With three properties between them, Mary Lou and Frank are desperate to sell their picturesque two-bedroom, Arts and Crafts home…But after three months on the market, they’ve had only four visits and not a single offer. Sofie says the property has great potential and lots of original features…But the high price, dog-scratched cupboards, and over-the-top paint colors are turning buyers away.
In order to appeal to couples and young families, Sofie comes up with a $4,600 plan to revamp the property and relaunch the listing. Mary Lou and Frank are on board from the word go. And as Anthony and the team create a built-in office space and neutralize the paint colors, Sofie gives the couple some much-needed pointers in real estate 101.

What IS IT that people see in red and yellow walls?? The two colors used side by side or in close proximity to each other ALWAYS reminds me of mustard and ketchup, which then reminds me of a hotdog!!

I think Sofie does a great job. Telling homeowners exactly and honestly what is wrong with their house is key to a quick sale.

Yes...yellow can be good, but it should be a pale yellow! One of our bedrooms was a pale yellow for a while. The pale yellow is much more calming even though it's not a cool color like blue.

I've never seen anyone use acid yellow paint in their home....much less all over the place. Too much time in that house has burned their retinas. That's probably why it doesn't bother them anymore.

I'm stunned by how quickly houses are selling over there, so much so that people are freaking out if they don't get an offer within a week. Here in Germany it's completely normal for houses to stay on the market for many months and even years. If houses sell within days that means that people are apparently taking very little time considering their decision. I can't imagine that with us. I think it's due to the fact that we still have that mentality of buying a house being a once-in-a-lifetime decision. It's a bit like getting married. When we buy a house we're planning on dying in it. Of course sometimes it absolutely doesn't work out and you have to move again, but generally buying and selling a home are quite hard on us. We do want to buy a house at some point in our lives, but we take our sweet time with it. We also would not be put off by a house that needs a bit or even quite a lot of work done to it. Home owners around here wouldn't dream of renovating or redecorating a house to make it sellable. People are aware that every object will need some kind of work. Noone expects a house to be ready for moving in immediately.

+Teddy 97 A few years ago I watched a BBC documentary about family life in Germany called 'Make Me a German' and it stated that the vast majority of Germans don't buy homes; instead they rent. I own my home and everything you have said echos how I feel about buying/selling a home.

Teddy, right now in the Spring of 2018, the American Real Estate market is exploding. I am seeing homes being sold in less than 2 weeks. Must be all kinds of pent up demand. They say remodeling will be ”off the charts” this year, too. Every Kitchen Remodeling company is looking for experienced Kitchen Designers!

Here in the UK it seems everyone, particularly younger, first-time buyers, expect everything to be perfect and for them a starter home must have two or three bedrooms. The main reason those of us who have these homes have them at all without a crippling 35-year mortgage is because we started with a one-bedroom flat and worked our way up, prepared to put the work in to improve the property.

@@missprimproper1022 The reason that many of these buyers want to move so quickly is mentioned at the beginning. They are carrying two or in this case, three mortgages. When the market moves so quickly, if you don't buy the home you want, it will be gone! My husband and I just bought our first home. It took us 3.5 years to find it, BUT we don't live in the big city. As well, we didn't have a home to sell first. The longest mortgage possible is 25 years here, and our government has brought in measures to make it far more difficult to buy a home, in an effort to slow the market. As for our restaurants, for the most part, we are trying to get food on our lunch hour, or while on our way someplace, so we expect quick service. Our travel times are very long because we are a very big country. My brother's commute to work is over a one hour drive one way. No, we don't have public transit any where but our largest cities. I'm speaking about Canada in this case.

when you watch a few of these, they really contradict themselves. whats 'beautiful oak cabinets' in one house, the same exact cabinets are 'dated and dingy' in another house.

Absolutely saw one yesterday where she complained about the green paint in the living room and she said it reminded her of cabbage that had been cooked for too long. Guess what? It was almost the exact green that she puts into 99% of these renos, and she painted a bedroom like one shade off that green 🙄🤣

There are a lot of factors. Maybe she's "showing" and needs something to say. Or, perhaps the furniture styles, or quality of material was a factor. It's seriously hard to see in a video how it is in real life. The differences in house style, and market segment make a difference as well. The year as well.. You have to know what people want at the moment.

I think it depends on the "style" of house, Like for the craftsman or country type house you might expect oak cabinetry, but in a more modern home it might feel abit too out of place. It also may be tied into the particular market's or location each individual house falls in.

I think she is good with colors in the sense that all the colors suited the rooms. The probem lies elsewhere. By going with so many different colors almost everyone is going to find something they don't like and since she went so bold they are going to really dislike it. I think if she was instructed to restrain the color palate and perhaps provide some relief from boldness she would have delivered. Assumming she could restrain herself.

I loved the upstairs windows with their new white clean crisp bright look 😍 But I usually hate to see beautiful wood painted over, but this created an incredible room 😍😍

Chartreuse isn’t an Arts & Crafts yellow, ochre is...not that I’d want to live with either. Sage would have been a nice near-neutral in keeping with both the age of the house & the woodwork.

If it's a real Arts & Craft, which it is, there's specific colors identified with it, Sage and ochre would be more in sync with the home than what's done. these colors just don't 'go' either -- even if they're toned down, The show was tone-deaf/uninformed of should have been painted. Most paint companies have A&C colors to choose from. These colors are sort of muddy and muted, so they are hard to get a good one. Also that board for a counter space has no good support, a few boards for a desk doesn't fit a $500M+ house.

@@tinad8561 I watched a couple of UK 'young designer's' shows a few months back. What those folks did to some historical houses was hopefully fixable when the owners had to get it all redone. They sure got their houses 'tarted up"! I did enjoy the owner of this A&C home. Her colors obviously made her happy. He was so content and supportive, even if he had to clamp one hand over his eyes when he turned on the lights One trend I watch happening is people slapping paint on brown furniture. Most of that is okay, but sometimes.....

@@pattifriend6676 The chalk paint revolution? I think I know what you mean. Reasonably attractive brown furniture is still reasonably attractive if you paint it, and paint can help unite things if you’ve got “all the shades of wood” going on in your room. (I would argue that’s more about light, though-antique stores look fine with all kinds of wood, as do Victorian rooms, but neither is typically “light and bright.”) Hideous furniture, however-looking at you, 1973-is still hideous whatever you do with it. I do think there’s going to be a boom in furniture stripping businesses in another 10 years or so. People have already discovered that keeping chalk paint waxed in the approved Annie Sloan manner is a complete pain in the tuchas.

I live in a neighborhood with many elder neighbors and some young families. Those whose eyesight is growing dim tend to paint their homes in loud colors, because it looks muted to them -- same with their clothing.

@@yootoob4516 Maybe thats it, but I suspect anyone who paints a room chartreuse probably know what she is getting into. It also looks like she offset the boldness of the paint with more subdued coloring on the fabrics and carpets.

Red paint is TERRIBLE. There is really only one right way to paint over it. First a couple of good coats of shellac to seal the pigment, then 2 coats of primer, then finally 2 coats of top quality paint, preferably alkyd. It is a LOT of work

It cracks me up every time they call this an Arts & Crafts house when plainly it's a TUDOR house. Hell, the host is English, she should know a Tudor house when she sees one, lol!

Well, it's not really. Tudor houses were built in Tudor times and this clearly wasn't. They are also small inside, with wonky walls, beams aplenty, low ceilings, and lime wash or wattle and daub; at best this is mock tudor (but it really isn't that either)

It's called "Neo-Tudor" which was a reimagination of the style. The house was probably in about the 1920s (or thereabouts).

I absolutely cannot wrap my head around the price of this house! I know markets are different everywhere but holy cow. I've owned a 2500 sq ft house on an acre in an estate neighborhood that we bout for $285,000 & sold for $316,000. We moved to a 1400 square ft home on 5 acres with a 3000 square ft barn, professionally fenced in pastures, wood shed/equipment shed & chicken coop with a stunning view for $260,000. Both in rural PA.

Then you probably don't want to know that the current price for this house is probably anywhere up to $1 million (CDN). Real estate is very expensive in Toronto and Vancouver.

Just stick a 1 in front of that and you'd get the current market price pretty much. The lot's pretty big, so maybe as much as 1.7 million.

Adding a pool vacuum so debris doesn't collect in the bottom of the pool which assure a potential buyer that pool care needn't be burdensome.

When it comes to "neutral" the medium grey paint Sofia uses in every house isn't really neutral. It'd be difficult to coordinate this dark of a grey with a buyer's upholstered furniture. A very pale grey would be better.

@@sherunswithscissors No, I don't. I do have a professional art degree (BFA in Painting) and have had classes on color theory which come in handy for things like paint and fabric color. @@happydays1336 I think these shows are from 2008-2009 when gray was the rage. I had the unenviable job of repainting my parent's new home after they purchased one with gray in every room, even gray carpetting. For them, it felt inhospitable, cold, cementy, dirtyish when too dark and too everywhere. Great link.

I agree! Awful color and it stood out even more with all the other rooms toned down. I also hated the orange floor in the kitchen. I'm surprised she didn't at least add a throw rug.

The floor is not orange. It is amber honey .Looks orange because of the camera and lighting but in person is much prettier and subtle. Besides, not part of the budget to redo it.

A mirror above the fireplace would have functioned better than that garish painting. The office in the sunroom looks great and can be used as an eating bar. At the top of the show when he says "Mary Lou is good with colors," apparently NOT.

How does not having a kitchen table appeal to families? And once again, a beautiful craftsman house ruined by painting the wood. That wood is key to a craftsman style! Every time she does this, I think, "Well, ther's another place the homeowners are going to have to strip." I really do like this show, but whenever I see wood trim or panels, I cringe.

Instead of painting, they should've stained the wood. Painting is so tacky and cheap looking when done over natural wood.

I hate wood look trim. White always looks so clean. If you have to strip it later it is actually easier to get off with a few layers of paint.

And if you are hiring a painting crew to come in, you have to figure how much that is going to cost. I had an estimate for my bedroom ceiling to be painting- just the ceiling they told me 750.00 plus the price of paint. It's not even a big enough size room for a queen size bed! So I painted it myself in one afternoon. Of course, prices are different depending on where you live.

Agree but they want to sell and the new buyers today want white and not dark wood trims, Time will probably change this trait but for now if you want to sell you do what you have to.

The color reminded me of being in a jar of French's mustard. This is the first pool I remember seeing and I'd think is most unusual for Canada. But it should really be a selling point for the right person, even if they couldn't use it in cold weather. Glad to see Anthony.

Sorry, I am old but really disagree. Wood can look warm and appealing in the right house, with the right amount, but those windows were vastly improved and the room brightened by painting their wood. Neither wood nor brick are sacred. And, most younger buyers are not into a lot of dark wood. I have always preferred painted kitchen cabinets, no matter what the changing styles brought.

The Tudor revival is one of the styles associated with the Arts & Crafts movement. I don't know if all Tudors are considered Arts and Crafts but the trim design makes me think this one is.

All I see in the before is work to be done. The painting to be done is over whelming and expensive. It makes me so sad when I see people ruining what should be a classic , lovely home. The desk area was very smart. I would have painted the kitchen cupboards white, changed the tiles to a smooth painted surface, and added different hardware. The pool area is wonderful.

The walls are all plaster and about 100 years old. That's how hand-made walls look.

I really like the craftsman style of the home, the color change was God sent. And the hard is perfection. As for the cabinets I have the same kind in my 1950's home I don't love them.. They look better in this home.

The fatal flaw of this show is that the audience never finds out if the house ever sold. It’s a waste of time to see “potential” fixes to a problem home if there’s no conclusion. Bogus!

I lived near this house. It sold pretty quick after this, (mom's hobby is going to open houses) but the real problem was the pool. They cost a lot and you *may* get 3 or 4 months where you can use it. This was right after a by-law change as well, buyers would've had to put a new fence around the pool.

The house is so lovely... but the paint colours are very personal. It's surprising no one was interested & couldn't see past the paint. I suspect the price for 2 bedroom wasn't competitive with a larger properties.

I had trouble selling a house with a pool and the new buyers ended up tearing it out....NOT an asset in Michigan - just an expense. NICE BONES...but IF this home was a soft green with gray it would show better.

What kind of closets/ storage does the house have? Where is the laundry area/room?

You are supposed to bring your own closets, no walk-ins in Europe. And for the laundry, the washing machine is most likely in the bathroom in this house, in smaller houses it's usually in the kitchen. No laundry room, no mud room, no pantry, one bathroom for the whole family and a loo downstairs are most likely the major differences between US and European houses.

I am curious how much use you get from a pool in Canada? I’ve known people with pools in their backyard in Arkansas and Missouri who couldn’t sell their houses because they had a pool. My father always told me it was an attractive nuisance.

Three months of use, four if September is warm. Five if May's warm too. Most people fill in their pools if trying to sell around here. Anything more than a birdbath really isn't worth it.

It would be worth it (maybe) if you have a huge yard. I live in Toronto. Most of the yards are fairly small, even in the suburbs. It would be expensive to heat and maintain for a relatively short season. If I lived in a warm around the year state like Florida or Texas it would be worth it.

@@peggypeggy4137 I have a pool at my house in Palm Springs (not Florida or Texas), and so do most other people who live here. It gets lots of use, but heating it in the winter (when it is 75°F ouside) is expensive, and so we only use it April through November, and only part of November. To heat it in the winter used to cost about $40 a day, but gas prices have gone up.

The show spans several years. Wh a t is loved and "in" one year is "out" after 3 or 4 years. Also, she has to please the homeowners. I am pretty sure the homeowner would not agree to painting those oak kitchen.cabinets.

Frank is pretty clueless if he thinks Mary Lou is good with colors, considering the harsh chartreuse she chose for their walls. I like that color in small doses, but never for an entire wall, let alone several rooms. It creates a glow from reflected light that is very unflattering to people's complexions. Just getting rid of the hideous used kitchen towels that were hung on the oven door handle made a big difference. When showing a house, used towels should be hidden - not displayed in plain view. It's a simple thing to do, and yet so many people do not do this. An oven door handle is NOT a towel rack, unless the oven is uglier than the towels and is not used as an oven.

I really hate when high quality wood gets painted over - it really makes good wood look cheap and devalues the house. Would very much put me off buying the house. I HATE painting and hate refinishing wood much more. I can see why the series got canceled. Host knows the value of neutral colors and decluttering but has no appreciation for keeping the integrity of American period architecture. She seriously needs an architecture course.

"Elegant" period houses can be depressingly dark, and if someone wants to preserve them, then they need to put up the money and buy the property themselves. Whoever buys the house gets to decide whether the wood gets painted or not. Better to be painted (paint can be stripped) than torn down. It is absolutely wrong to tell someone what to do with the interior of their own house.
