternoon or maybe in the evening and see if you get different results. The point is to just prospect lol..it may seem boring and something that you don't want to do but that is the best activity and area you have to focus on since that is what will allow you to build your pipeline of either buyer and sellers. Hey, Loida! I'm really thinking about going to school to become an agent, I've already met with my local Keller Williams agency and they helped me out a lot with deciding what school to go to and how to get started. What I was wondering is, when you started school and when you joined an agency, did you have money saved up? or did you have to work at another job to pay for school as well as other expenses untill you made your first deal? I'm really looking forward to starting this new exciting career, I'm just worried about how I will balance it while still having to work as a waitress to pay bills in the meantime.

Hi Loida. I'm curious as to how you started out financially. Did you have a part time job just to keep up with bills? This is one of my biggest challenge for me having to work full time in order to pay bills and then not enough time to do real estate. I get told a lot they don't recommend quitting your job. How ever I end up quitting and starting a new job Monday. It's attempting not go back to work and just do real estate full time for month or two and see how it goes. But I know it's risky. I'm wondering how you started off if you don't mind sharing your story or make a video on it. Because I'm really struggling to figure out what is my best solution.

I am currently working full time and doing real estate simultaneously... Luckily I work as a restaurant manager where my schedule is flexible. My days look like this: 8am meditate + coffee, 9am work out + shower, 10am get ready + eat, 11am-2pm Real estate activities! - usually at the office but sometimes out previewing and I schedule open houses at least once per week! Then I have work in the evening from ~3pm until 11pm. On my two night off, I do chores like laundry/shopping. It's a busy life and your leads will be limited at first but all I need is 1-2 closings before I can afford to leave my job. It's not an easy life but if you love doing real estate, it will be worth it!

Here in San Francisco, we have broker's tours that fill up literally the whole day on Tuesday plus we have company off-market tours on Wednesday. We see around 40-50 properties a week. Do you go touring each week also?

Hi Loida, I'm looking to get my RE license in LA early next year. Is there still a sales agent option in CA? Here in Chicago you either get a Brokers or Managing brokers license. Reason, in doing my research I still see sales agent license on many websites for license. Also, are there accelerated courses? Thank you!!

+Bob Penzien hi Bob, I like the phones better...I hit FSBOs and Expired's and because I use Mojos 3 line dialed, I am able to talk to more people in a day than if I were to door knock.

So ive been looking into this realty school, it says its a 2 day crash course. After viewing your videos i find it it difficult to believe that well learn much in 2 days. How would I learn all i need to know in real estate? I worked at a bank for 2.5 years, and dont know anyone in real estate to give me advice. Im in the bay area California and people with no real estate experience keep telling stay far away from real estate in the bay, but it seems pretty good to me. Can you shed some light on these topics please?

Lol it's a semi long process to get into real estate. You first have to take 3 certification courses and pass them. THEN you have to submit your application to the department of real estate to be scheduled to take the state exam to get your license. The 2 day crash course you've heard about is probably the one you can take in preparation to your state exam. The whole process from when you start studying to getting you certification courses to actually having a license number can be around 7 months. How do you handle buyer or sellers that call you after 5 pm and are needy and expect you to hold their hand on things that are just so needy and wear you out with stuff or questions all the time. And text you continually. Non-stop. I am a successful realtor single mom and need family time but these people call or text me with the painter didnt show up or I have this concern, etc. any suggestions. Thanks

The expectations have to be established up front during your initial consultation/meeting so they know your schedule

I'm not sure what you mean. I call from 8-11am and I focus on FSBOs and Expireds -- If I'm talking to someone that's motivated, I'll set an appointment... many times they might be driving or at work... not necessarily at home.

Sounds like real estate is a sad business. Most businesses you put ad up and get calls. Ex: I had to call 4 handymen to finally get one available to work and they charge $65 hour. That will never happen in real estate, to many agents and no barriers of entry.
