Negotiating house price with builder can be very tricky for a first time home buyer. In this video, I have shared how to negotiate flat price with builder, how to use flat cost sheet to get maximum discounts, how to use flat valuation to quote offer price and how to take help from real estate broker to get best deal on flat from builder. I have also shared few home buying negotiation tactics to help home buyers get best deal from builders.

Flat Price to Negotiate on :
A flat price comprises of agreement value also know as sale consideration or consideration value and other charges. Ideally, a home buyer must negotiate on agreement value as stamp duty and registration charges are calculated on the agreement value and getting discount on agreement value will result into additional savings of 6-7% on the discounted value. In case of an under construction flat, GST is charged at 5% on agreement value and 18% on other charges. So getting discount on agreement value will result into additional savings in GST value.
Home Buying Negotiation Tactics :
While negotiating home buyers must start by negotiating price for a non PLC unit and once they have received maximum discount on the base price they should discuss PLC charges and try to get discount on them.
Things to consider in property deal
1. Show genuine intent to buy the property by giving a cheque to negotiate best deal
2. Do not adjust free modular kitchen and wardrobes value in discount as building them on your own will be expensive and time consuming
3. Calculate the fair market value of the flat before going into negotiation process
4. Know what type of broker you are dealing with and take his help to get maximum discounts

1. Please make video on how to research about the developers/builders 2. In BLR/HYD/BOM, there are some prime builders like Prestige, Sobha, Assetz, ASBL, Hiranandani etc etc, but who are the prime builders in Delhi NCR for high rise soceities?

Delhi me 165sq yard kitte ka mil sakta hai in radius of 10km from centre of Delhi Any 19 area u can suggest except areas like shastri nagar 😅

In Ghaziabad, there are 3+ study flats (around 1900sqft) in a fully developed township & the price is around 70-75lacs, 10 minutes drive from Noida & Indirapuram, 20 minutes drive from Delhi. Is there any good society in Gurgaon where we can expect the same size flat under 1cr ? Please guide.

Forget all, pataudi is a lifetime opportunity, Genuine buyers must know that international airport terminal 3 will be less than 25/30 minutes seamless drive and so will be Huda city centre/ cyber hub Via Dwarka Expressway/Clover leaf. Further Central Haryana, Hisar Jind even Panchkula, Malwa south Punjab etc. will also save driving time immensely once Bahadurgarh spur joins the UER 2/Dwarka Expressway in a matter of few more months🙏

@neerajagarwal836 It's called UDS undivided share, which means the person who buys the flat owns a percentage of the land as UDS, for example if you buy 1200sqft apt, you might own anywhere between 300 to 500sqft of UDS the land
