Great video! In your opinion what number of beds and bathrooms would be ideal for an airbnb listing? I was thinking 4beds 2 bath but want to know your opinion.
Depending on your rental market, more rooms = higher nightly rate if set up properly. I’m setting up a 3bd right now and I’m expecting much better performance from this property vs my first 2bd which only sleeps 4 guests.
@@robert_iacob got it, would it be likely to receive less bookings because since you have more bed rooms you're charging a higher rate and some people will filter by a nightly rate that's cheap? Could you charge a higher rate for each person but normal nightly rate if this was the case? Sorry for the long question

The bear Airbnb that you just started it's a lease versus you own the property so what about the landlord does the landlord know that you doing Airbnb is that okay
Rob, jersey is putting 60 day Capp on renting in jersey. So doing long term rentals will be banned. Some towns have banned it. Most towns also require fire inspection when a new guest is arriving . What’s your opinion on this ? Ty
Robert Iacob thanks Rob your the first Airbnb to reply. All towns in my area are having a cap and making it hard to lease Airbnb yearly. Many towns had complaints because of Airbnb ( parties , entering the wrong house ) Philly is changing to 180 days cap . Jersey city NJ Airbnb’s biggest market is also putting a cap . I should just move lol
You’re welcome! Haha it’s very worth your while to get going. The truth is there are little to no ways of enforcing bans. My city has regulations as well, I’ve been through the process twice with single family homes, and got permitted to host year round. It’s a process for sure.
Do you prefer houses to apartments for subletting? Noisy neighbors might find new people showing up on the property all the time to be suspicious right?
Houses have a lower barrier of entry, whereas apartments are difficult to get started with. Just make sure to communicate that you’re hosting an Airbnb to your neighbors.
