I love how these two are so efficient, detailed and organised - they cover everything to make things so helpful (adding links to products in videos and podcasts, giving detailed tips for buying a house, putting a lot of their tools on their blog, etc).

One of the things I forgot to mention on Patreon was the bathroom boxes. One box for each bathroom, packed and set-aside weeks in advance. Each box went to its relevant bathroom and contained everything anyone would need when using that bathroom in the first day or two... or ever: Shower curtain, hand towels, bath towels, hand soap, bath soap, shampoo/conditioner, toilet paper and baby wipes. Pretty standard box with the basic functional stuff. We delivered those to the house bathrooms the night before the move. In addition to that, I had a similar "kitchen" box for basic cooking on the first few nights before I could find all pots and pans and plates/utensils. Then we also had our suitcases that were packed with a week's worth of clothes, toiletries, etc... like packing for a trip. Made the move SO much easier on us. And Evan, to your point about fortuitousness and the filing of your taxes: I think you've basically made the point for all of Katelyn's planning and being on-top of things. Getting things done early, and not putting things off, opens the door for be available for fortuitous opportunities. :)

Man listening to your experience buying a house is wild for me. I bought my first house 2y ago, visited only one, needed some big renovation but wanted a passion project for some years so didnt mind that. Anyway, visited once, falled in love, called back the realtor the same day to put an offer (i low-balled them hard tho since it needed a lot of love) they accepted, I then took an appointement with the bank the following week (didnt got pre-approuved) and moved in ~3w later. Looking back on everthing, I don't even know how that workd to smoothly, it was so tight and not planned it's a miracle :o

Throw back to early pandemic days when we bought our house; we had to put an offer on the house to even see it. So happy that the universe worked in our favors!

I don't know if it would be getting too detailed about where you live, but I'm definitely curious where you ended up on the "further away from the city is more space for less money" vs "within city limits is closer to many tasty food places and also family". I would guess with a garage that enormous it's probably a bit further out, but I don't know what the standard size of garages are in Texas.

Since we had to sell and buy at the same time, we had a pair of storage units offsite for a lot of the stuff that we had to get out while our townhouse was staged for 6 weeks in advance of our move. So we didn't pay for packers, but just movers who got all our stuff into the big 18-wheeler, and then like 2 days later we met them at our new place. It was supposed to be 3 days later, but the movers were ambitious and wanted to finish late into the night we got the keys. Having the big rig with a driver and mover helper was amazingly worth it.

I loved hearing about this quest. I looked for a home 3 hours from my home in Oct 2019. I had a long checklist. When a house came up, which checked every box I put in an offer without a walkthrough two hours after it posted. Bless Zillow. Then we drove over a week later and did the walkthrough and inspection on the same day and decided, "Yep. We want this house." (I could have backed out with the inspection.) I had new house two weeks after it went on the market and I too had to use a pricy moving company but it was well worth it - but I had to move my cat and that... that was worrying. Because my new home was much larger I ended up using plastic trash bags for curtains my first few weeks. HA! I am so excited about the craft room! I have one in my new place and I hope you do a full design and redux with built-in shelving!

I’ve found hair from my first dog when I was 15-18 like last year. It’s crazy how a single piece of hair can travel with you for so long with all the cleaning and washing you do. Hair just always stays lol.

Ooh. The guys who made the minimalism documentary on Netflix, The Minimalist. Had a thing where when you move unpack as you need things. Then at the end of a month or 2 you get rid of anything left.

When it comes to chairs, COMFORT COMES FIRST! Forget about looks and having to have the green fabric on top, because ultimately you sit for hours in one spot. I just bought a Titan XL from Secretlab it's incredible and the best purchase I've made all year. Do yourselves the favor and buy something you find comfortable.

Chair suggestion Herman Miller. So comfortable for long sitting sessions. They are expensive but so worth it.

I hope you made sure the Title company marked the "Survivorship" on the paperwork. It's not automatic in Texas. If it wasn't you can file for Survivorship at the county courthouse.

We just bought a new house as well during the exact same timeline. Started looking in February, but we put an offer on a new build home in Spring Branch. Everything was fine and smooth until the last few weeks! So stressful and last minute and we had a hard deadline because we had to move out of our apartment. We’re just over a week moved in and holy smokes I can relate to everything you discussed.

Ugh I've been trying to find a house since January, but the market here is horrible (2 of the towns here have been the top 2 most competitive markets in the COUNTRY for awhile) ...people are offering 100k over the asking price OR MORE and they're often waiving inspections. These are things I refuse to do because I don't want to screw myself over, so it's just impossible.

I'm 100% with you on the solid grippy stuff. I hate that stuff with the holes in it! But I found the solid stuff a long time ago and have used it for many different things. One interesting tip with it is if you get it wet, it will actually stick and stay stuck to something fairly well. So if you have something you don't want sliding around, just cut some out, wet down the top with a wet rag, then slap the thing on top of it. And I've had a few different styles of it. I've tried some that is a bit thinner and a bit stiffer, and some that's a bit thicker and softer. The thicker and softer is so much better.

I would suggest also looking for a realtor that specializes in your type of purchase. Buying new construction is very different than buying an 100 year-old home. There are different issues to look out for that an agent with experience will help you look out for.

With our mortgage and shop for our business we are paying $1,900+ a month 😱 so we are looking at properties with shops on them and 10+ acres and we will be looking at $1,500-$1,600 a month.

When we moved from apartment to house, we hired movers since we were on the third floor! We are moving in less than 2 weeks and I'm nervous since we aren't hiring anyone this time 😬

Great professional movers are worth EVERY PENNY! I normally preferred unpacking my kitchen and bathroom because I like things a certain way but having other hands to set up all of the furniture, open crates for tvs, mount tvs on the wall and just getting heavy things up to a second floor or in a basement is such a physical and mental weight off of your shoulders, it's a time saver and you won't get crushed! Lol

I nearly made the disastrous mistake of going to bed early when this popped up in the video suggestions! 😄 I'm definitely relieved to hear Joob is settling in well. And it's good to hear you've got a few projects to improve your new home already in the works, even if they're just making some new desks. Anyway, thanks for the tips on buying a house and moving. My parents have been bugging me to buy a place of my own for a while (and I don't even live with them anymore!), so I'll try to remember your words of wisdom. Although buying a house is a bit different here in Australia - buyers don't get real estate agents to find houses for them, they deal directly with the sellers' real estate agents individually.

Obviously they said their house is very different from the homes in the 'dream house' stream, but I wonder how the layout of their new house compares. I know they said that they're not doing a house tour for privacy reasons, but I wonder if they might be able to one day in the future - i.e. once it's removed from realtor sites, excluding some rooms, after they renovate/ organise some rooms (e.g. if they remove any walls that aren't foundations), etc.

i have an over-bed table, much like ones used in the hospital, that i use as a part of my desk. its a bit higher then my desk surface, so it makes it easier to write on ect. i have used it for so many things. i can clean it off and use it in the kitchen as an extra surface, or to move heavy items around my home :) im so glad that both of you are paranoid planners ! this move could have been super insane if you didnt plan every little thing so well :D as many others will say or have said, congrats on your new home :D cant wait to see it !

I actually have drawer liners like that but for the kitchen!! Mine I'm using in my cupboard because the cupboard has open wire shelves, but the liner is that solid grippy stuff, but it has a pattern that looks like marble/granite. I bought mine from Walmart in the kitchen area. I don't know if the toolbox liners would be cheaper, but I really like the look of the stuff I bought.

Congratulations!! So glad Joob took the move well, my cats were pretty nervous in our new house for about a week when we moved because they had never lived on hardwood floors only carpet in our old apartments. So excited to see the arts and crafts room and workshop! Hope your stress levels are much better now that it is over! Qqa!

The grippy drawer liners over time stick and become impossible to remove. Like 1 year later you need a paint scraper and sand paper. No no no never again.
