In this video, I have discussed step by step process of buying a resale flat. This video is a guide for buying a resale house.
A lot of home buyers are skeptical of buying a resale flat as they lack clarity about the resale flat buying process. In this video I have shared resale property buying process for a registered property. I have divided the entire process into 5 parts covering steps - starting once you shortlist the property, what to do in property negotiation meeting, what should be token amount while buying a resale property, when to make agreement to sale, how much amount to pay at the time of agreement to sale, steps after agreement to sale and before sale deed, what to do on the day of sale deed registration, steps after sale deed registration.
I have shared a standard flat buying process which is more or less same across the country with few minor variations is some cities. I have covered these variations and have shared the resale flat buying process in Mumbai and Resale flat buying process in Pune as well.
I have also discussed general FAQ i.e. the questions where most of the house buyers are confused.

From a seller perspective, if I have a bank loan on the property, then in that case, do I need to pay TDS? It's not my income but still why should I pay 1% of the total amount?

Sir I have a question regarding the token the sales person asking 50k token before the site seening and they say ki aap ko pasad nhi ayi toh paise fir se wapas lelo is it good to go?? Please share me the details is it possible

There are 4 cases 1. it's a new launch, there is nothing on site, project is rera registered, developer is big brand and they are taking money in respective escrow account also the launch is on EOI modle or application modle then you can give a cheque if you are familiar with the location if not then visit the site first. 2. Project is under construction and rera registered then they should have a site office, in this case you should visit first check status of construction - cross check with rera update and then give token. 3. Project is non rera registered don't give any money 4. Project is ready then first visit the site and then give token. In this case asking money before site visit can be a scam as well. Any refund will take 30 - 60 working days.

In this case seller needs to get a NOC from builder before selling the flat. Builder will charge transfer charges for doing the same.
