Usually I look at your tours, admiring all the beauty you show to us. But this time I have to say that this property is seriously one of the best. It's gorgeous, whit fine details, but not too much, the colours are perfect. I love the disposition of the rooms, separated from each other, to create private spaces. I just love you Nick! You see beauty in all the things that matter. You point out these things that others overlook the yummy fennel and herbs the charming path to the pool . The butterflies and those precious details that allow people to appreciate everything they are getting that make the place a home a sanctuary plus the beautiful home they get to live in. This home is charming. It has a homey feel and Iam loving the green. I can see a happy family living there and enjoying time togeather and also finding a quiet spot to on their own . The property is striking, favorites are the ceilings, the floors, the terrace, the primary bathroom tub and the FIREPLACE is everything (a fireplace junkie)! The kitchen/dining room/patio is ~perfectly~ done. The whole flow of the property really lends itself to living in comfortably. I appreciate the extra time in the kitchen, especially this kitchen. Stunning. I wouldn’t have thought the eggplant-y color on the pantry cupboards would work so well but it’s gorgeous. I love it. And the kitchen garden? Oh my. That’s to die for. Generally speaking, I like it when you spend time filming cellars, pantries, attics…..hidden spaces. The bits that your guests wouldn’t see, but are essential to the running of the house.

Tick, tick, tick! Now THIS one is my favourite! There is nothing I would change. I especially loved the way the owners' personality shone through the house. It truly felt like a home you could relax in as soon as you walked in the door. I marvel at the style and architecture of the homes you bring to us, Nick. So envious of the warm, sunny day (it's cold and wet here in Australia). I would gladly pay the asking price. I can see myself revisiting this video when a daydream is in order. Love it ♥️

I wouldn't change a thing. Just pack my bags and bring some art, that's it. The pool even has a salt water system (I don't like chlorine), it's everything I'd do if I renovated myself, including the lovely informal linnen everywhere, and the natural pigments on the walls. Now 7 hectares of groves and whatnot is more than I'd go looking for, so that's quite something. If I had the means to buy it I'd take the next flight down to see you and this lovely place. 20 min walk to the villeage... I really like that. Oh Nick, this is such a lovely home! I do hope whoever buys it doesn't mess it up with middle class bullshit but realizes the beauty here is the textures, workmanship, hidden modern functions and blissful simplicity. This is a fully renovated house with its soul intact. Relaxing just to look at on video. ❤️

This is outstanding.. I LOVE this property, everything is beautiful in this house too. Those marble sinks, the wooden beams. i love the muslin curtains too, such a lovely touch to the bedrooms. I love those little staircases going in different levels. Its funny because i was wondering about the bars on all the windows also. I always want to ask why would you want to sell this beautiful house,, i wish i could just pack up and come move in. The library room at the end was perfect.. my room for sure.. I wish i could buy this property. Such a joy to tour this property, as with all your properties, its the highlight of the weekend to see your tours.. thanks Nick.

Wow I loved this property the gardens reminded me of cottage stye gardens not formal but just a place a person could really enjoy. The house was awesome lovely with all modern amenities. As you said the views were just gorgeous to be able to sit & enjoy that view would be a small slice of Heaven on earth, my opinion. The steps are pefect up to the bedrooms. The fireplace is just WOW! . Around the 50% of the property charmy is the view, terrace view, pool view. Absolutly stunning. Lovely and cozy kitchen also the dining room. I found your channel yesterday and have been gorging on your house tours. I adore Italy and would love to move there but family commitments as a carer prevent me from moving, not finances. Loving the properties, especially loved the one with the untouched chemistry lab, it made me so sad that it was not going to stay as a little bit of history with the sale. Also loved the empty properties containing bits and pieces of past inhabitants. It's such a treat to see these properties and to dream a little about what could be. Also love your enthusiasm much like a kid in a sweet shop and your the deep throaty growls of delight, finding the little details that I love such as the wear on the floors and old hinges and locks. I've fallen in love with your channel and god dammit man, a little bit in love with you too, it's not just a virtual tour it's also a virtual romance. Lol!

@@italianproperty Yeah, giving my age away there, child of the 60s and 70s, it was such a disappointment to me that my own children didn't love Beatrix Potter like I had done. I had all my childhood books to pass on to them and read to them. They had little interest in them, I used to read them avidly and spend ages looking at the illustrations. I'm hoping any future grandchildren will be more amenable to them and to my beloved A A Milne books of verse.

One of the reasons they had bars on the windows was There used to be a law that you couldn't get home insurance unless you had the windows bared. Not sure about Italy, but Spain and Portugal had that .

@@italianproperty I don't understand pointing out the excellent locks on the exterior doors to the kitchen garden unless one can also emphasize that the glass in the doors is hurricane/impact glass, otherwise any kind of locks on doors with glass panels are simply useless and defeat the security of the entire house. Can you please go into a bit more detail/explanation about this?

What makes this house really amiable is the colours, the pastels as you pointed out Nick. It is something different from the usual Italian style, in fact this one looks more French to me. Also the floor comes in a different kind of cotto which is more pink than red. It is handmade in Umbria, different from the one they make in Tuscany. The whole place is a dream, especially for the view, but of course one must like living in isolation.
