Pay an amount more than EMI Constantly. So that you can deduct a small portion of Principal amount from intrest and ofcourse some intrest amount via Additional repayment. NB : I'm not a financial expert. Bt I get to know it's the best way to close the loan sooner.

ഹലോ ബ്രോ എനിക്ക് ഈ കാര്യത്തിൽ ഒരു സംശയമുണ്ട്. ഉദാഹരണം ഇപ്പോൾ 25 ലക്ഷം രൂപ 10% പലിശ നിരക്കിൽ 15 വർഷത്തേക്ക് എടുത്തു എന്ന് കരുതുക. പഠിക്കുന്ന 2 വർഷവും അത് കഴിഞ്ഞുള്ള ഒരു വർഷവും സഹിതം മൊത്തം 3 വർഷമാണ് മോറാട്ടോറിയം പിരീഡ് എന്നും കരുതുക. നിലവിൽ പലിശ ഒന്നും ആ 3 വർഷം അടയ്ക്കാതെ ഇരുന്നു എന്നും കരുതുക. അപ്പോൾ ലോൺ എടുത്ത ആദ്യത്തെ വർഷത്തെ പലിശ ആയ രണ്ടര ലക്ഷം രൂപ നമ്മുടെ പ്രിൻസിപ്പൽ തുക ആയ 25 ലക്ഷത്തിന്റെ കൂടെ ചേരുകയും അത് 27,50,000 രൂപ ആവുകയും ചെയ്യില്ലേ? ഇനി അടുത്ത വർഷം വീണ്ടും 27,50,000 ന് അല്ലേ പലിശ വരുന്നത്? അതായത് 2750000 രൂപക്ക് 275000 പലിശ വരികയും വീണ്ടും പ്രിൻസിപ്പൽ തുകയിലേക്ക് ചേരുകയും അല്ലേ ചെയ്യുന്നത്. അങ്ങനെ മൊറൊട്ടോറിയം തീരുമ്പോൾ 3 വർഷത്തേക്ക് പലിശ അടക്കം പ്രിൻസിപ്പൽ തുക 33,27500 രൂപ ആവുകയും തുടർന്ന് EMI തുടങ്ങുന്നത് ആ 33,27500 രൂപക്ക് അല്ലേ. അതിന്റെ മുതലും പലിശയും അല്ലേ നമ്മൾ 15 വർഷം വരെ അടയ്‌ക്കേണ്ടത്. ഇനി നമുക്ക് EMI പീരീഡിൽ എപ്പോൾ വേണമെങ്കിലും കൂടുതൽ തുക അടച്ച് ലോൺ പെട്ടെന്ന് തീർക്കാൻ കഴിയുമോ? അതായത് EMI തുടങ്ങി ഓരോ മാസവും 1,50000 രൂപ വെച്ച് അടച്ചാൽ ഒരു വർഷം 1800000 രൂപ ആകും. അതിൽ ആ വർഷത്തെ പലിശ കിഴിച്ചാൽ 14 അര ലക്ഷം മുതലിൽ അടക്കാൻ കഴിയുമോ. അങ്ങനെ നമ്മൾ അടച്ചു പോയാൽ ചുരുങ്ങിയത് രണ്ടര വർഷം കൊണ്ട് നമുക്ക് ലോൺ തീർക്കാൻ കഴിയില്ലേ? പ്രസ്തുത ലോണിന്റെ പലിശ മുതൽ കുറയുമ്പോൾ അതിനൊപ്പം അതിന്റെ പലിശയും കുറയുന്നുണ്ട് പക്ഷേ ഉദാഹരണം പറയുന്നതിനാൽ ആണ് ആ കണക്ക് ഒഴിവാക്കിയത്. 15 വർഷത്തേക്ക് ബാങ്ക് തരുന്ന ലോൺ നമ്മൾ 2.5 വർഷം കൊണ്ട് അടച്ചു തീർക്കാൻ ബാങ്ക് സമ്മതിക്കുമോ? അല്ലാത്ത പക്ഷം 25 ലക്ഷം നമ്മൾ 15 വർഷം കൊണ്ട് അടച്ചു തീർക്കുവാണെങ്കിൽ കുറഞ്ഞത് ഒരു 75 ലക്ഷം എങ്കിലും നമ്മൾ മൊത്തം അടക്കേണ്ടി വരും. ഇനി ഇപ്പോൾ രണ്ടര വർഷം കൊണ്ട് അടച്ചു തീർക്കുവാണേൽ ബാക്കിയുള്ള വര്ഷങ്ങളുടെ പലിശ കൂടി നമ്മൾ നടക്കണോ? ഇതൊക്കെയാണ് എന്റെ സംശയം.
