I couldn't believe all the amenities included with this home in La Paz Mexico that are provided for such low HOA fees:

Rachael and Bob moved from Oregon to La Paz Mexico with two of their three children in the summer of 2021. Their son is in a bilingual school in La Paz. Their daughter in online school from the USA. And their other son is in college in Oregon.
This house has views of the mountains and of the bay. Two floors with a rooftop deck.

I am living in el centenario partially because of your videos but what I find really funny is my sister who doesn't live in Mexico asked if I met you. I said no but I wanted to help with cleanup of the beach but was in Canada at that time. I'm staying longer this year in Mexico as we just bought a house and built a pool so maybe we will meet up at some point in the future.

Brighton: I always like your level of honesty and that of your "guests". We live in the Bay Area, CA. Been to Mexico many times. Don't know if we'll ever take the plunge. We're both comfortable in Spanish. But thanks anyway!

I visited this area with my real estate agent early this summer. It’s a good deal for the money but I kind of felt these houses were being cranked out as fast as possible and maybe some corners were being cut. Just my impression of the place. It’s a crowded neighborhood and I figured it’s gonna be seriously loud on holidays or when someone has a party. You’re going to be sharing the pool and clubhouse thing with a lot of people. Could be fun depending on your perspective. I also was told it’s about 90% Mexican people, which would be good for improving your Spanish.

I didn't get the feeling on the corners being cut, but the houses are definitely close together. And there aren't a lot of full time residents - maybe that's good because the pool is usually empty, but when the places are all rented, it could be a crazy place.

If you could do a tour of assisted living facilities or nursing homes that would be awesome. Also her place is gorgeous!!! Did she say anything about noise levels in that area?

Thanks! I'm definitely going to talk to someone about assisted living, but I wasn't thinking about a tour. That's a great idea! Be sure to click subscribe so that you see it when it comes out. She didn't mention noise. It was pretty quiet (except for construction noise.) It seems like it would be a pretty quiet place based on neighbors and the surrounding area.

@@AlmostRetiredinMexico Yes, please do a tour about assisted living. A lot of older (and not so old too!) expats want to see this to make sure their budget affords something like that, when it will be needed... there are not many such videos on youtube. We just subscribed!

I feel bad for this family. The neighborhood appears really nice, but I’m surprised at the quality of the build. The leaking staircase is absolutely unacceptable. I guess for the price that they paid it kinda might be work the a few leaks here and there. It’s been my experience in the part of Cabo that I’m familiar with the build quality is superb. I would even say it’s better than the states. Another thing is that Mexico doesn’t have a lot of the ridiculous codes the US has so things can be built better and look better. I hope they get the leaks under control and are happy with their beautiful neighborhood

I think they got their leaks under control. And it's a design flaw - the units were supposed to have covered stairways with a door at the top. But some of the original purchasers didn't like them, so they changed the design to not have anything blocking views. And ended up with water down staircases. I love the lack of codes down here - allows for much more creativity. But building code probably would have prevented the leaking staircase issue before it was built...

It's definitely a risk, but can also come with some big rewards. Some folks are able to sell their units at a $100,000USD profit as soon as construction is complete. But with reward comes risk...

In my upcoming video tour of La Paz with a real estate agent we talked about Paraisio del Mar, but we didn't go out there. I'm not sure if you can take the ferry if you aren't a resident (but he pointed out the spot where the ferry docks in La Paz. Thanks for subscribing - that video is coming out soon.

No one ever seems to know much about that area. I’m on a few La Paz FB groups and the area is mentioned but it’s hard to find info about it.

I went there at the beginning of the summer. The ferry runs every half hour except for a couple low usage months when its every hour. Go with a real estate person and there'll be no problems. If you look like a typical gringo they probably wouldn't ask questions either is my guess. The houses are expensive and sold out but there are good deals on condos. Really nice pools and the views are outstanding. There are free bikes to use to get around the "island". It really does feel like an island. There's a tiny convenience store but you will need to haul groceries on the ferry pretty regularly. If you're a golfer this place would be pretty awesome I imagine. Nice breeze, too, making the summers more tolerable.

That stove is not a great one I’ve had two 🤪. A friend of mine has taken appliances down to his Mexico house but had to pay “tax” at the border to get them in

Yeah - it's kinda hard to smuggle a stove across the border ;-) My wife wanted to bring a dish-washer, but we found one down here.

Their Airbnb unit lists for about $100USD per night. Their house would be about $200USD per night. I'm guessing their home would sell for about $300K USD.

Is it expensive to ADD the dishwasher because the water. hosing etc not installed OR did you mean the fushwashers themselves are expensive in MX?

Dishwashers themselves are expensive compared to the US. And harder to get - like no one stocks them, so you need to order and wait for delivery.

When you fly to La Paz what route do you take from PDX? Do you cross at the CBX in San Diego or do you go through Guadalajara?

I usually do CBX. Actually more often I'll fly direct from PDX to Cabo and then take the bus. But usually I'm shopping for any bargain I can find.

The build quality looks pretty bad. Especially the finish work. Id be very worried about plumbing electrical quality as well. And thise leaks. I fear they will continue in the future.. and always when heavy rains appear

There are different construction standards. I think these were built for the Mexican market more than the expat market.

Hello Edward, this is Rachael, the owner of the house. We shopped at Muebles Dico in La Paz for most of our furniture. They have a physical store by the Home Depot in La Paz, but they had to order most of it from Guadalajara, and that took about one month to get those items. In general, we've been very happy with the quality of the items.

Hello! This is Rachael, the owner of the house. We have travelled to a few other parts of Mexico. I've been to Oaxaca a few times, and as a family, we've been to Puerto Vallarta and Puerto Morelos, which is between Cancun and Playa del Carmen. We decided that although we really like Puerto Vallarta, it's a bit too touristy for us. And the Caribbean side was too humid and flat for our taste. We loved the laid back family vibe of La Paz, the dry desert climate, and the stark beauty of the desert meeting the turquoise Sea. I think that in the end, it's just a matter of personal taste and style. That's the great thing about Mexico, it has something for every taste and budget, I believe.

I'm very concerned about having a large moving truck being ambushed by gangs. I've heard a lot of stories about driving thru TJ... Can you please do a video on how much it would cost from L A. County to ship by boat (or however they do it) 2 refrigerators,1 freezer, large washer & dryer, 1 bed, 1 large dinette set & basically every thing that comes with a 1,500 square foot house 3 bedroom house. I don't wanna leave anything I have that works great & is high quality. Any homes that are 1 story & are 2,000 - 2,500 square feet that comes with a fenced in back yard with grass?

Good suggestion - let me add it to my list. I can interview a moving company that specializes in cross border moves. I’m guessing it’s expensive because it’s not that common.

Count on at least 15 grand I used atlas a few months ago moving from Colorado and they beat all my quotesabd came in at 21 grand. There is no grass here total desert and your truck is safer on this side than the US.

Slackerman - thanks for sharing - and for mentioning the grass. I missed that part of the question ;-) We saw some folks who lost their entire lawn after the hurricane blew it away because they hadn't glued it down properly,. Home Depot does have lots of plastic options ;-)

The gangs are more interested in your grass than dinette set. Seriously, it’s a desert and water is scarce. Lawns are very rare in the area. Water desalination is becoming a thing in Baja but it does produce a toxic brine as a by-product. Embrace the native flora of the area.

You may have to pay import taxes/tariffs when moving all your stuff into Mexico. I learned in a video made by a different ex-pat that you're better off selling all your stuff in the US and then buying it once you're in Mexico. I understand that good quality custom furniture is very affordable in Mexico. Also a lot of houses come furnished especially if you buy from another ex-pat.

Don't forget garbage, solar systems, utilities in general. Also, medical services, documents to buy a property, food services, maid services, car rentals, options when buying vehicles, and so on. Thanks my friend I will joining you soon.

Yes, but then you need to pay taxes at the border to import it. I really don't know how that works. When I buy something on Amazon, they always add 16-20%. Then you'd need to pay to ship it down, unless you have a vehicle big enough to carry it (and you'd need to secure it on the ways down - not just parking in a hotel parking lot overnight, etc.) It seems most people choose to buy everything new down here. I hope to make a video about this in the future.

Yes. And the homeowners mentioned that it's all flat white paint. So it gets dirty really easily. You can get satin, eggshell, gloss here, but for some reason a lot of people use flat / matte paint...

Technically, citizens have certain gun rights. It’s just hard to get a gun and very regulated once you have one. The problem seems to be that there is a free flow of guns to criminals. The good news is that most gun violence is inside the cartels, so the need for guns is less in Mexico.
