@@Cogzed I think predictive programming is the reason why most people feel that way… remember how in 2020 they told us that Maricopa co in AZ was turning purple, the media quickly blamed it on “too many Californians are moving to AZ” then the same thing happened with Idaho, TX, MN…. The list goes on. The only thing that lost has in common are the politicians that got installed into their offices. But hey folks, don’t look over here, please look over there 👉 look CA plates.
Saint George and Utah are fabulous places to reside but low taxes is not one of their best attributes. Compared to Los Angeles the tax burden is low but compared to many other states the taxes are on the high side. The one excellent set-off is the homestead exemption on one personally owned residence. That is a big tax property tax reduction (45%) especially since properties are reassessed annually are the market rate. Suggest that the comparison should be expanded from Los Angeles, California, to other states.
@@1BXB great point! We’ve done that in several other videos, and here is the math: States with no income tax or low income tax will get your money from property taxes, vehicle registration and other state funded and taxpayer paid for programs. Key point here is that state government loves wasting your money, and pretty much no matter where you go - they are going to waste it. Wether it appears that there’s no state income tax or if the state income tax is there, they are going to collect roughly the same amount, and in many cases the states with no income tax will actually collect significantly more.
As a Los Angeles homeowner and resident who also owns a home in St George and has spent a significant amount of time in St George I can agree with everything stated. The one down point I will bring up, and this is minor, is that if you show up in a car with California plate St George drivers can be downright rude. Same goes for rental cars with any other state plates. If you move there, change your plates asap and avoid aggressive drivers. It’s a beautiful city, clean and comfortable. I’ve never seen a homeless person in St George, they are everywhere in Los Angeles. Gas prices are lower, utilities and taxes are lower. Expect almost everything to close up earlier than in a bigger city, and some places not to open at all on Sunday. Once you realize that you’re staying home most evenings and Sundays you’re pretty much adjusted.
@@toddcorreia2101 I hate to say this… but Utah plates are not going to save you, I moved here over 10 years ago and I can safely say this: driving in LA or Chicago is much safer than St George, regardless of what plates you have on your car, St George somehow collected all of the worst drivers in the world. Inattentive, aggressive, slow, fast… literally all kinds. So defensive driving is the only way to traverse southern Utah roadways
@@stgeorge those are all the commiefornians that moved in, my guy..... they are the same horrendous drivers here in vegas. they only think about themselves when driving. no defensive driving whatsoever.
No the West Coast has perfect weather. Utah is too dry and hot. Btw another CON is that Utah is obsessed with fireworks. This is HARD on people who suffer from PTSD.
Good point! Utah isn’t for everyone, perhaps if you are looking for ideal weather and less fireworks - west coast may be a better place to live. I feel as though majority of people tend to prioritize a little differently
Hi guys, I couldnt respond because I think the video was taken down. We moved to north vegas (not my first choice). It took my husband 8 months to get hired here so there was that. Lots of renters in our HOA community which I didnt expect. But apparently all over vegas 33% of the homes are rentals which I didnt know before we moved here. Lots to do out here though but the summers are extremely long and you end up spending most of the summer locked in the house. about 4 to 5 mos.

I agree, Vegas is an interesting place to live. We have a lot of clients that are coming here from Las Vegas. St George summers are hot but on average 10° cooler than Las Vegas and lately that’s a big deal. I would say, revisit southern Utah, take a long weekend and really explore the area. I feel like there are a lot of “Mormon legends” about the area, but most of them are not true. Michon and I would love to be a resource to you, if we can help in any way.

Only if you think more means “better”. Black Bear diner is arguably cheaper, but the quality of food is subpar imho. There’s a place for both restaurants but they aren’t the same

@ALEXANDER57370 the video took place during the St George Area Parade of homes 2024. It’s a big home show that gives people an opportunity to visit over 30 beautiful homes that are entered into the show, so normally all of these homes can expect foot traffic to the tune of 30,000 people. So yeah, pretty busy 10 days.

Deann, thank you so much for the kind words and for the prayers! It all went really well, and it’s incredible how much better I feel already! By the most part pain free especially considering the 8 hours worth of dental work performed in one session. It will be a little over 4 months before a cap is placed on my implant, so limited physical activity and soft foods (because of my retainer) until then. I’m working on fixing a couple more conditions during that time, so it should all work out well. I have some footage from the surgery, so an update video is coming. Thanks again for all the love and support

What did he mean by 'obviously' her space? Lol. It was beautiful. It wasn't an overly feminine office space. Classic. That view of the mountains needs a lookout spot up high! I love this house! Lots of room for the price. Just needs a drop of color. Perfect home for a large family. A bargain for seven mil! Thanks for sharing!
The practical joke about “her space” is that her office is right off the kitchen. Absolutely incredible home! RL Wyman blows all expectations out of the water every single year and 2024 parade was no exception. We loved it!
@juliebaird9946 considering the fact that she took part in designing the house, and spent a substantial amount of money effort and time to get here…my guess is that she isn’t too worried about the stereotypes or how anyone feels about it 🤷♂️
@@stgeorge 😁As well she should! I understand completely. I used to sell production homes and they liked to pick a standard design they thought would work for the general public, make four different facades, and build a whole neighborhood. Cost-effectively, of course.
@@juliebaird9946 exactly! Custom homes are a totally different ball game. There’s an art form to production home floor plans though, some plans just make sense and some are tough to sell :) We sell both and I can appreciate both for sure
Thank you both, good common sense information. I have three concerns I would like your opinions on, 1st, which SPECIFIC parts of the greater ST.George region is affected by the Hurricane (earthquake) fault; 2nd, where is the "blue clay" soils predominantly found and can you point us to a link that identifies specific areas to avoid? Lastly, when searching for homes, both remotely and in person, I'm dismayed to see sooooo many roads, especially in residential communities, that are poorly maintained with puzzle pieced tar lines used as remedies for lack of re-paving that is appalling. It also scares me to think of foundation settling issues where these roads are located. Are there any towns in the greater ST. George area that routinely repave residential streets? Is repaving only done through HOAs, that have no interest in repaving due to expense? Thank you!
Thank you for the kind words and for your support we truly appreciate it. 1. All of Southern and parts of Northern Utah can experience earth quakes, in fact there was a pretty bad one in Salt Lake City in 2020 that affected some gas lines. In the last 10 years that I have lived in southern Utah (Nick ) and all of Michon’s life (born and raised here) there has not been any significant earth quakes that affected any structures here, and most are not even noticeably felt by humans and animals, but they do happen according to the weather app. 2. I’m not aware of any specific maps of areas affected by the blue clay, some of the commonly known areas are the Sunbrook golf course area, Tonaquint, some parts of Hurricane, small parts of Ivins… these areas are scattered and to my knowledge it’s nearly impossible to pinpoint them, the only document that can for sure confirm it is the soil studies report. Generally speaking, any home with a subfloor or home that is built on helical piers is typically built on a site with compacting soils, all new construction typically comes with the property condition disclosures for the lot which would also indicate if there were any compacting soils and how that issue was mitigated. As a buyer, having a knowledgeable real estate agent in your corner is key, we always point these issues out and in some cases it can be a non issue provided that the builder took proper steps to prepare the site for construction. 3. I have not personally noted any areas with terrible roads around here, some of the main through streets are tough to repair due to high traffic and lack of alternative ways. I feel like due to the mild climate and lack of snow road surface does last here for quite a long time without any issues. So the issues that you did observe are likely in some more mature neighborhoods as in my experience it takes 20-30 years before the road surface is noticeably worn and or repaired. City of St George does a fine job with maintaining most public roads, I could see how some smaller communities, or possibly mismanaged HOA could have trouble maintaining their roads, but those cases are isolated in my experience.
