Join me on a tour of my beach house on the edge of La Paz Mexico in a dusty town called El Centenario.
My wife and I purchased this home in 2020 and we are currently fixing it up. Join me on this "mid-construction" tour. I'll add another video once the current projects (adding a pool, terraces and shade structures) are complete.

Yes - now we are crossing our fingers that our house survived hurricane Norma! The power is out, so we can't use the cameras or connect with our caretaker.

Loved your video.you have a beautiful piece of property. We bought in la paz 2 years ago.we have a great view of the sea and sunsets. We are wanting to get residency here wondering if its better to get it in la paz or from Canada. Any opinions.

Wow! I'm glad I found your channel. I will be moving to La Paz at the end of the month. I'm renting a casita from a family that has property overlooking the bay with a great spot for morning coffee and an evening cocktail. I so agree with you. I've lived in Mexico for 2 years and I am not retired. Best decision I ever made!

@@AlmostRetiredinMexico Internet speeds, networks, hot spots, shared work spaces and using zoom for meetings. How's the connectivity. I know you can't cover the whole country but is the infrastructure available near you to have Fibre?

@@Podcastperformancecoach Great questions. I definitely need to cover this. BTW, I have DSL and Cable with a "dual WAN router" to combine them together. It works pretty well. Some areas have fiber, but not my side of the highway. And Starlink should arrive in October. I'm hoping that's reliable, but my plan is to use my router to combine starlink with DSL (which is slow, but stable.)

Love the house! We spent 2.5 months in Puerto Vallarta last winter. I have the pre-tirement bug! Love that term! We have a definite plan for 10 years from now- we’ll be 50 and kids in college, but I’ve been seriously considering going for it sooner like maybe summer 2022. My reservation is definitely my kids - they will be 9th and 5th grade. I don’t want them to have a bad experience. This is very inspiring!

The pandemic was great for travel with kids! My friends Bob and Rachael have kids they recently brought down. One is in a bilingual school and the other is doing remote learning at home. Good for you! Bold move. We have lived between La Ribera and Cabo Pulmo for 14 years. We actually like to visit La Paz for a day trip more than Cabo San Lucas. Far more authentic old Mexico in flavor for sure. We have no regrets moving to Baja Sur. We live about two hundred yards from the beach, which is fine for us. We can hear the ocean. Have a beautiful mountan scape behind us. Very - very quiet except for birds chirping and singing. Plenty of “living options.” Retired here at 56 years old, although for years I worked for the University of MD as a full professor online. -- We love the variety of people here in Baja Sur. Enjoy La Paz. God bless.

Brighton, I think you hit it out of the park with your place there. I know you have over doubled your money and that won’t be the end of it. I love your courtyard and the spare bathroom with that beautiful sink. The wife and I just purchased pre construction in Quivira Cabo San Lucas on the pacific side. Not sure if your familiar with it. I envy the size of your lot and especially your garden. Our place doesn’t have any outside space because it’s constructed after a Mexican Pueblita where we have two units above ours, but no shared walls. We do have a nice sized courtyard so hopefully we can make that an outside space for us. I know this is an older video, so I’m excited to see what you’ve done with the place.

Thanks! I see that you found the updated video too. I've not been to Quivira, but I've seen it on a map. I think the agent mentions it in my video about Cabo real estate. It looked pretty nice online! Enjoy it when it's complete! Preconstruction is the way to go in Cabo!

I love your house, especially the kitchen, what a deal- I'm so envious! :-). I have been to the Yucatan area several times but this fall will be venturing out to Puerto Escondido for a month. My plan is to travel around central MX up to Matzalan for the following five months in hopes of finding my new permanent home. Of course, I will have to go back to the U.S. after my tourist visa expires so I'm wondering how to handle cell phone service when going back and forth. Looking forward to seeing more vlogs from you. I love your plan! Be sure to check Lake Chapala. My ATT cell phone includes free service in Canada and Mexico. And you can get a local phone number cheap if you want. Most newer phones can have a second SIM card or an electronic SIM so that your phone has two phone numbers. Good luck! And check Facebook for expat groups. There is one for all of Mexico and most cities have a group or two.

Great house Brighton! My wife and I have been looking into to pretiring(nice term that I hadn't heard but am now using)in La Paz and I just saw your channel. We've vacationed in Cabo many times and in researching a move to there I discovered La Paz seemed to be a better option even though we've never been. We're heading down over Thanksgiving weekend to check out land/houses. I look forward to seeing more of your videos. Thanks for sharing your story!

Thanks for your comment Mike. La Paz is way more "Mexican" than either of the Cabos. When you walk the streets downtown in the "tourist area" it's more common to see 90% Mexicans (many tourists from Mexico City, etc.) What it doesn't have is an old cute historic area like San Jose del Cabo or Todos Santos. Best of luck with your land/house hunt!

We decided to look in La Paz precisely for that reason. We love visiting Cabo but the idea of being constantly solicited for tours where you live doesn't sound great.

Yes! There are tour operators in downtown La Paz, but they seem less stress I’ve than in acabo. Best of luck to you!

another great video, thanks for showing your home . just to let you know , you should separate the coconut palms . eventually they will get huge , palm fronds . can be 15 or more ft long . the should be about 20 ft apart , google this to learn more , great video

Interesting. We own a lot in El Centenario (bought in 2005) that was part of a development. We had planned to build but the economy went south and life intervened. Lot prices were inflated at the time we bought and for the last decade, we had pretty much dismissed the idea of building and planned to sell the lot once the market recovered. Over the last year, we've reconsidered. Planning to spend time in BCS this fall and winter researching builder options.

That's interesting. I plan to do a video about "buying land in Mexico" once someone will explain truthfully what the deal is. There are many subdivisions that have nothing more than a front gate. Hopefully you bought somewhere that roads and utilities were installed!

Hey Julee - good to hear from you. There's a nice RV park down the street from me (or you could pull up in our back yard ;-) It's nice to know a bit of Spanish, but not at all necessary. I know a lot of people who speak no more than a dozen words. Mexican people are very kind and gracious if you stumble. It's amazing how much you can do with google translate, a trusted bilingual friend and hand gestures!

Guess who just put an offer on a new home up in the Centenario hills? Me, baby! I was looking to buy in Todos Santos but that place is way overpriced and I don’t surf. The house I found up in the hills was calling me. Has the same kind of pool you were talking about. Anyway, you got a great deal on yours.

Fantastic!! I love the windows and their light and the roof. Is it hard to keep the roof from leaking? No yard to cut! Agreed on the light fixtures. What a view from the bedroom!! Too bad it will be blocked. Is care taker from U.S.? How is the dog barking and noise here? That is a million dollar property, soooo much better than a trendy condo that looks like everywhere else and a million other places. In seven years I can be your caretaker ;-) -Chad

The windows are awesome - so much light! The roof leaks. But it doesn't rain but a few times a year and we just have our caretaker clean up (or we clean up if we are there.) Caretaker is Mexican but speaks English - he's been great at teaching me Spanish. Noise can be an issue. We typically use a white noise machine at night. Otherwise dogs and music are just part of the atmosphere. It's all about attitude - if you can laugh about how obnoxious the neighbor dogs are, that helps! Plus I made my office relatively sound proof... In 7 years, you can be our neighbor! Or sooner because you can retire even earlier if you move to Mexico!

Great video Brighton. I’m Cary in Guadalajara an American Chiropractor living and working in Mx since 2007. My wife and I are strongly considering buying in La Paz and working less. We re in fact going. There again next week the 12th of Oct 2021. We’re going to check out an area called Paraíso Del Mar. Some. Single Fam homes and some. Ground floor condos. I’ve heard mixed reviews about the area. You seem very knowledgeable about la laz. If you know the area we re going to be looking at and have any information about it that would be terrific. I’m familiar with your area and saw some I retesting. Palapa syle round Homes with. Beach views for sale. Also some new homes in your area ranging. From mid to high 200 000. I’m open to buying. Either a single fam home or a condo. Thanks. Once we move to La Paz. We’ll come bang on your. Door with a bottle of Tequila!

Cary - I'm looking forward to that Tequila! I'm not currently in La Paz and I think I'm going to miss you. I'll be back November 2nd. I mention Paraiso del mar in an upcoming video - recorded but not edited. It's a tour of real estate in La Paz. I also have a tour of real estate in El Centenario ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-fdnjezbufmc.html I've not been over to Paraiso - you need to take a ferry or a long drive down some dirt roads. For me, it's a little remote. I've also heard that association fees are $500/month (to pay for that ferry and everything else.) Typical monthly fees in La Paz are around $100/month. I hope that helps!

These pápala houses are not very common down here. Most construction is 90% concrete. But they show up on the market once in a while.

Really enjoyed your video. We haven't been to La Paz but seems like a nice area that isn't as commercial as either of the Cabo's. I'm curious was your heart always set on that area or did you explore other parts of Mexico first?

We bought on a whim. Totally not our MO but we felt adventurous and it felt right. I kinda wish we’d explored a little bit. Especially Lake Chapala (which I haven’t been too but have heard great things.) La Paz is definitely more “local” than both Cabos!

In the summer, I fly back and forth for short trips. In the fall and spring, we drive with our pets and stay for 5 months.

Paul paid $40000 to build that house in the late 80's. The pool and casita came later. The original palms for construction came from Toto Santos. The posts at the end of the drive to the beach were installed by Paul. Do you still have the tri-colored bougainvillea? Paul was from Ventura, Ca. and lived in that house for many years.

We are currently in the process of “buying” land in La Paz and are going to be starting to build a house in a couple years. We are being asked for our SSN from the Mexican authority from our agent. Just curious if you think this is normal and could it possibly be for the fidecomiso? Any info would be greatly appreciated. Thank You.

Pre-welcome to La Paz. I can't remember what was needed, but there were a bunch of forms and we gave our agent a power of attorney for finishing the transaction without us here. You could need your SSN for the fiedecomiso. Have you seen the lot in person? And is there a requirement to start construction in a certain time frame? I see a lot of what appear to be abandoned subdivisions here. The successful ones seem to have timelines so that people can't just buy a lot and sit on it for decades.

I have my own business that I run online. And my wife is a consultant working for a company out of the US - but they don't care where she lives. I have friends here who work for companies remotely, and the companies don't know they are actually in Mexico - they use addresses in the states.

That's a big question I don't really have an answer to. If you heat with electric, the cost can be all over the board (electric rates vary by three factors: your location, the time of year and the pricing tier based on usage.) Most people seem to heat bigger pools with LP gas - our old pool was heated that way, but the pool never worked... We are heating with electric and we'll have three big solar hot water panels. Plus we'll put a solar cover over the pool when not in use. And our "pool" is tiny - more like a big / deep hot tub. Folks down here call them "plunge pools." Sorry for the non-answer, but hopefully you gleaned something from that...

It's complicated, and I'm definitely not an expert. But we have a bank trust. The bank holds the title and we are the beneficiaries. That's necessary within 50km of the ocean or 100km of the border. It's called a Fideicomiso. They are very common and set up by your lawyer handling the real estate transaction. I hope that helps.

I'm not 100% sure. I believe there is a way to earn money in Mexico (rental income) without residency. You'd need to talk to an expert though. We chose not to rent our place so that we don't need to pay any income tax in Mexico. We are here the best months of the year anyway (but recently rentals are doing well even in the summer in La Paz.)

Another question.,,, I have read that swimming in LaPaz is not safe because of too many sharks. What do you think about that? We currently live in San Diego, looking towards moving Spring/Summer 2023. We started planning this time last year. Time is speeding by.

Hmmm... I haven't heard of any dangerous sharks in La Paz. Lots of whale sharks (which aren't technically sharks) in the winter, but they are docile and you can swim with them. The beaches in the city of La Paz are really small. But the beaches to the north of the city are gorgeous. The first beach is connected to downtown by a bike / walking path. And all are swimmable. I just met two people this weekend who moved here from San Diego ;-) I hope to meet you in 2023!

There are loans, but they are complicated. We refinanced our house in the US. To get a mortgage from a Mexican bank, you need a Mexican credit rating. There are a couple banks that specialize in international mortgages - the bank is in the US and the property is in Mexico. You'd need to search for them.

I recommend renting first. But we didn't do that... so I also recommend talking to a real estate agent (we found one online in La Paz) and arranging a tour of some properties, then go to Mexico for a few days or a week and look at options. You'll need a bank trust (fideicomiso) to hold the property because Mexican law doesn't allow foreign ownership near the water. It's totally legit. Your real estate agent will bring in a notario publico (not like a US notary, these are experienced attorneys) and they will set up everything for you. Best of luck!

We refinanced our existing home to get the money to buy our Mexico house. I don't think that American banks will lend for a house in another country. Mexican banks do have mortgages, but I don't believe they are very common, have high interest rates and you may need to establish a credit score in Mexico to get one. Check with a realtor and they should be able to guide you. Best of luck!

While I would love to have a place with a bit of soil for gardening, it doesn't seem to be the type of place that goes for RENT>>>?? Do you ever see small houses available for Rent with a yard? Doesn't need to be right on the beach. Just lower rent. Is Solar common in your area?

I'm less familiar with this type of rental. I'm sure it exists, and you'll probably find it on Facebook Marketplace or just in a Facebook group. There are lots of condos and houses that rent for $1500USD+ and those you can get an agent to find for you. But there are also lots of places for less than $1000USD. Solar is tricky. We have solar heat for our pool. That's easy. Solar tied to the electric grid is harder - the government isn't excited about solar, so they make it hard to connect - they limit the number of new systems each year in any given area. :-(

ive thought about buyng/retirng in mexico a lot. that is what i am doing looking at this vid. one of the giant deterants for me is this thing with bathtubs and the water in general. if the water can make you sick if you drink it, isn't it also unsafe to sit in bathtub full of unknown bacteria water the water thing and bath thing are my highest deterant when i think about retiring in mexico cus i need a hot bath every day or i will perish and i don't like that i would have to go thru the trouble of buying water or thinking about having a drink of water. it seems like it would ruin so much of daily living. my water here in new england is perfect along with a low crime rate, a politcally progressive culture, but food is getting out of sight expensve, heat is simply unaffordable and someday when i retire i would love to ditch the whole trouble of having a car, which is impossible to live without in new england where i am. it is always something. i inherited a beautiful apartment in a very affordable and vibrant city in europe but the air pollution a huge deterant and makes me want to live part time in mexico somewhere for part of the year. 'its always something', rosanne rosanna danna. back to my water question. if you do have a bathtub isn't unsafe to sit the tap water there. oh yeah and your house is marvelous but arent you worried about hurricanes and a changing coastline with global warming.

This is such a great question about bathing in the tap water. It took a bit of research to get past "opinions" on the internet, but once I found some science, it looks like it's OK to bathe in contaminated water as long as you don't swallow it. They advise for young children not to bathe in it because they are more likely to swallow the water. I'm not sure about if you have an open wound. That wasn't clear. As to hurricanes - we have insurance. As to global warming, we only have 30 years left to live and we don't have any kids to pass on this house to, so I'm not worried about there being enough of a rise in that time period to impact us. I'm more worried about stronger hurricanes... Best of luck - you could just travel a bit and see what works for you!

Hah! Perfect timing. We are doing a “big repair” replacing two areas that are leaking. Good news is that “big” costs $250 in palm fronds and labor. We’ve accepted there will be leaks. But anything more than dripping in an area with nothing important below needs some additional fronds added. Plus we have a huge family of geckos that live in the roof. Other people spray their roof a couple times a year, but we are hoping our geckos eat all the bad bugs. But geckos poop. It looks like rat poop, so we need to wipe counters and sweep floors often. All that said we love our roof!

The previous owners were getting older and I think going back and forth was too much work for them. But I’m not 100% sure. They definitely dropped the price over the years and our timing was about perfect (for us.)

You can get a mortgage in Mexico, but terms are short, interest is high and you need to have a credit history in Mexico. I’ve heard there are a couple companies in the US that will issue mortgages in Mexico. But we refinanced our US house (3 years ago when rates were low.)
