Cold Calling LIVE FSBO - Real Estate Agent [LIVE] 

Here's an update on this one. I did get the listing. The client was really nice and didn't put up a big fight. Numbers wise, I focused on what he wanted but I was also very upfront about the numbers that the market was giving. We made an agreement that if it didn't sell within a certain amount of time, we would try my numbers. At the moment, it is not on the market as there are some things we are still getting together but it will be very soon!

You did a great job working past his single objection (cost) and found his need (50k). I think you were subtle and built a lot of trust with him. You had good rapport in the beginning and were direct with what you were seeking from him. Great work, that's why you're top tier.

This is the best script I’ve heard everyone else I watch sounds like a complete robot, and I like how you didn’t start off with “I’m a real estate agent”

I’ve probably watched a 100 of these but this was the first REAL one I’ve seen. It wasn’t super crisp or clean, just very natural, both you and the owner had hesitations and short awkward moments. This is how it actually is! These types of videos are the ones that truly help people. The other ones are too perfect and fake. It makes you feel like if it’s not perfect you failed but actually this is how it’s done! Thank you for the awesome videos, keep it up!

wow man, thanks for the motivation.. I haven't got to FSBO's yet, but its seems like it is just a matter of getting into it and utilizing the right scripts and getting used to the objections, and simply finding my own rhythm to it. It's accepting that rejection is an inherent and integral aspect of what this is about and getting over that and jumping right in, to get to the yes's.

In that call I will ask the buyer upfront will it be anyone that has to be with you to make decisions. Just for you not to waste your time after talking with him then he said I have to talk to my partner. Have that clear expectation upfront eliminate that. Thank you ☺️

If he wants 50k in cash why doesn’t he just sell the property with the 6% fee? After 6% fee of around 500k is a lot more than 50k.

Do you think that you could do a Live cold call for an expired listing? I'm a 20 year old taking lots of interest in in real estate and I'm currently working on writing scripts to practice with and I would like to see how you would approach an expired listing.

A question I still haven't fully resolved is how can one legitimately tell a FSBO that they could possibly net them more or the same amount money on their home while still earning your usual commission along with the possibility of lowering the sale price of their house, as per the scripts? Seeing it from the FSBO’s side with very simple math, say they owe only $80,000 and are selling for $100,000 with the hope to net $20,000. If they sell it for what they want, they get $20,000 net, right? It seems if an agent, with a 6% commission, sells it for 100K the owner will net $14,000. Further, if the house has sat on the market for 3-6 months the agent might show the owner that the market is showing to lower their price, maybe to 95K or 90K. Now, say they sell for 90K, the agent gets their 6% and the owner nets $4,600. I know there are many other factors and variables involved like an owner’s unrealistic expectations of price for their home and the agent was actually able to get their home sold; however, with just simple math, how was the agent able to actually help them with their net?

This was a horrible sells call from the beginning to the end first mistake you made was ask him if it’s a money thing it’s always a money thing when it comes to real estate you should know better than that. Second mistake that you made is that you set up an appointment with them and then you told him let me look at my calendar if you’re calling him to make an appointment for the next day you should know your calendar better than saying let me look at my calendar you should’ve actually took him to the appointment that same day if you have a time to call him you have the time to set up an appointment it’s obvious that people aren’t calling you for a listing and I will be brutally honest that just means that you’re not a good agent but you can get better there’s room for growth which is always great. Good luck buddy
