It’s not uncommon for landlords to significantly overprice the cost of “repairs” when someone moves out.
@SkunkApe407
@SkunkApe407 6 месяцев назад
That doesn't mean it isn't unethical. As a landlord myself, all three of my renters have the option to handle repairs themselves, for discounted rent. One of my renters just paid for a new roof. He won't be paying rent for the next three years. I even extended his lease by a year, just so he can get every penny of his free rent. If they choose to have me fix things, I have them find a contractor and send me the bill. I'm leasing properties to make money, not take advantage of people. I give my tenants every opportunity to save money and encourage them to treat their rental as a home, not a rental. I make more money by keeping long-term tenants. It's in my best interest to keep them happy and comfortable.

I had a landlord try and have me pay for the compete renovations on her basement suite after I had been there for only 3 months! The place flooded and she wouldn't repair the damage, then went nuts looking through the windows at us and coming in when we were sleeping/not home! So we were out within 3 months .... she then took me to court stating I was the one who did the flood damage and because I had animals, the place needed to be repainted .... it was insanity! We had a dog and a HAMPSTER! She wanted my daughters room redone due to the hampster who stayed for less then 2 months because he died during the unpacking due to old age .... I went back to a company for renting and will never go to a private home again! Of course the judge was p*ssed over the wasted court time and I won it all! Crazy!

@@SkunkApe407 We had a brilliant landlord like you when we had to make a sudden move. It was his family’s ancestral home but no one wanted to live in it. The house needed loads done and we were a year out from our home being finished. We did all the work, repairs, upkeep of the house and didn’t have to pay rent for ages. We wound up staying there for 10 years, our new build was a disaster so we sold it. Our rent never went up in that time and we actually felt bad when we gave notice. We loved the house, our kids finished their secondary schooling while there. We formed a phenomenal friendship with our landlord and the family. We left the home spotless, even found a new tenant for him through a friend who is a real estate agent. He rang us a few weeks after leaving to tell us some hilarious stories about the new family that moved in! They would call him to change lightbulbs!!! Poor fella 😂😂😂

I used to collect money for apartment complexes that rented to college students. The winner of highest damages was $10,000. There were pictures. They pulled down every cabinet door, took a hammer to every toilet, sink, and tile floor, and there were holes in every wall. His parents had co-signed on his lease. He had also been spending the money his parents sent for rent and owed for six months. Mom was not happy.

This! I remember when I was in high school we had a new librarian who was a total butthole. She wouldn't do any librarian activities, but instead patrolled the library looking for any type of 'infractions' - e.g. sitting on the floor between stacks, girls reading men's magazines and vice versa (this was a few decades ago so that still mattered? It was GQ, 17, etc. all g-rated stuff), talking at the group work table (designed for groups to talk about projects together), etc. All of these 'infractions' had been totally acceptable behaviours until new librarian showed up. We all just kept asking why anyone who so obviously hated teenagers would take a job in a high school. The straw that broke the camel's back was one day I got up from a group table with my friends and this Karen started screeching at me 'no standing in the library!!' I explained that I was leaving. She continued to scream 'no standing in the library!!' I finally told her I wasn't going to crawl, brushed past her and went straight to the principal's office. I explained to the principal what had been going on. I also let him know that a number of students were talking about teaching the karen a lesson. I pleaded with him to do something to fix the situation - we were graduating in a couple of months - please stop this woman before someone did something to jeopardize us finishing high school and moving on with our lives. I asked the principal why anyone who so obviously hated teenagers would take a job in a high school. He didn't know but promised to look into it. As it turned out, karen had transferred in with the idea of her taking over as chief librarian when the current-but-on-leave chief retired at the end of the school year. The principal had no idea karen was such a karen. But, he kept his word to help fix the problem. Suddenly, karen was on leave, had no chance of promotion, and was, in fact, not welcome to return to the school. I heard later that the soft-spoken librarian who had been there forever and genuinely cared about us and our lives got the job instead. And really, why would anyone take a a job at a high school when they so obviously hated teenagers?
@survivedandthriving
@survivedandthriving 6 месяцев назад
@@illidanST7F It's true. Anecdotally we know it. But also, Martha Stout in her brilliant book The Sociopath Next Door discusses the research on this problem. Sociopaths often take job like teachers, nurses, and carers for elderly and vulnerable people just so they can bully those weaker than them, and those who are often not believed if they complain about the bully's behaviours. It's fairly frightening to thing about. But, it has left me with the idea to also start by believing the vulnerable person and have the person in power on the hot seat while looking into the problem rather than the other way around.

That's actually a partial meaning of the term. While "laundering" refers to cleaning up a source of illegal income so as to make it appear legitimate, literal laundromats are a tried-and-true means of doing so. There's no real regulation on what you have to charge for using a laundromat, you have practically no inventory to worry about, and laundromats don't even need to have staff on site either. Apart from ones attached to an internet cafe back in the day, every laundromat I used was unstaffed, and they'd just have a red phone on the wall that would automatically dial some maintenance guy somewhere if you needed help. Perfect setup for money laundring, because you have very few actual people to keep quiet.

For the Apartment story; the high price tag on damages probably has to do with the dishwasher. Large appliances are expensive so if the dishwasher is damaged that, alone, probably skyrocketed the cost of the damages by a hefty sum. Since you asked 'how did they manage to get 4k in damages'. The appliance.

Back in the early 80s when I was in the U.S. Navy I was in charge of ordering some lumber for certain projects. I found out that the lumber company was sending us garbage lumber, (end cuts, splits, etc). Most of the junk could not even be used! I didn’t even tell them that they lost the contract. I found a company that cost less and would let my chief go out and hand pick the lumber he wanted. We ended up getting prime hard woods like oak, maple, and walnut. And for less money. Ages ago a bud moved into a temporary apartment where you had to feed the washers/dryers with tokens. He took baling wire, used a dot of stoopit-gloo to tack it to the edge like a flimsy floppy lollipop, and slowly experimented with how deep he had to put the token to get it to register. Then he pulled it back out. There was about a half-inch bit of play between getting it to register, and trapping the token (yank hard the the gloo snaps, but it eats the token). So he put a bend in the wire so it couldn't go farther than that, and could just plink-plink--plink-plink-plink as many times as necessary to do his whites, colors, etc., as many loads as he wanted. He knew if he shared that little secret with anyone, they'd blab and enough people would find out that admin would find out, too, and ruin it for everyone, so he kept his mouf shut.

That last story is very relevant to my current situation, except for the whole laundry coin thing. So last summer I moved into a two bedroom two bath cottage. I was stoked, thinking I had finally made it to the pinnacle of rental properties. I had known above me and no one below me. I had nobody on the side. Well, it started to go bad after four months. Before I moved in, I was advised by my landlord‘s office that I had an electric water heater. While I should have confirmed this information with my landlord, I was only told by her that I needed to worry about the water pipes. I kept some electric heaters and made sure everything was around 70°. I never had an issue with the water pipes. Come January, I have no hot water. It turns out that I have a gas water heater. This is followed by screaming from my landlord. She also seems to have an issue with my cats. For the record, I have an automatic litter box, and then I have a regular litter box. The thing is, my senior cat does not always make it to the litter box. I got a generic trunk mat from Amazon. That is the usual heavy plastic. This makes it wonderful for cleaning up my cats-accidental droppings. Fast forward, I now have an issue with the dishwasher. It won’t drain after much delay; it was finally replaced. However, this was the day my automatic litter box decided not to work, and of course, my senior cat did her thing. Well, I got a nice text message from my landlord telling me that they are not going to renew my lease; the owner has been advised the room smells horrendous and it’s going to cost thousands to clean up. I checked everything out when I got home, and it was quickly cleaned up. Now, this is the funny part: I’ve been contemplating whether I should move anyway. I’m annoyed about the misinformation, upset that I have to deal with my landlord anytime something goes wrong (I know it’s the perils of renting, but seriously), and I’m sick of the price. I sent her an email, which would’ve essentially been my 60-day notice sent four months early. It’s wonderful how the universe likes to correct itself sometimes. Honestly, she’s doing me a favor. Obviously, I’m not going to tell her that. 😂 this is the third property that I have leased with this management company. My first two properties, everyone was wonderful. I even left them a glowing Google review. After looking at their review page, all the reviews started going downhill once they had this new property manager. I’ve sent removed my review and plan on writing a new one once I move and get my deposit back. Honestly, because I don’t trust them. I plan on taking pictures of every room once they have been cleaned. Luckily, I have a cousin who does that. Additionally: so after taking off my Google review, they are rating has gone down to 3.4. The funny part is that the worst department complex in town has a 3.5.

In regards to Story 2. I am seeing a lot of comments about the late work policy, and grading policies. So, I am going to make a comment about the policies and protocols we are expected to follow. I would also like to point out that I am in no way agreeing or disagreeing with these policies. How a teacher can grade their class is determined by the district and state they work in. The state comes out with rules for formative and summative work, as well as what kind of assessments fall into each category. The district then is allowed to tweak them within a small threshold. Homework is almost always formative. In my state, a maximum of 5% of a student's grade can be formative, and my district is in complete agreement (however, we are given whatever leeway and gray areas we can muster). Additionally, in most states, students are not legally allowed to be graded on behaviors nor can we apply a grade to something that is not standards-based. Guess what? Turning something in on time is considered a BEHAVIOR. In most places, a teacher is not legally allowed to apply a late penalty to a grade. As an extension, we are expected to accept any and all late work within a reasonable time frame. That last bit is important. After lockdown, it was commonplace across the country to accept late work from any time in the school year. However, this created enough of a problem that is was shortened in almost all instances. In my district, we dropped it to a semester then quarter (where it has stayed).

In college we lived in half a duplex for 2 years ($1200 a month which was average for the area) while living there a new management company bought the property without ever actually seeing it. Upon moving out the charged us over 3k, some charges were expected and justified, but painting the ceilings (20ft high in some places) etc was not, no exploded wine, I promise. They had no photo evidence of any claims so I planned to fight it, they knew I was going to fight it and sent us into collections as quickly as they could. I didn’t want to risk the credit mark just as I was graduating and entering the real world, the collections company agreed to contact the credit beuraus to remove the mark if we paid so we did. Still pains me to this day. Some of the charges were just absurd. Sounds like in the story they deserved some karma but I just wanted to say management companies and landlords can be crooked as hell. Especially in college areas where they know a lot of people won’t fight it and will just bow and cut their loses.

We used to have a private parking ramp at work where you needed to card in and out using your employee badge. Although the system would record entrances and exits, because there was no requirement to use the ramp (or even drive at all) that information was generally never used. Except in situations where someone's actual log-in wasn't recorded, they could request the parking record from the front desk as proof (if you claim you started at 8 and the system shows you parking at 7:45, they'll give it to you.) We had one guy who discovered if he simply followed someone else in and didn't card in himself, but carded himself leaving, he could claim to have arrived at any time to avoid getting in trouble for tardiness. Now it's not like he did this EVERY day or anything, but it was super annoying. If he'd just admited he was late, it was infrequent enough that it wouldn't have mattered. But for some reason he had to lie about it. Which of course turned it into an investigation into why the system didn't record his login, why the parking garage didn't record his login either, and ultimately nobody could be bothered to do anything about it so it gets swept under the rug. This would happen 2-3 times a year, and the turnover for admins in HR was just frequent enough that nobody seemed to catch on. Until one day someone had enough and microwaved his badge, destroying the chip. That time because he was unable to card out and had to call security to let him out. Who found it interesting that he was able to "card in" using a broken card, so they finally checked the camera and caught him piggybacking. It started an investigation which led to them catching him piggybacking on someone else in a couple months later, and lying about his start time to the tune of nearly 2 hours. Based on the number of times he'd pulled that, the rough estimate was that he'd claimed between 10 and 20 hours of pay for hours he didn't work. Nothing earth shattering, but what a stupid reason to lose your job and get blacklisted from the industry. Just for being tardy a few times which, at most would've gotten him talked to. It wasn't THAT frequent.

1 dollar per wash and 1 per dry? Holy hell that's a great deal. My old apartment, in 2019 charged 2.50 for a short wash, 2.75 for a medium and 3.00 for a long wash. The machines were small, so a normal load needed 2. The dryer was 2.00 for a load, thankfully those were larger.

It does sound nice if not for the fact you had to buy them in packs of then, and they only except cheques as payment, so OP finding the distributor and getting a box of 1000 for $63 is much much cheaper and OP was even selling chips for half off and still making a pretty penny, sure what they were doing was shady but so was that complex for renting out for cheap and going condo and charging more once they had enough residencee to blindside their tenets

Story 2: That substitute teacher is a pathetic bully, and wouldn’t have a case for a lawsuit. If anything OP could sue or counter sue. What a monster. Story 3: They threw a party, trashed the place, and wanted OP to pay for the repairs. Serves them right for being greedy. Story 4: I hate those “Token” washer/dryers. Ridiculous, making it checks only. What OP did was brilliant! Buying the tokens direct from manufacturer and having it sent to his parents’ house is awesome. But it was scummy of the management to “Go Condo”. What an excellent revenge by OP.

The story with the teacher seems suspect at best. Why are they not doing or turning in stuff at the correct time? Why is OP recording at just that moment? It seems like a bunch of kids that is super entitled, and is bullying their new teacher because she didn't let them flake through the class. Honestly I don't feel it's even a prorevenge story, because what did the teacher do? She was worn down and told her students off, and immediately apologized! The OP seems like a proper douch.

Even though what their city paid the ah contractor is public record, his disclosure to one bidder and not the other is a felony. As is him lying to the bidder when he dropped off his bid. If the first contractor finds out, it is going to be a big payday for him. OP should know that if they were trained properly.
