I'd go with an AC unit for heating/cooling, you probably would only need one in that size of a place but it also cleans the air which is also important.

hey, if do happen to move in without a bed, you could setup a hammock. You've got wooden beams on all sides, two hooks and some cloth (hammock cloth) bedtime is sorted. By the way, best of luck building this thing. You're doing a stellar job.

Cooling will be as important as heating, so why not go for a ductless/minisplit heatpump system? You might get the 5k gov grant for it. Also, maybe slot some insulation between the floor joists? Every bit helps.

The grant for ASHP only applies to Air to Water (A2W) ASHP, not Air to Air (A2A) systems which a ductless/mini split is. You may however qualify for an A2A ASHP to be zero VAT rated. To get the grant which is now 7500, for an A2W system also requires an EPC, for it to be installed by an MCS registered company and for it not provide cooling element. There are now A2A systems that can also provide domestic hot water. Single unit outside up to three inside plus 120L hot water tank, which would be adequate for a tiny house. But May require a certified person to install which would not meet the do it all myself element.

Insulation in the walls and floors is absolutely essential, even with a warm roof and especially with UFH heating. I would do celotex in the floor with a DPM on top to stop any drafts or moisture coming up. Then your 18mm ply on top Installing retrospectively is obviously not an easy option. If it’s not in the plan, pull the plaster off and get it done!

As long as the outside is done the windows and doors are in and sealed roof sealed and tiled you can move in and finish all the inside work .

We have black/dark bathroom and very happy with an installed water softener; no stains, less soap use and better for skin ;-)

I doubt this is going to be habitable by new year unless you summon a gang on it working full time. The last 3 videos I think you've added a few pieces of timber and adjusted the bath opening. Which new year 2025?

I would advise against a wood burner, they are unhealthy. Here in Canberra they are being phased out then totally banned. Also what was the name of the limescale remover. didn't quite catch it. thanks.

Maybe look at electric radiators - they worked well in our last house and you can programme individual rooms. They were pretty cheap to run also. 10 years ago they were £200-£600 depending on size

I am sure you know what you like, so this suggestion will most likely not work for you. I live in a small house (not a tiny house), and for the bathtub surround, I did not select tile. I selected a plastic enclosure, for the very reasons you mentioned. No grout lines to clean, and the plastic is smooth and it really sheds the water well. It requires almost zero cleaning. And not having dirty grout lines helps the bathroom look well cleaned at all times. Everywhere else in the house, I went for the traditional surfaces, but for the tub only, I prefer the plastic solution.

PSA: dont sign up for the newsletter; its garbage. the side hustle hes been banging on about for weeks is just telling property developers about good property investments and then getting paid a finders fee for it. no details other than that. he says he knows developers because of 10 years of experience. the way he advertises it i thought hed actually explain it but he doesnt. im starting to think this guy may not even be what he says he is at all. very shady under the guise of being this down to earth person
