A look around a letting agent EICR on a new build (ish) property.
Not all new builds are bad, not all letting agents are bad and electricians are brilliant! Always brilliant!
A run through the principle of a basic walk around and further inspections.
If you have an interest in inspection and testing of electrical systems then go for it! Its a brilliant area of the electrical industry.

Couldn’t agree more with this video mate, firstly the way you approach the EICR is really good point, I’ve been guilty before of just going to the board and getting stuck in and not having a proper look around. Great tip for those starting out. I also concur about the social media rant, there’s a lot of people who fire from the hip on social media and don’t think about the repercussions or the connotations of said comments to people’s businesses and reputations. Keep up the good work and videos mate 👏🏻👍🏻👌🏻

Would the crack in the pir lens could be Uv damage? I've seen it happen commonly with older pir sensors on bulkhead lights

Interesting video Mark. I’ve recently returned to sparky’ing after being involved in the audio visual industry for the last few years. In order to carry out EICR’s is there a requirement to have my 2391-52?

Hi Lee. CPS providers will want you to have it if your doing eicrs. Outside of that no real rules lol.

I know that wasn’t the aim but your approach and professionalism, and methodical approach is something the younger sparkies can learn from. One thing that really upsets me and I am not sure if the 18th amendment covers it but in the USA the NEC 2020 does a great job of ensuring torquing of all receptacle/socket connections, not just those in the consumer unit. all the fire research in the USA has brought that about.

@@mathman0101 some manufacturers will specify a torque for accessories. But most do not. Its a topic we discuss often over here!

@@electrician247 yeah and it’s something the regulations should be addressing while AFDDs are coming the bigger impact and reduction for fire arises from addressing the issue of torquing of devices it’s a simpler area and one that manufacturers should be paying attention to as should electricians. The research here in the USA on what types of connections to electrical devices works best and what doesn’t reveals some surprising aspects, and that’s even after having 30 years plus of AFDD devices here.

Great honest video mate. Thank you for sharing. You probably have noted it but I would note the bell transformer down not being in its seperate enclosure. You get an idea that the install would be decent from seeing hager, good quality boards. I don't think I have seen a bad hager install. Any cheap board from screwfix I'd think differently 😄

Thanks mate, yeah that and the sleeving missing from the odd SL at pendants. My brain is often like mush, have to write everything down. Including my name and address. Never make it home otherwise 🤣

That's one thing I noticed, didn't look like a Hager bell transformer which is odd as they're rated to be inside the CU as long as the elv side cables are rated for it it shouldn't be an issue?

@@effervescence5664 yes as long as the elv cabling are rated for it. I used to do this as it looked neater and didn't think anything of it. Used to dress the elv cable in the board away from any 230v cables and our assessor pointed me out on it and suggested for it to be in a seperate enclosure.

When you open up accessories and there is no brown/red sleeving to identify switch live/strappers etc do you fix it there and then and do it at all switches etc or do you put it down as a C3? Also would the exposed t+e for the outside lights not at least need some sort of containment if outside clipped to the brick and exposed to the elements?

Some people will fit sleeving. But others not. We are their to report at the end of the day so in large premises no chance. Small homes yeah why not. Same with cables outside we report the issue what happens after is quoted works. Many ways to approach it, containment is one. Equally if the PVC sheath isn't badly worn it's not an immediately or potentially dangerous thing imho so long as ongoing maintenance is in place.

Hmm Halogen security lights, would definitely side note them as replace for LED seeing as they tend to burn out so fast with the changing temperatures these days, the lamps just don't seem to last as long anymore.

For something like that I would report in the EICR, replace and issue MW. To cover work that was actually done. Any issues people know to point the gun at me then. Plus the landlord gets a record of how the property was etc.

There are quite a few landlords and fly by night sparks out there where the paper and tests aren't worth jack. That said there are so so many out there that are pedantic to a fault about their investments and quality of work being top notch because they don't want any repercussions down the line. Working for a gentlemen like that currently that wants it rewired due to how badly the tenant had left the property with DIY alterations with no cpc. On the flip side I was asked to change a CU by another that didn't want an EICR beforehand because it "wasn't needed before april 2021" & that place had wiring melted and green goo due to far too large an electric shower being fitted poorly using a garage board as a local isolator but only the 63 amp rcd etc etc (another DIY). As a side note I never bothered doing 2391 as I got grandfathered in due to type of work and knowledge so the NICEIC inspectors over the years gave the blessing to continue carrying them out after the old chap that trained me retired. I believe the line was "showed above the acceptable standard of knowledge required" or something similar, I would advise anyone wanting to do it to go for it and get the qualification though, little bits of paper have a lot of clout and I'm not sure you could even get grandfathered in like that anymore.

@@electrician247 Looking forward to it, I'd love to have the time to film n photograph but we're just too busy - never shut down at all this past year. Eventually I'll get the bit of paper but currently I'm cued up to take the rest of the outstanding gas qualifications to take over as senior gas engineer when he retires.

Not an electrician but I have a question about the water bonding and the outdoor tap. Seems as it's a TN-C-S supply and there's no need to bond the water due to the plastic supply pipe, would it not be safer to have an isolated outdoor tap in order to prevent safety issues with PEN faults? I'm sure the boiler is also bonding the pipes so I guess the solution would be to introduce a small section of plastic pipe before the outdoor tap?

Technically it's not part of the equipotential zone as has no potential present both to import or export under a pen fault. In new build its common for all the pipework to be plastic aside from what's on show so essentially what you describe is achieved. On older properties it could be a factor but the same thing with outside lights, sockets, gas pipes, other structures with inadvertent earth paths. Fortunately pen faults are rare with reported incidents around 1-2 per day nationally. Elimination of risk to absolute zero is very difficult. I think we get as close as reasonably possible thanks to the awesome benchmark that is bs7671. It certainly doesn't hurt to have a plastic bit of pipe. Unless you listen to our plumbing friends who seem to suggest that brings other problems down the line which could impact water and electricity mixing. I hear that's not much fun either 🤭

@@electrician247 Thank you, it's interesting that the subject seems to be very "on Vogue" right now due to the EV chargers. (Or it appears to be from outside of the trade), I have been wondering if whole-house PEN fault detection will appear in the regulations soon - It's very expensive and as you mention not a particularly common fault which the DNO activly try to avoid with how they now make their connections but high cost hasn't been an issue for recent regulation changes. (AFDDs) Matt:e do make a 100A unit (ARD-1-100-TP) for three phase but oddly they use two remote controlled MCBs in parallel to get the required rating which I'm surprised is allowed. I'm wondering if a Matt:e device (If they made a 100A single phase unit) would be allowed in-line with the meter tails as long as it's within the 3m limit?

This is something I thought about a while ago and from the same point of view as yourself. The main problem is to do with the nature of PEN faults and the 70V touch voltages these products allow. Also to ask the wider questions of is it safer to have a whole installation isolate itself during a pen fault. Think of say lighting with people of the stairs, in garages or using power tools etc. Wider considerations are 100% in play here. Especially so when inside the equipotential zone when the danger should be limited by default. I thought it was a great idea at first but then dug a little deeper and see it has problems. Best served for those big lumps of metal we park on our drives I think atm.

@@electrician247 That's a very fair point you make, there are indeed a lot of considerations and they are best to be considered through a proper process of defining new regulations through proposals which are then peer reviewed. I would point out that those issues are currently already a risk due to power cuts (Which we get surprisingly frequently around here for some reason) but you're right that these are all considerations that need to be made at a much higher level with the holistic situation in view.

Mark, at 25:04 you said "the back box is a bit deep". As a noob you lost me. Can you explain what you meant and can that be "corrected" (if that is the correct word to use). Also would a new electrician get pulled up for that i.e. when someone inspects their work? And why would you not place/or is it better not to place 2 or more earths in a single sleeve - does it give a "false/high" reading? Thank you for your time.

Hi, the back box was 25mm and set back into the wall so you have a gap between the backbox and finished wall surface. Very common. You can fix it with a sleeve that goes between or replace the box for a deeper one/plasterboard patress or live with it. The earths in the same sleeve make testing a bit more difficult. Nothing electrically unsafe with it. Just an annoying lol.

You can run cpc's (Earths) in the same sleevings but it takes more time with testing as you have to separate them especially with testing ring continuity at socket outlets and quite often they can be twisted together so job takes longer untwisting them, its just personal preference when they are reconnected,ill leave them separate easier for the next test inspector

Per property Kevin? Depends really but usually around 4 hours on similar. If they are occupied and a pigs ear then longer.
