It's best to focus on prospecting leads that will give you the best return on your invest of time. Many veteran agents will tell you that if you're new you should focus on buyers and do open houses...however that's not true...You are capable of going after listings!

Amen girl! I'm still pushing through, trying to make this $$$ happen lol.. I switched brokerages a couple of weeks ago and because my new broker is focused on helping the agents become beasts at listing and everything real estate, from working with investors to becoming investors. If I hadn't found you last year I don't think I would've ever known to move onto people with the "listing is the name of the game" mentality. Thank you for everything you put out there as you go through you journey!

The group I'm thinking of joining said that business mainly comes from referrals.. I don't even know that many people. The other team said that my main role would be to work with buyers and I know listings are the way to go so I don't know who to go with

I think the main problem for new agents is that they don't know that the main thing will be cold calling or door knocking and that is the last thing they want to do

Very true... new agents do not want to prospect but that is the key to success.

As a new agent , it’s hard to believe ppl still door knock .. I’m not saying it doesn’t work , but I , nor anyone I know has ever had an agent knock at our doors ..

Hi Loida - been watching your videos for some time now, thanks for the valuable content! Can I make a request? You and Bryan state all the time that focusing on listings is the name of the game, however, you guys don't really explain HOW to focus on listings. Can you do a video or provide feedback on how to do that? Thanks!

Loida you are such a badass and I watch you and BC's videos every day. I'm an ISA in a KW office right now while I work on licensing, but between you, BC, Kevin Ward, and my boss (Carin Nguyen) I am certain I'm going to be kicking ALMOST as much ass as you guys are in 2018. Right now I call Expired, Probate, and BoldLeads daily. I firmly believe in focusing on listings, and the lead sources I've chosen have been good to me. Love you guys at Team BC and I sincerely hope you keep making vids. Just bought Book of Yes and will certainly grab BC's content for Expireds and FSBO's (absolutely a bargain at that price!). You guys are great and I watch your stuff pretty much daily. Plz keep it coming, both of you. 👍

It is si true. I started at KW and went to every single class they offered for a few months. Because I didn't do anything else, I didn't apply everything I learned and I forgot everything...I had a shitty mentor...

I did start with open houses because it's free and I couldn't afford a dialer. Maybe do a video on getting contact info for expireds without paying for a service?

You're delivering great content, Loida. I feel like you and Bryan are a Netflix series, as I have been binge watching most all of your videos. I just enrolled in the pre-license courses. In addition to that, what else can I initiate to get prepared as a new agent? I checked your website for products. Do you offer any books with scripts?

Thank youuu u answered my question abt assistant/team/or solo! Which im SURE many asked too. Before my license i did assist pt 7 months mainly doing admin marketing computer stuff. Then after passing my exam i joined a team for a month did open house, cold calls n door knocking. I left the team caz i was noticing i was being more...used basically for their schedule & agenda.n the team leader was hardly around neway so it was like i was on my own. So now im still waiting for my license n im studying scripts,reading books & studying the market & youtube ofcourse haha. Thanks again! Would love 4 u to b my mentor

Interesting. Here and in Facebook groups I continue to hear about new agents joining teams (which sounds great) and ending up being used as "licensed assistants" and not being given opportunities to grow their own business. I considered it when I started but my office didn't really have many teams and none looking for someone. Perhaps a blessing.
@tigerx22
@tigerx22 7 лет назад
Richard Welch yes i was not given the opportunity to grow my own business, rather the team leaders business. I made calls and door knock, i was given the numbers and location to focus on which wasnt even to my interest of location and was told to report to daily on my contacts and my hours. Wen i did door knocking i was told to pass out HER flyers of open houses and "team" introduction but it was mainly all to her benefit. But i took it as just practicing and realized just as i was being practically a tool to her, i used what i could as practice to see their method. But i agree unless u get lucky w the right team leader, the chances are slim so dont waste too much time, if any, in a "team".
@tigerx22
@tigerx22 7 лет назад
Richard Welch oh and speaking of which, u mentioned licensed assistants was true to my experience as she also required an hour "team work" meaning helping with her workload. No bad feelings w her, she still was kind abt my leave, and the team members are around my age so we all got along and would still work together, but had to come out of thinking im part of her team because i felt like her employee.

Unless that’s the structure that they have arranged with you and they’re handing off buyers to you, you definitely should focus on prospecting sellers.

Hello Beautiful Loida! I have been following you for a few years & love your mentality & Truly appreciate the knowledge you share with everyone. I just got my Texas license 3 weeks ago! (Dallas/Fort Worth) I listed a home last week, super excited but question for you. Is there anything I should be doing besides open house to get that house sold any quicker? It almost feels like going fishing, waiting, waiting until a Big Fish bites. Oooosahhh- Patience is a virtue, I know. God Bless ya!

Great information! I'm just starting and today I had the second meeting with the broker I am going to work with. I am signing tomorrow and hopefully everything goes well. They don't usually take new agents so I am nervous since mostly everyone there has a ton of experience. I do have sales experience so I am confident that I can do it....but still nervous about being the new person. Thanks for all the info!! I'll be asking you more questions I'm sure later on 😁

Hey I'm about to principles and practices class to get my agent license. I've heard in a few of these videos people talking about you know cold knocking on doors which I've actually done before I used to sell cable and I knocked I did cold calling for that when I was younger and a hell of a lot less confident. So anyway are you talking about just going door-to-door and handing them your card and saying if you're going to sell your house I'm a real estate agent?

I’d depend where you’re at. I know in the east coast like New York, a lot of agents do rentals. If you’re able to convert them fast then it wouldn’t be a waste of time

Loida I love your videos. I just wanted to say that I am seeing results from open houses. Many people from the neighborhood see the signs and come by. They are not looking to buy, just being curious. I also door knock the neighborhood beforehand. I agree it should not be the main focus.

Kenji Ignacio How are the monthly fees there? I checked out a KW office when I first got my license. Seems like they just tried to sell me on joining and collect their monthly fee. I will admit, KW has amazing training for new agents. Not worth the high monthly fees though. Good luck my bro.
