Vaillant Boiler overpressure

Our Vaillant ecoTEC plus boiler was installed in March 2012 by an accredited installer. About a year later, we noticed that the pressure in the central heating circuit was creeping up requiring us to bleed the system quite often to reduce the pressure. No solution was found.
In May 2014, another engineer was advised by Vaillant to replace the 'Changeover valve' (£170). With installation and testing this cost us £432.40 in total, but the problem returned after only a few months.
Vaillant advises "I am very sorry to learn of the problems that you have experienced. Please be assured that we manufacture some of the most reliable and efficient product on the market and the model that you have selected has proven very reliable in the field. Your appliance was supplied with a two year guarantee supported by our Group Service organisation in order to protect our customers against manufacturing defects. Outside of this period, our customers are offered the option of either taking out an extended warranty policy or enlisting the services of our, or a local engineer, on a chargeable basis as and when is necessary." Annoyingly, we were never made aware of this option by the installer or later.
If Vaillant are so confident that their boilers are "some of the most reliable and efficient product on the market" it is somewhat surprising that they only offer a basic 2 year warranty. This video shows the weekly procedure to reduce the excess pressure in the circuit.

It is instructive that this simple video has received over 198,000 viewings. Maybe a lot of people have experienced similar problems with Vaillant boilers and are not getting a resolution from them.

It's one of 3 things. If it's the expansion vessel then when you turn on the heating the pressure on the gauge would rise rapidly or a lot faster then normal. If it's the built in filing loop. Then disconnect the interlinking flex pipe and see if that is the issue. But the most common problem is the dhw ( domestic hot water) heat exchanger has got a hole in it and is passing water from the mains cold feed into the heating thus increasing the heating pressure. I solved mine by replacing the dhw heat exchanger. Plus I'm a heating engineer and have done this slot now. But through process of elimination this is easily remedied.

Mine went right down f 25 turned the 2 valves underneath overshot water pressure so bled radiator like you seems to of done it. Still need them out to see boiler tho as leak coming from somewhere to make it drop in first place. Thanks for this video really helped ❤👍 Mine is a ecoTEC pro 28.

I have solved this problem (01.05.2019) - I have a VAILLANT ecotec EXCLUSIVE 838 - under the boiler are two white valves - these both need to be in the OFF position (ie. when you are standing in front of the boiler, you would be looking at the long white sides of the two white valves) - so that the boiler is not constantly under pressure. Then there should be a small brass valve with a square nipple under your boiler (mine is on the left hand side against the wall). With both those white valves in the OFF position, place a bucket under the brass valve just mentioned and with a pair of pliers turn the square nipple to release the water, looking at the water pressure guage on the boiler display panel at the same time. You will see the pressure drop. Continue to let water escape from the brass valve until the water pressure is about 1 or 1.2 (or in the case of mu boiler, about one third into the grey zone) then screw up the square nipple. You will see that the water pressure stays at 1 to 1.2

I think this is what I need to do as well. Thanks for the tip. What I think I'll encounter though is that one of the valves you mentioned isn't turning. The handle turns, it's the left hand one, but I don't think it has any grip and opens/closes the mechanism inside it. Will still Tey the brass valve to release pressure. I switched on the heating last night and pressure gauge shot up to 4 bars!

My boiler came with 7 year guarantee vaillaint eco tech and I have 16 months left, my pressure went up to 3.1 when heating on full blast, did same as u released water from 1 rad and got pressure down to 1.6 when cold, that was 4 months ago now it's at 1.8 when cold...if I keep heating on at 65 the most it will rise to with central heating on is 2.7-2.8 but going to get Plumber to have a look and maybe even contact vaillaint as still have guarantee

If it is a system boiler (pressurised) and the filling loop valves checked and shutting off properly - it will be the expansion vessel needing re-pressurising or the diaphragm inside it is leaking - so a new expansion vessel is required. Check out Mark Rays videos he is a master Vaillant Technician.

I might add the Expansion Vessel is separate from the boiler and can be any make.

I've recently returned home after a being away for 3 weeks, to fire up the boiler, put my heating on a low setting on the thermostat.. to notice the heating system being absolutely roasting hot, a lot more than usual.. I opened the flap on the boiler and my pressure was in the red and kept getting a flashing message saying 2.9bar when the heating system was turned on.. any clues?

It's clearly something to do with a faulty crossover valve - eventually an engineer tracked it down. Water passing from one circuit to the other.
@brianmcgrady2674
@brianmcgrady2674 3 года назад
The top op valve leading to the boiler for filling the system is probably where the fault lies. Part £2.50, but you may need a plumber to fit it for you. It could be a stainless braided hose, with the valve in the center, in which case its about £7.50 in screw fix. Turn off water, replace valve/hose, refil to start of green strip.

For me ... the pressure was rising even when heating off and boiler cold ... turned out to be filling loop valves letting by .... very common fault on these apparently ... just removed filling loop on RHS only after setting pressure at 1.4 bar cold with system off, during which i noticed continuous dripping below and pressure dropped to 1.2 bar ) then simply fit male and female 1/2" BSP blanking caps with rubber seals (£5 total) to respective ends leaving filling loop connected on LHS .Turned on heating and problem solved without costly call outs! If and when i need to top up system which is rare ...( maybe every year or 2) then remove caps .. refit braided filling loop ... top up and then repeat! Don't see the point in messing around upside down and risking disturbing pipework by replacing with new valves which are costly - £25 each - and will probably fail again! Problem solved within 10 mins and under £5. .......well .. that's after hours upon hours of diagnosis reading manual ... watching every dam youtube video .... bleeding rads ... draining system ....pumping up expansion tank pressure etc etc !! Just check if the pressure still rises when cold with heating off and avoid using hot water for sink bath for a couple of hours .. if so ... this is probably your easiest cheapest fix! .... and btw the gauge isn't great for assessing accurately the pressure ... press the - minus button instead!
@TheAnarchystar
@TheAnarchystar 7 лет назад
if you want to save some money and you have a valve installed on the pipe leading to the filling line of the boiler vhere the filling valve is located, just close the valve before the boiler and the over pressuring should stop if the valve is the only cause.

@shaggypyro
@shaggypyro 8 лет назад
Common fault with this is that the internal filling loop has poor valves and they letby water into the system and this is why your pressure gauge rises and you will get dripping from the pressure relief valve outside.
@colinfairley5118
@colinfairley5118 7 лет назад
You sound like you know how to resolve this Duke. What is the answer???
@shaggypyro
@shaggypyro 7 лет назад
Sorry for the delay. I cut out the internal filling loop and used a non return check valve on the water inlet side and fed into the other side that I took out. I also used some good quality isolating valves with taps on. Really, once a boiler has been commissioned, the filling loop if not internal, should be removed but hardly anyone does.
@shaggypyro
@shaggypyro 7 лет назад
It can also be a perished expansion vessel which fills up over time due to water getting through the membrane inside. I tend to re-charge expansion vessels as habbit on a yearly service. I check what bar pressure it ought to be and if it's less, then I charge it up with air because not many engineers carry nitrogen around with them.
@shaggypyro
@shaggypyro 7 лет назад
Do a test on the valves underneath by closing off the left hand one over night and see if the pressure rises? If not, then it's you main inlet valve of the filling loop. I don't know what your knowledge is of plumbing but most older filling loops are of the braided flex hose. An engineer or plumber will know what these hoses are like but I say stick to a Gas Safe engineer to alter the plumbing side of your filling loop.
@shaggypyro
@shaggypyro 7 лет назад
I keep thinking of more things. An engineer can check the expansion vessel by checking the valve on the unit and if water comes out, then it's goosed more than likely.

@TheAnarchystar
@TheAnarchystar 7 лет назад
the change over valve if faulty usually gets stuck in one position which could be caused by the engine or other mechanism activating the valve or by mechanical fault in the valve both of which can be inspected by an educated and experienced tech person for vaillant boilers, some of the things i mentioned earlier arent taught in the course, they are learned by troubleshooting for faults and trying to figure the cause if the cause isn't obvious in the first place, if i just vent around replacing parts i would be ashamed to call my self a gas appliances and boilers tech guy... after all in the end it is your and our safety that is at stake...

I have the exact same issue on the same boiler (mines the 824 model and a few years older but looks identical to yours). I also have had a plumber come recently, he even serviced it and replaced the expansion chamber I think. However the problem persists and i'm back to bleeding the rads... Did you manage to fix the issue in the end? Did you try using the relief valve under the unit itself? Thanks. Richard
@dac3uk
@dac3uk 8 лет назад
+Richard Batts In the event, it turned out that the filler valve had a very slow leak so it was replaced. Since then we have the opposite problem of falling pressure and a physical leak from the valve that controls pressure between the heating and water circuit. That has now been fixed. We are using Vaillant's own accredited engineers and have bought an annual care plan from them - which is expensive but appears to be necessary.
@archstanton8421
@archstanton8421 8 лет назад
+David Clover We have the Ecotec Plus 831. We keep getting a leak from within the boiler itself and the pressure is 3.0 bars, which is too high (believe it should be 1.5 bars). The pressure gauge dial is hovering just outside the red zone. This morning the boiler switched itself off completely because the pressure fell to 0.3 bars and was displaying an error code. I managed to switch it back on using the F.22 instruction video on You Tube, but unfortunately the pressure is back at 3.0 bars again. Looks like this is something only the plumber can fix. If you don't mind my asking, how much does the annual care plan cost?
@dac3uk
@dac3uk 8 лет назад
+Richard Batts It turned out that the filler valve was faulty and leaking inwards causing the overpressure. Replacing it solved that one. Then a subsequent problem with another valve - a leak this time - caused the pressure to fall and the contents of the airing cupboard to become soaked.... I now have an expensive contract with Vaillant. I did eventually use a Vaillant registered contractor - organised by them directly to solve the problems. The local third-party contractors we had didn't have a clue about what to do other than send us large bills. Vaillant does that too, but you are more likely to get a proper fix from their warranted people.

Always, always get a Gas Safe engineer to work on your boiler, not just a plumber. It is illegal for anyone to work on a boiler or any gas appliance unless they are Gas Safe registered and have the qualification to work on boilers. Always check the back of their card for what they are qualified in. If they are not, try get their gas number, say ta ta and report them.

Actually your wrong. Any competent person, plumber or electrician can service, repair any non gas component ie: circulating pump, expansion vessel, prv, etc, as long as removing the boilers cover does not break a gas seal. www.gassaferegister.co.uk/media/1449/who-can-legally-work-on-a-gas-appliance-factsheet.pdf
