👁 ABOUT THIS VIDEO: The former Trinity Broadcasting Network campus in Costa Mesa has changed hands again, this time selling to Khoshbin Co. for $22 million, according to CBRE.
Khoshbin Co. is owned by real estate developer and supercar collector Manuchehr “Manny” Khoshbin
Plans for the campus remain somewhat fluid, Khosbhin told the Register on Friday via email. An early vision to add a car museum, restaurant, and creative office spaces could shift if a tech company shows interest in the space.
Khoshbin has 2.3 million followers on Instagram where he can often be seen posting photos and videos about supercars. Car enthusiast websites estimate his personal car collection is worth at least $50 million.

The effort and stress of maintaining marble floors in the garage will be a deal breaker. Epoxy will be quite luxurious with the garage complete and full of your cars, especially considering the rest of the property. The epoxy will look clean years later, no spots, no damage, no pulling out all your cars to renovate a few years later! You won’t regret it.

yes, the marble will soak up oil leaks and will not look good. remove the marble, use it as backup for the house instead!

Maaaan, the marble is so fragile!! Manny would have to change the tiles too often under the load to keep it looking luxurious. Epoxy can also look marble-ish if done by some good company or just plain white could be an option.

As an architect, epoxy would be the best fit. Doesn’t matter if you have unlimited amount of money. When stocks ran out on the marble that would be a new problem. Also, they do tiles by batch so if the tile breaks after a month and they don’t have the batch that you had the color will be slightly different. Epoxy will be the best option for you Manny. Btw, love the progress on the office!

Hey Manny, From personal experience ( I’m a realestate developer my self) do not use Marble if ur going to drive cars over it, it will crack. I’ve done something like that before (4 car garage) and in a span of two years most of it cracked and where the cars where sitting it turned yellowish I guess from the tires picking up asphalt on the roads and oils….who knows. I Vote for epoxy!

Manny, for this Thassos marble you totally need to apply a good quality stone sealer right after it is installed. Thassos White is a very porous kind of marble with a high absorption rate. The sealer will protect from stains and discoloration over the long run. Go for "FILA MP90 Extreme" or "AQUAMIX Sealer's Choice Gold".

Probably epoxy. you could get some design in there to make it look somewhat like marble. If you go the other route it could crack and then you'd be doing epoxy anyway.

Marble: The key with the high loads is in installation. Double mortar layers over a stable base is critical to a non-cracking floor in your situation. Any air pockets in the mortar bed will create opportunities for cracks. If the tile is installed over a concrete over metal pan deck, it's a favorable situation. If its plywood deck over any sort of wood joists or structure I would be concerned that the movement will influence the ability of the tile to withstand flexing from short term point loads. Thus cracking. I'm a CA licensed Architect and I'm sure yours has said the same thing: if you do tile, especially a softer material, assume that it will crack. Use the best sub and be methodical in the install QC and maybe the cracks will be limited over time.

As an architect I could only suggest to go with epoxy flooring with the same color (or even pattern) covered with glossy clearcoat. It will look just as good and never crack. Marble is great for private apartments, not for big premises.

I think for the garage you should do epoxy , remember some of those cars will come in with tyre dirt you wouldn’t want it to soil expensive marble with grease and grime and besides epoxy is cheaper and more durable and you pretty much know how to clean and maintain the epoxy floors which will look amazing on white

Epoxy comes up with warm tires, just remember that! I would simply find a similar ceramic tile that can handle the weight and still flow with the rest of the property.

My Uncle had the same marble floor in his house in Miami. 2 months or so later after parking his 458 and SVJ floor cracked into many pieces. The gap between the tile and concrete from glue adhesive not good for heavy weight. Epoxy will be smart financially regardless of expendable income

From my own point of view, you need to invest smartly if you need the good things of life. so far, i've made over $355k in raw profits from just q4 of the market from my diversified portfolio strategy and i believe anyone can do it if you have the right strategy. Mutual funds takes long time, but investing smartly is the key for short term. Most of us tends to pay more attention to the shiniest position in the market to the cost of proper diversification.

My portfolio is very much diversified, so it's not like i have a particular fund i invest in, plus i don't do that by myself. I follow the trades of WINONA ALETHEA LIVINGSTON. She is a popular broker you might have heard of. I can correctly say she's worth her salt as a financial adviser, as her diversification skills are top notch. I say so because i see that in her results, as my portfolio grows by averages of 10 to 15% on a monthly basis.

Yeah exactly. My money stays right in my account. It's all programmatic, plus it's relatively much easier to set up and connect my accounts, than creating a financial plan and drafting investment strategies myself. My account just mirrors her trades in realtime.

If you store all the cars at your house can you freely pick and choose from the variety every day. I would suggest that you only keep the SLR’s in a separate storage since you’re not driving them as mush due to their increasing value.

Epoxi with led lights can give u a unique view of your cars glowing from under u can actually even show every parking space which is very cool, like to follow like a airport runaways, did that on mine and it looks amazing

Or if you are in change of mind you can use some other kind of marbles but if the castle marbles get damaged then it's a big block on the pocket so I would suggest either you use polished concrete or castle marble if you are interested or your epoxy.

Manny, marble looks amazing and it´s as luxurious as the new HQ, so it makes sense tu use marble, but on the other hand, it could crack under the load of your cars. Honestly I think epoxy would be a better option which won´t crack and could aslo avoid you future headaches. Either way it would look very good.

Epoxy all day long for vehicle parking, marble - as much as I love it in our projects - will be a nightmare that you'll forever be repairing, but there's plenty of novel ways to use it in inlays for walkways or trim detail and still incorporate some of it as a means of tying the two areas together. Another option would be to do crushed mineral incorporated into the epoxy.

Epoxy is the way to go, I’ve seen some really fancy epoxy colors and patterns, you could get an epoxy that’s a close match to the look of the marble. You will be way ahead on the costs and headaches vs marble and not worry about cracking and the weight of certain cars causing possible damage.

Cracking tiles... Reminds me of one of the tenants in an apartment complex my dad used to handle maintenance for. Tourettes Syndrome. Besides the profanity, he would also stamp his feet. They had to replace concrete paving stones and granite tiles every few months...

Great video. The building is looking amazing. In regards to the garage flooring, could you possibly find a way to meet in the middle? Meaning, do the epoxy on the floor itself for weight and maintenance reasons, but come up with marble accents to still bring the marble into the room.. just not be the entire floor.

Black and gold flake epoxy, with black gold accents and similar splattering in the garage with your emblems on the walls, then marble similar epoxy with 2 clear coats at least for that shine. 💪😊

Go for the epoxy in the garage so that you don't have to deal with any damage when the marble cracks from driving your cars over it. It will be such a pain to maintain and make sure it is all 100% over the years, while the epoxy will be a lot less of a headache and will look just as good in the garage.

Epoxy finishes have come a long way in the past 5 years. You could look into marble epoxy finishes. A lot more durable while still looking high end and classy. The thought of oil leaking into the grout between the tiles would suck to try and clean/repair.

Expoy is always a good route, got to look at the longevity of the product,so if the expoy will last longer go with it if not go with marble. But you’re the owner and it’s your property so all I’m giving is a suggested

Epoxy for sure. Easy to maintain and you can stain concrete to look like marble. I did it in my retail wine shop and it's great.

Perfect solution here. Poxy everything but then marble the parking spots or the car tire spots. Therefore if they ever crack/break it's 100x cheaper to fix and easier to maintain
