I would say hungover Alex is a lot more chill and laidback and suits the vacation home video very well. I love that you're showing vacation homes that was definitely something I was personally interested in having looked at opportunities in Hokkaido, Nagano as well as a beachfront area I can't remember the name of. This place is beautiful, and right in front of the Hakuba skis area. Really what more do you need?

Now THIS is the kind of content I'd love to see, not the old, dark, small concrete apartments in Tokyo. Would love to have more content like this, especially mountain lodge and house outside of Tokyo.

The average apartment/house architecture in Tokyo is very ugly. I've seen some very nice penthouses and mansions is Tokyo when I was studying architecture but they tend to be kept away from the public to protect the privacy of the owners/potential buyers.

My grandparents moved to Hakuba from Tokyo in early 70s and I used to stay there during Summer holidays and spring breaks when I was child. It was already popular ski resort among Japanese but I rarely saw foreigners at that time. My grandparents were not rich at all but they could buy a spacious home, which was big enough to host all my cousins to stay for weeks. Time flies, after Aussies “discovered” Hakuba, it became a popular resort not just for Japanese but for foreigners too. Along with it, real estate prices soared. I can’t believe a small cabin like this priced more than 40 million yen❗️😳 It’s in the same price range as a home in suburban Tokyo❗️Local people can never buy such house. I’m not sure if it’s good or bad.

A ski house this close to a ski resort where I live would be well into the millions! Some people are surprised at the price being this high but I was honestly surprised it was this low

You should probably do more of these properties that are in different parts of Japan. Tokyo is great, but not everyone want's to live there. Plus we would also get to see more of Japan :)

Damnit Alex, you can't just go around saying that have more than one "favorite" place in a home. By definition, "favorite" means the most liked, preferred above all others, the singular best according to said individual. You go from calling the "office room"(mind you there's pretty much damn near zero office-like things about that "office" other than the large table, a chair and some old newspapers; don't offices usually mean they include something like a computer, some cabinets, maybe even a stapler, you know... stuff like that) you're favorite room in the house and then without any hesitation whatsoever you then call the bathroom your "most favorite part of the house in general." You're lucky Alex, you're lucky that you're my favorite "house guide" channel regarding Japanese homes.

If I were told to spend 1 million dollars on real estate, I would definitely consider a vacation property and a more urban one. If I worked at a "work from home" job, I'd just get place like that and a car then pocket the savings.

Could you please do more affordable homes…rentals & sale? It’s fun to see inside the luxurious ones but those will never be for me. I really like this one; it has plenty of space yet is still cozy. Personally, I wouldn’t want to live by a ski resort but I do like rural living. Thanks!

It is rural but it appears to be in a resort area, which means the value of land is almost certainly a lot higher.

I wonder how easy it is for people to get supplies and contractors to renovate a house in Japan. I can't imagine it's as easy as waltzing into a Home Depot/Lowes like it is in the US?

Wow, you certainly couldn't get much for $400k here in western Washington State. You could get something quite average, in an average location & an average square footage, along the lines of that pricing around 4 years ago, but nothing even close to "luxury". Prices seem super good in Japan.

Been watching quite a few Japanese home tours, seems none of them have insect nets on the windows. Is that a rare thing in Japan?

Most places built in the last 30 or so years have nets, but they are usually on the outside or can be pulled out from the side of the frame. That's probably why you didn't see them in the videos. This house has the pull-out kind.

Is the chimney gas? My only issue with this home are the 2 bathrooms. Why 2 of them especially right next to each other? I feel like the owner could have put them together and could have had a larger bathroom in return.

It's a gas fireplace. Many people prefer to have two bathrooms instead of one, even if they're both smaller because of it

The house is insulated to western standards, with spray foam insulation in the walls and floors, plus the windows are extremely thick and dual paned. Top that with floor heating in most rooms and this place is pretty much hermetically sealed.

@@latenight6815 Well, it *is* a rest house / vacation house in what is basically a ski resort, and the ski lift's only a few meters away. But what really makes it worth every yen is that it's in *Japan,* a country with one of the highest standards of living on the planet. The quality of life there is *very* high: it has a very stable government, it's an extremely safe country to live in, the health care system, social services, *and* the educational systems are excellent, and the people are *polite.* In short, peace of mind is what you're paying for. I'd gladly pay 40M Yen for a place like that.
