I love watching these videos. Shows how many slumlords are really out there. Why would you allow someone to destroy your property. Renting out section 8 requires monthly or bi monthly visits. Don’t be shocked when your house looks like this. You are dealing with folks who do not know how to take care of a home. Realize this before getting into section 8. Yes the money is guaranteed and they pay really well for these shacks that most of these landlords are “rehabbing”. Shitty landlord equals shitty property and tenants.

If your bringing it up to code then I would do every wall. If it's in concrete then I would use a titan bolt. No epoxy or hammer needed. It's basically a giant tapcon. We use 5/8 x 8" in florida but you could probably use smaller. Wedge anchors would be fine if there cheaper. But if the inspector Is a good one he'll want a thick diameter and length. Really depends on code. If you go bigger he can't say anything. But also check the washer under the bolt. Some Municipalities require a 1/4" thick washer and some done care. We use a 1/4" thick 5/8" slotted hole. The slotted helps so youncan move it so it doesn't stick out into the room.
@handylandlord

@@lucasconstruction911 Thanks! you confirmed my idea of going with 5/8. I’ve only been involved in a few framing inspections in my life. I know code is different depending on area. Just trying to not make a big mistake. Thanks for the help.

Hey man, I need some help.Please read entire post. So for a while I’ve wanted to give the trades a shot. I started as a drain tech and just didn’t want to get poo all over me and wait a year+ before I could learn plumbing. I started as a maintenance tech in hvac and same thing, just wouldn’t learn much for a while. Just got hired on in new construction plumbing with the sole intention of learning the trade and owning my own plumbing business one day. I’ve been running my own handyman business which has done ok but it is difficult to make a lot and there’s such a wide range in knowledge. I feel plumbing would be way easier to scale and I could charge more(I know some making 50-100 k /month 1st year in business. My problem is I’m 29 and it will take me at least 2 years to get licensed and attempt my own thing. That doesn’t include the time it would take to actually be good at the trade(maybe 5 years?). I’m worried it’ll be like the handyman biz and not make enough to be worth it. It sounds dumb but I am considering being a server at the cheesecake factory. I previously have 5+ years serving experience.I know people that work there full time and make $1000-1500/week. It’s almost guaranteed money I could make right now, easy on my body and in the air conditioning 😂 I own 2 rentals and would just use that money to keep trying to buy rentals as my “business.” It would grow way slower but it’d be something. I assume running a successful plumbing business is difficult and many fail. Can I get an honest opinion? I have the fear of missing out for EVERYTHING. I’m just thinking if I can make 50k-75k/year serving tables why go make the same in plumbing working harder and not knowing whether my business will succeed.
@handylandlord
@handylandlord 8 дней назад
Well as I cannot speak on your particular situation, I can tell u about myself and my previous situations. Running any business is extremely hard and a lot to learn- A lot of rules and weird things to follow. Having employees 10x that. I have 0 interest in having employees. What I also know is I’m not one that wants someone to tell me when to clock in and out. Owning my own thing I’m on the clock 24/7. Haha 🤣. Phone never stops, emails never stop, always something to do. I cut grass and did landscaping for a long time but finally decided that I could never continue without hiring help. I slowly shut it down. I think all things come with sacrifices. Decisions are hard to make. One thing I know is you have to enjoy what you do regardless of the money. I enjoy fixing, repairing and working hard. If I worked at the Cheesecake Factory, I would continue to take handyman jobs on off days, pay down debt and stack cash drawing interest until I found a better place to invest. Wish u the best in your tough decision.

Hey man, I got a question for you. Do you make good money doing projects for other landlords? I’m sure you made a lot on this job. Im 28 and started a handyman business about 2 months ago that is doing very well. It really made me happy that it took off like it did. I mostly do small repairs or install ceiling fans faucets, flooring etc. I RU-vid a lot to learn how to make a repair and just do it. I’m thinking of trying to get a job doing plumbing or new construction plumbing. My thought is to go get licensed in plumbing because I feel like it's probably easier to scale a business (or hire employees) that can do plumbing which is specialized than hiring someone to do handyman work that requires a wide range of knowledge(unless they're just doing small stuff, in which case I worry they would just start their own business). It would probably take me 2 years minimum to get licensed in NC and in the meantime feel like I'm missing out on continuing to build my handyman business. Thoughts?
@handylandlord
@handylandlord 15 дней назад
First Congratulations on taking a big step in trying something new! Happy to hear your handyman biz is doing good. Yes I make good money from my handyman work I do. Think the profit on this job was $1300 (Numbers on this video are at the end). I use to work for a property management company that also did handyman work(I was 19). Now, I do about 90% maybe 95% of all my own work on the rentals I own. Plus I work for 2 other landlords. If you are interested in plumbing most areas do not require a license to do drain cleaning. It's a good first step in getting into plumbing. This would also lead to other things like pee traps leaking. Not sure if you are interested in working for landlords? Would you care if I make a video about this question? Make sure to get some kind of insurance to protect you if something happens.
@ElijahPrivetteRealEstateVlogs
@ElijahPrivetteRealEstateVlogs 14 дней назад
@@handylandlord Thanks for the response! In NC wouldn't need a license to do drain cleaning, however it wouldn't work towards the 2 years needed of working under an employer. Of course man! It would be awesome if you made a video on this! thank you!
