How To Rebuild A Sloan Flush Valve

Hey guys! In this video, I demostrate all of the steps to properly rebuild a Sloan flushometer valve. It is really quite simple as long as you follow this procedure and make sure you have ALL the parts you could need in your hand before starting. I rebuild the sloan valves annually in the buildings I manage as a preventative measure. This is my debut video with my new camera hat, by the way!

Thanks for watching, I'm not a plumber either but plumbing is one of the trades my job includes. So, I try to do things the best way I know. I frequently get criticism for not being a (fill in the job title) but, I take it as a compliment. When you don't do something everyday and get burned out on it; you do it to a higher standard if you really want to. Most plumbers won't take the time to get the right wrench or follow any of the other steps because they just want to be onto the next job. When you're getting paid to be in a facility all day anyways; you take your time and do it the best way you can!

Thank you for posting. I just finished my 4 year building engineer apprenticeship. Have had to replace only one of these during those 4 years at my first building I was at. Wasn't this easy. I will begin working at a new building soon where it will just be myself, a Chief Engineer, and an M.A. This video will help me when I need to replace a whole kit. I will encounter a lot of new challenges, especially going from a crew of 8 to a crew of 3 now.

Joshua Crawley Hey, Joshua. Glad I could help. It sounds like you are setting yourself up for a great career! I am primarily doing HVAC work nowadays but from a "building engineer" perspective. I watch the HVAC contractors come in and play dumb to the big picture and then I take their job because I know the building. It is pretty sweet :)

North Florida here.I heard about aligning the hole too. I never do it. What's important in my opinion is greasing the steel disk on the handle assembly, the o ring, the valve threads for the cap. Wire brush threads if green.

Thanks. Should be getting a promotion to maintenance mechanic in the next few weeks and my first big project I want to do is go around the building and get all the flush valves and sink handle washers fixed up. They have only had breakdown maintenance for probably at least 5 years. Many leak around the spud and handle. Many handles have to be held for a good 30-60 seconds to barely get enough water through to clear the bowl. Some of the sink washers leak out the hot side if you turn on the cold, but that is a different subject. Should keep me busy for awhile. At least I know enough to keep me out of trouble, hopefully ;-)

Hey, that's great! Once you have the position; show them how you're going to run the building! Fixing stuff only when it breaks is a really lame way to go about it. I'm glad you found my little video helpful

Just a thought I had' is I would probably cover the porcelain toilet w/either a board or heavy rug or something else so as to protect it, if say your wrench were to slip 'it could easily break it, & only may God forbid! I like you're demonstrations & I am subscribing! Thanks

Dave Overbey Hey Dave thanks for watching! Yeah, you're not wrong about having something over the porcelain there. Would protect from breakage and keep the tools out of the toilet bowl! It would especially be a tragedy to crack one of these glorious 3.5gpf thrones! Those pansy low flow toilets just don't compare!

There you mentioned the shut off valve sometimes needs to be replaced. What you didn't mention is that you have to turn the water off at the meter. Unless there is a valve somewhere else behind the wall or in the ceiling. This is usually difficult in a commercial setting.

+Chris Terry I actually made a separate video on rebuilding the supply stops. In that video, I mentioned that the water to that area was shut down. You need to always know where your shut offs are. If you work in a commercial building; you better be quite sure because they tend to be clustered together with little hint as to what they control :) (Especially in buildings with Hydronics!!!)

Little tip for you next time you change a toilet fixture maybe put some cardboard over the toilet so your tools don't fall in the water. Just a little tip for ya man you did a good job..

john hicks hey john thanks for watching. I'm assuming that is some kind of bidet attachment you're referring to. Those require constant water pressure so I can't really see a good way to hook something like that up to this kind of fixture. You'd have to get a tee in line before the shut off valve and then the valve wouldn't line up properly with the tailpiece.

john hicks There's certainly no conventional way to do it. In theory, you could drill and tap the valve body with pipe threads and put an NPT x Compression adapter in there but, I'm not sure if there would be enough material to make reliable threads.

@@71dembonesTV commercial real estate. i watched your video because i have replaced the diaphram, guide assembly and breaker valve and i still have an issue. Toilet flush water pressure is slow and the bowl fills to the top. I have to turn water off and let the water slowly drain. Its been plunged.

I get a leak right under the vacuum breaker nut after I flush it, I'm assuming replace the vacuum breaker. Also the arm that slides inside the shut off valve slides out a little when I turn the water on. What could be the problem?

It sounds like the best thing would be a complete rebuild kit but, replacing the vacuum breaker (with its paper gasket) may solve the issue for now. Make sure the inlet tailpiece has the metal friction ring between the nut and the shut off. Replacing the rubber o ring on the tailpiece may solve the issue as well. Any idea of the incoming water pressure? If it's very high that might be part of the trouble too.

71dembones the next stall over worked fine. I tried 2 different used flushometers and they both had the same leak. I'm gonna try to replace the vacuum breaker and washers and clean the tailpiece see if that does anything. If that doesn't work I'm not sure what to do other than maybe a new flushometer? And I don't know what their water pressure is

Hope you get it figured out, sounds like it should be a matter of replacing internal parts. If the flushometer valve body itself doesn't look messed up, then it should be fine.

Sand the inside of the vacuum tail pipe until smooth with emery cloth, steel wool etc.

Use a plastic or plywood board across the mouth of the toilet to avoid dropping thing into the toilet and then you can lay everything out in plain view...makes things easier.

Good idea. I carry two 5 gallon buckets with me. One for all my tools and one for parts. I keep a roll of cling wrap in my tool bucket so I can wrap up the seat and keep things from falling inside. I have a bucket for plumbing, one for electrical, one for light carpentry... i like my buckets. LOL! Also makes a good seat when you need one.

Use a leftover toilet seat cover to prevent dropping tools in the toilet. It could break the porcelain or get caught in the drain. Very costly problems . I love your video tho

Bud, Where can you buy the washer that goes in the SPUD. I have a broken one but can't seem to find replacement at any plumbing shop. Is there any special name for that ?

hey Harry! thanks for watching! It's certainly nothing special; called a "spud gasket". I believe I have seen them on some plumbing specialty websites who stock only commercial faucets and fixtures, etc. When we're ordering for our buildings we just get entire new spuds just because it's quicker for us and we're billing for it anyways. You should be able to find the spud gasket separately if you look for it by name...

Robert Green I actually got it at what was my local Home Depot at the time. I've seen them at plumbing and HVAC supply houses since then. It's a Rigid tool. E-110 is the model number, I believe. hope this helps

How do you get a cover off it is will not break lose with even brut force? Is it time to replace the whole thing ?

You may have to replace the entire valve body, unfortunately. Sometimes they have just been abused/neglected to the extent they are beyond help. Teflon tape/pipe dope is a major red flag for improper service in the past. I've seen caps packed with plumbers putty, too. One thing to try before scrapping it is spraying some kind of penetrating fluid into the threads of the cap and let it sit for a few minutes (or better yet a few hours) and then give it a few taps before wrenchin' on it again. Hope you get it handled one way or the other!

@@71dembonesTV Thanks. I have replace the entire setup. Still not getting good flush. This new flush valve is 1.5 gpf. Would it be better to replace with 3.5 gpf? This is in a daycare and the kids flush stuff down there more often than not.

@@harrypatelrealestateservic9014 it is important to match the fixture to the valve for proper operation. If the toilet is 20 years old or more it probably is a 3.5gpf. You should be able to find it stamped on the toilet somewhere

I have a big adjustable I use for fixtures most of the time. Easier to find in my van because it gets more use. I like anything that fits that has no teeth. I find the basin wrench more of a must have in the specialty tool section.

@@IslandPlumber you're right, anything without teeth gets it done. The one drawback is that an adjustable big enough to get on those type of nuts is probably pretty clunky. But, I know they have some that are aluminum or have extra wide jaw capacity for their length. Knipex makes a really nice pair of smooth jaw channelocks that work well for things like this too

Don't do as he did leaving a pipe or a spud wrench clamped on any nut or pipe as that's nut's! He had it secured but even then as an unloaded gun kills more people so could that pipe wrench fall & bust your porcelain toilet or sink or whatever. But I know this is for demonstration & I give him Kudos for it. I appreciate his & others help in project's I am no expert in. Thanks. I am just Dave the handyman & do what I can.

thank you for the video so far it's been the best one I've seen I do have a question on the flush handle when you push it and it don't flush but you play with the handle a little and then it goes can you tell me why it does that

D Eklof without seeing it for myself: I'd say it's likely that the spring or push rod in the handle kit is very worn and doesn't make good contact. I always recommend rebuilding the whole valve but, you may be able to buy just a handle kit and solve that issue

D Eklof It's definitely not rocket surgery! =D I'd definitely recommend doing a full rebuild on any valves that you know haven't been touched in that long. Anything more than a couple years is asking for trouble. In fact, I always push for annual rebuilds when I can.

Over tightening causes the seals to break down & after a short time they will not seal right as they stiffen & the flexability of them lose the sponginess it needs for to seal it with.

Dave Overbey right you are, good sir. As I have said before, if the valve hasn't been wrecked by some knucklehead before you; A seal can be achieved on most of the fittings with little more than hand-tight.

There should be an indication of the gpf on the fixture. If not, you can only go by the age of the fixture. Before a certain year (not sure of exact year sometime in the 90s maybe?) the toilets were 3.5 (or 4.5) fixtures. The first low flow toilets were 2.6 and I think they now have ones that are using 1.75 or possibly less (with several sizes in between) If you have no old parts or indication on the fixture; your best guess and maybe a bit of trial and error will be required to find your kit!

You're right. I've seen them without that label, too. Probably got scraped off by janitors or whatever. I'm assuming this guy had no info on the valve body...

Is Sloan toilet valve same as urinal Sloan valve?

it is the same valve body yes, but different internals. old urinals are 1.5 or 1.25 gpf. new ones are as little as .25 (to the horror of many maintenance men). make sure you get the right internals but the valve bodies are indeed interchangeable

I gotta rebuild two sloan royal flusometer toilets and urinals anything I should be looking out for?

nothing that isn't in the video :D. if they are really worn/corroded; use a bit of penetrating oil on the connections that give you trouble. cleaning up the corrosion from all surfaces and avoiding the use of pipe dope and tape are paramount to a successful job. after that, if you have any say-so in the matter; recommend that the customer rebuild them once a year to avoid trouble :D

+mk crown it's pretty cool. the hunter green even matched my uniform at the time :P you look like a total goofball with a full sized digital camera (from the stone ages yknow like 2009) on your head but, it gets the job done...

Sometimes it's very difficult to take the metal top off of the diaphragm housing. If it's very difficult I usually spray WD-40 underneath the grooves. And I also tap it with the wrench to break any kind of bond on the metal.

+Chris Terry Thanks for watching and commenting. You are right about them being a little stubborn sometimes. They shouldn't be under proper circumstances but, a lot of times these valves get worked on by incompetents. Over tightening, use of pipe dope and corrosion from leaks are all common sources of the cap being stuck on. I use Aero-Kroil penetrating oil almost exclusively for stubborn metal parts but, WD-40 should work. Tapping after spraying is a good idea, too! In reality, (on a valve that is new or maintained properly) you should be able to achieve a seal with a hand-tight cap.

@@71dembonesTV the toilet is not draining. The problem is the toilet water won’t flush down the drain. it’s not clogged or anything. The handle when pushed only fills the toilet bowl.

Stephanie Olejarz You should make the landlord fix it. It poses a huge liability to them if it isn't operating properly. This video is for trained persons. Perhaps the maintenance person can watch this video?

Zero11 Yeah, it's one of those things that works very nicely if it doesn't get messed up by an unqualified person. As I said in the video, hand tight is usually good if the parts haven't been compromised. I have replaced many complete valve bodies just because the guy before me didn't know what he was doing.

@@71dembonesTV when is it time to replace the body? I have one that keeps leaking at the lid. It has corrosion so i think that's causing the diaphragm not to seal. It's was tightened so hard and I barely got it off and now when I tighten it it still drips water.

why the primer line in the flush tube? doesn't the floor drain have a trap?

+Jim Jones Thanks for watching and commenting. Yes the floor drain does have a trap and that's precisely why the primer tube is there. The floor drain doesn't usually get water in it (unless your sloan valves stick open and flood all the time LOL) so it will pass the sewer gas smell thru unless you have something putting a bit of water in it. I like this system very much vs. a separate trap primer device which never seems to work right. The simple water diverter/drain doesn't have any moving parts to fail :)

Jim Jones yes they do but the reason for it is if you forget to put water down that floor drain the water will evaporate out and allow the sewer gas to come out

Threw me a curve ball the first time I saw it for sure. "What kind of LA-county building code witchcraft is this?!" Now that i understand, seems like a pretty good way to do it. Those stand alone trap primer things never seem to work right; even when they're brand new.

Hey my friend! Thanks for watching and commenting! That is an E-110 Ridgid Spud Wrench, you should be able to find it at home depot. I really like it! It's the perfect size, grips hard and dosen't hurt the pretty chromies! Are you redoing the spuds this time around, too? I have 4 more to replace this year and then they're all new! Mine hadn't been touched since 1986!

Thanks for watching! You are right, I should have been wearing them as a good example if nothing else. I actually did sanitize the whole area beforehand and the restroom was on a vacant floor so it didn't see much use anyways. Kind of a rare situation. I always keep a few pairs of the thick rubber gloves around for the nasty stuff
